EAST JORDAN – Sydney Carl-
son nailed six triple, including
four in the second half en route
to a game high/career high 22
points, in leading Charlevoix to
a 58-56 victory in the opener of
the Class C girls district at East
Jordan High School on February
27.
With the win, Charlevoix, 8-13
overall, played Harbor Springs,
9-11 in semifinal action on
Wednesday, February 29, after
the paper went to press. District
final is scheduled for March 2 at
7pm.
After a well played first half
by the Rayders, Charlevoix
found themselves up 28-15 at in-
termission, behind 18 first half
points by senior Jenna Way. The
Rayders extended that cushion
to 34-17 early in the third quar-
ter on a pair of Carlson three’s,
before the Red Devils halftime
adjustments took hold and their
offense got untracked as East
Jordan climbed all the way back
to take the lead at the midway
point of the fourth quarter.
“We played an excellent first
half,” Charlevoix coach Leslie
Hoffman said. “We felt good
coming out to the second half
and ready to maintain our inten-
sity on defense and continue to
look for good shots against their
zone.”
“We got off to a rough start in
the first half and were down 13
at halftime,” East Jordan coach
Steve Hines said. “We struggled
with their press and we didn’t
shoot very well.” “The second
half was a different story as we
scored 41 points in the half with
26 in the fourth quarter.”
“I could not be prouder of the
way we handled the ups and
downs during this game,” Hoff-
man said. “We never let up or
felt defeated even after their big
run.”
The two teams exchanged
leaded five times during the last
four minutes of play, with the
Rayders taking the lead for good
53-51 with just over a minute to
go in the contest.
Charlevoix nailed 5-of-8 free
throws down the stretch to seal
the victory.
“Charlevoix’s three point
shooting did us in, Sydney Carl-
son was on fire,” Hines noted. “I
was very pleased with our effort
in the second half, to go from 17
down to take the lead was an
awesome comeback. This group
has done this a few times this
year; they seem to play best
when their backs are against the
wall...a sign of true character.”
Jenna Way finished with 21 for
Charlevoix and Carlson added
nine rebounds.
East Jordan, which finished
13-8, was led by Jordyn Bacchus
with 17, while Grace Howes
added 11 and Val Peters had
eight. Howes and Emily Crick
were the leading rebounders.

Question & Answers AboutSelling Real Estate
As you embark on
your venture to buy
a home, one of the
first decisions to
make is whether to buy new or pur-
chase an existing home. Each choice
has its advantages, and there is no
single answer that works for every-
one.
You may be drawn to the shiny
new, energy-efficient appliances, the
great room, and the beautiful master
suite offered in a new home. But you
may also like the charm, the canopy
of trees that drape over the sleepy
neighborhood streets, and the in-
creasing value of an existing home
you’ve been eying.
Here are some things you’ll want
to ponder as you decide which route
to take.
Existing homes
Existing homes offer many con-
siderations for potential homebuy-
ers, including:
The neighborhood. Many people
are drawn to developed neighbor-
hoods for the sense of community
that has been established. The ma-
ture landscaping and developed
trees are often a considering factor.
Maintenance and repair. If you’re
considering an existing home, be
sure you have a good handle on the
working status of all major systems.
Hire a professional home inspector
to check out the house. As appli-
ances and systems age they natu-
rally require repair and
replacement, something which may
be reflected in a purchase price.
Home improvement. If you enjoy
small repairs and home improve-
ment projects around the house,
then an existing home would be
your cup of tea.
Existing features. When you buy
an existing home, you typically
don’t have to worry about buying
the extras, such as blinds for the
window, a security system, or a land-
scaped back yard.
Land. In most metro centers, new
homes may have less land than
newer properties. Why? Because of
changes in land-use patterns.
Location. Existing homes are
often found in older, more conven-
ient metro core areas rather than
outlying suburbs.
The opportunity to remodel. In
some cases buyers may prefer an
older home in a particular location
which can be modernized or ex-
panded. In effect, use the existing
home as a base to build a unique
property.
Price. In general terms, existing
homes tend to be less expensive than
new properties. As well, existing
homes are likely to come complete
with items which may represent
new home extras—blinds, landscap-
ing, built-ins, etc.
Track record. When you purchase
an existing home, you know how
much the property has appreciated
over the years — in effect, you have
an index of sorts which measures
the community’s marketplace ap-
peal. At the same time, like stocks
and bonds, you know that past re-
sults do not guarantee future mar-
ketplace performance.
Taxes. Depending on your state,
you will likely have lower property
tax rates. Also, many older house-
holds aren’t required to pay for local
bonds associated with new develop-
ment, such as schools, parks, or road
or transportation improvements.
Traditional layout. If you like the
formal living and dining rooms, an
existing home will likely satisfy you.

This week’s feature is a fantas-
tic opportunity for a combina-
tion living and income property
located in downtown Boyne City,
just a few blocks from Harborage
Marina and the public beach.
The property includes three
apartment units; the first incor-
porating three bedrooms and
two baths, and the two addi-
tional apartments feature two
bedrooms and one bath each.
The layout of each unit is spa-
cious and welcoming, and the in-
terior décor is fresh and neutral.
There is a total of over 3,500
square feet of living area in the
three units combined. These in-
terior spaces are kept cool in the
summer by a central air condi-
tioning system, and warm in the
winter by an efficient, natural
gas fed forced air heating sys-
tem.
Of course, the location is
supreme. Situated close to the
many dining, entertainment and
recreational opportunities of-
fered in downtown Boyne City, it
is also located just a short walk
to the gorgeous Lake Charlevoix
waterfront, public beach, and
marina.
Listed at $169,900…this is an
exceptional chance to purchase a
place to live and have supple-
mental income from the addi-
tional two apartments.

BOYNE CITY – Ryan Carson scored

leading the Ramblers to a Lake Michi-
gan Conference victory over Harbor
Springs 58-49.
Boyne City led at the quarter breaks
14-6, 29-18, 44-32 and withstood a late
Harbor push to regain control of the
contest.
Freshman Corey Redman and Kee-
gan LaBlance added nine each, and
Jay Redman finished with eight
points and five assists for Boyne.
“We played a real good first half, ex-
ecuting on offense and playing great
team defense,” Boyne City coach Nick
Redman said. “Jay did a nice job push-
ing the ball and getting us into our of-
fense, and Ryan had a great game, he
moved well without the ball and at-
tacked the glass tonight.”

8-5 conference with the win.

Rayders drop pairof close games

TRAVERSE CITY — A strong
Traverse City St. Francis team
was pushed to their limit by a
strong Charlevoix team, as the
Rayders took the Gladiators to
overtime but were unable to get off
a potential game winner as they
fell 66-65 to the league champs.
St. Francis was led by Sean Shel-
don with 18 points, while Kody
Kleinrichert finished with 12 and
Byron Bullough added 10 for the
Glads, who improved to 16-2 over-
all, 13-1 conference.
“What a game!” Rayder coach
Adam Wood said. “Our players
continue to amaze me with their
resilience, to step into a tough en-
vironment on the road, and battle
a team as big and talented as Tra-
verse City, says a lot about the
players we have.”
TCSF led 29-22 at halftime and
46-36 after three quarters.
“As they have all year though,
our guys never gave up,” coach
Wood added.
That’s when the Rayders began
their push as they climbed their
way back into the game using both
the long ball and attacking the
rim.
The biggest one of all came on
an Andrew Potter triple that tied
the game at 60-60 and sent it into
the extra session.
Charlevoix was able to take a 65-
60 lead with just under two min-
utes to play in overtime, but a few
Rayder turnovers and a triple by
Devin Guiseppi gave St. Francis a
66-65 lead, the Rayders were able to
drive the lenghth of the court with
four seconds remaining, but were
unable to get off a shot in time.
For the Rayders, 11-8 overall, 7-7
conference, Andrew Potter fin-
ished with 20 points, while An-
drew Plude added 16 points and 10
rebounds and Charlie Hamilton
had 10 points.
Grayling 61, charlevoix 54CHARLEVOIX – Despite some
cold shooting, Charlevoix found
themselves right in the middle of
a hotly contested Lake Michigan
Conference boys basketball game,
but despite the hard-fought effort,
came up short 61-54 on February
21.
Andrew Plude finished with 13
points, while Tanner Catt and
Charlie Hamilton each added 11
for the Rayders.
“Tonight was just a tough night
for us all around,” Charlevoix
coach Adam Wood said. “I thought
that we didn’t meet their physical-
ity, and we also had what was eas-
ily our worst shooting night of the
year. When you shoot 26% from
the field for the entire game, it is
difficult to beat anyone.”
“Having said that, I was proud of
the way the guys continued to bat-
tle through that and hang around
in the game,” Wood noted. “To
only lose by seven, when shooting
that bad, tells me we did some
things right. I thought defensively
we gave ourselves a chance.”
Charlevoix slipped to11-7 over-
all, 7-6 conference.
