Y oud think the heavens had opened up and rained a torrential beatdown on the economy and housing market in Calgary. To be sure, its been a challenging 2015 so far, but hardly a perfect storm of conditions to bring on the end of the world as we know it, as some would have you believe.
Take, for example, Canada Mortgage and Housing Corp.s recent assessment that the housing market in Calgary and in Edmonton, as well, for that matter remains safely in the low risk category.
No doubt, the prolonged slide in oil prices has spooked some prospective homebuyers and owners. But if youve lived in Calgary for the last seven or eight years, you know this is not the fi rst slowdown the market has experienced.
Additional proof comes from RBC, in its latest Housing Trends and Affordability Report. Not only is Calgary shown to still be one of the most affordable markets in Canada, homeownership affordability actually improved in the second quarter, in two of the three housing categories monitored.
Indeed, owning a home in the city at market price remains more affordable than it has been, on average, since the middle of the 1980s, RBC says.
Conditions may not be ideal and additional challenges could emerge, but the Calgary housing market is more than just holding its own.

THERE IS AN OLD saying in real estate that its all about location, and for many of todays young professionals and empty nesters who desire an urban, care-free lifestyle, their ideal location is inner-city and downtown neighbourhoods.
Thats why youll discover fabulous apartment-style condos, townhomes and infills in sought-after communities such as Kensington, the Beltline, East Village, Inglewood and Victoria Park just to name a few.
Calgary is an alive and evolving city and theres a trend toward urbanization that is just going to continue, says Robert Duteau, senior vice-president, development, Grosvenor Americas, which has been a property investor in Calgary for more than 20 years. People are making a lifestyle choice about living in the urban centre; they want to be able to walk to work, restaurants, nightlife, shopping and they want the freedom to travel.
Despite the economic slowdown,
Grosvenor remains confident in the Calgary market and has two signature condo highrise projects under construction, and more on the horizon.
Current projects include Smith in the Beltline on 15th Avenue and 6th Street S.W., and Avenue in the West End at 5th Avenue and 10th Street S.W.
This is also a fantastic time to get positioned for our next big project, says Duteau. Weve secured another premier site in the central Beltline which is where were focused and will continue to build because its a vibrant community that offers a tremendous urban lifestyle.
For over a decade, Qualex-Landmark Group has been especially drawn to the Beltline, which has always been a great place to live, but continues to get better as it densifies and attracts great architecture, says Parham Mahboubi, vice-president, planning and marketing. Over the last decade, the gradual densification of the Beltline has contributed to creating greater community vitality. On the other side of the river, Battistella Developments is developing its second building, LIDO, in Kensington, which is one of the most sought-after inner-city communities, says Ijmal Haider, manager, sales and marketing. We get quite an array of buyers here because everything is nearby restaurants, grocery store, parks, the river, the LRT and all in walking distance.
Kensington has a strong sense of community and there is always something going on, he adds. We also seeing an increase in the density and its bringing in a whole new group of buyers that werent here before so thats adding to the excitement.
Condo buyers arent alone in selecting an urban lifestyle, several single-family homeowners are choosing to remain in their coveted inner-city neighbourhoods tearing down and rebuilding homes to suit their needs, says Ryan Hall, vice-president, marketing and communications for Baywest Urban Living, a division of Baywest Homes.
Typically the homeowners love their neighbourhood, being in a mature community with established amenities they can walk to and, if they work downtown, being able to minimize their commute, Hall explains. They dont want to change their lifestyle so we work with the homeowners to redevelop their property.
Many of these homes are 1960s or 70s era bungalows and usually size and function are the biggest issues, so we provide a turnkey solution to urban development, he says, adding theyve rebuilt homes in inner-city neighbourhoods such as Elbow Park, Mount Royal and Stanley Park.

Kensington has a strong sense of community and there is always something going on, he adds. We also seeing an increase in the density and its bringing in a whole new group of buyers that werent here before so thats adding to the excitement.
Condo buyers arent alone in selecting an urban lifestyle, several single-family homeowners are choosing to remain in their coveted inner-city neighbourhoods tearing down and rebuilding homes to suit their needs, says Ryan Hall, vice-president, marketing and communications for Baywest Urban Living, a division of Baywest Homes.
Typically the homeowners love their neighbourhood, being in a mature community with established amenities they can walk to and, if they work downtown, being able to minimize their commute, Hall explains. They dont want to change their lifestyle so we work with the homeowners to redevelop their property.
Many of these homes are 1960s or 70s era bungalows and usually size and function are the biggest issues, so we provide a turnkey solution to urban development, he says, adding theyve rebuilt homes in inner-city neighbourhoods such as Elbow Park, Mount Royal and Stanley Park.

With the highly anticipated opening of a new showhome parade, the launch of an exclusive new townhome project and being featured in Canadian Geographic magazine there is lot of excitement surrounding Saddlestone in northeast Calgary.
Genesis Land Development has crafted Saddlestone with a fused grid design the first of its kind in Canada, which made it the focus of a recent four-page feature in Canadian Geographic. The fused grid design promotes a pedestrian-, environmentally- and family-friendly atmosphere that strikes a balance between providing efficient routes for vehicles and pedestrians.
The design creates a tranquil and safe neighbourhood giving more opportunity for families and children to enjoy green spaces and increases the amount of pathways and the potential for social interaction, says corporate marketing manager Jesse Coderre.
The intricate pathway system in Saddlestone means
residents are more encouraged to park the car and walk to the four community parks and other great amenities, including two ponds with seating areas, a playground, soccer fields, ball diamonds and a school site currently under construction.
As part of its green theme, Saddlestone features rain gardens that filter runoff pollutants, conserve water and foster an environment for the creation of plant habitats.
The walkability and sustainability aspects of the community, along with its great amenities and new housing choices are garnering a huge response from new homebuyers eager to call Saddlestone home, Coderre says.

With the return of several different housing styles for the entry level market the selection keeps getting better for new homebuyers looking to make a home in Walden in southeast Calgary.Were really excited to offer more choices for homebuyers and we had a successful showhome opening this spring especially due to the return of the starter market, says Patrick Briscoe, development manager for Genstar Development Company, which is creating Walden.

The starter home product had been missing from our lineup for some time, so were happy to have them back and its really driving sales in Walden, Briscoe says. When you consider the doom and gloom about the economy, the response were getting is beyond our expectation and were pleased to now be able to provide all the market segments in Walden.
Among the new offerings in Walden, Homes by Avi has a semi-detached product line with four new showhomes in two locations. While Excel presents lane homes and zero lot line homes with front garages and has opened three lane showhomes and two zero lot line showhomes.
Excel has also launched an incredible separate sales centre by the lane showhomes to provide visitors with information on their homes and the community, Briscoe says. Its also an onsite design centre, which is the first time theyve done that, so people buying an Excel home in Walden dont have to venture outside the community to make their selections, which is pretty special.
In Phase 21, Avi Urban is following its highly successful Edison in Walden townhome development, which is now completed, with a new townhome project called Jackson, while in Phase 19, Rockford Developments is expected to launch Axis at Walden this fall, which offers townhomes with garages.
Another exciting offering for the starter market is a condo apartment development that is expected to launch later this year by Cardel Lifestyles. In Phase 25, Cardel Homes is building a laned product with detached garage and front-attached garage homes on zero lot lines both aimed at offering affordability for first-time buyers.
Activity is also continuing in Waldens immensely popular move-up and semi-estate lines with Cardel Homes, Cedarglen Homes, Homes by Avi and Excel Homes building move-up homes and Cardel and California Homes building semi-estates in Phases 23 and 24.

Were also moving forward next year on the construction of a large storm water pond complex that will have pathways with mileage markers and a huge playground, which will be a big community feature for the next phase of Walden, Briscoe adds.
Walden already offers tranquil parks, open spaces and pathways, and presents a community where families can live, work and play. Named after Walden Pond, the community has been designed to ensure there is low impact on the environment and Genstar has been careful to retain native
trees and vegetation giving Walden the look of an established neighbourhood with an abundance of green space.

CONTRARY TO POPULAR BELIEF, a hefty budget is not mandatory in order to create an elegant and glamourous room. The secret lies within the art of skillfully creating the perfect balance. The overall feeling when you walk into a space is comprised of many different elements working together. By carefully selecting the right pieces, the end impression will be very similar whether you spent a high end budget or a moderate one. I fi rmly believe in this, and have founded my design fi rms philosophy around it.
In this beautiful bedroom, we wanted to designed a space that felt glamourous; rich in textures; bold; elegant but also timeless without breaking the bank. It is essentially a monochromatic design scheme using blues and whites. Using bold contrasts of light and dark is a great way to offer a strong, easy and cost-effective drama.
CREATING THE LOOK WITHOUT BREAKING THE BANK:1. Creating a impactful focal point is key. In this case we used a traditional, bold fl oral pattern in many shades of blues as the focal point. We had it custom made with our artisans at a much more affordable price then you could fi nd retail. We installed it very high up on the wall, which really helps anchor the space.
2. Using refl ective surfaces. Mirror is a super-easy and affordable way to give the room a glamourous feel. We used mirrored night stands complemented by elongated decorative mirrors.
3. Layer many different patterns together. In this room, the interest was created by using a multitude of different, very complementary patterns together. The lighting fi xture, the textured area rug, the beautiful quilt at the end of the bed, the pillows and the headboard are all very bold and busy patterns. They are
