In 2011, INTELVISION LLC launched one of the first energy-efficient Intelligent Build-ing projects in St. Petersburg – the multi- purpose Business Center «Alpiisky».

The contract for the four-storey complex with an underground parking lot with a total area of 4800 sq. m. included design and construction of MEP systems, telecommunication infrastructure, an automation, control and management system (BMS), as well as implementation of measures aimed at improvement of the building’s energy efficiency.

As the general planner, INTELVISION LLC installed the power supply, lighting, ventilation and air con-ditioning systems, telecommunication infrastruc-ture, safety systems, and ensured the integration of all of these systems into the BMS.

The comprehensive solution was intended to make it possible for all systems to function normally under the 222 kVA limitation set by the munici-pal electric company. In development of climate systems, a reserve of heating power had to be made, as additional resources will be required for the heating of a mansard which is planned to be added later.

Comfort and safety of the tenants of the multi-purpose complex shall meet the require-ments for “A” class business centers. To achieve this, an individual microclimate was created in each office zone, while safety of staff and visitors is guaranteed by a comprehensive integrated security system involving around the clock monitoring.

Operation of the building should provide a funda-mental reduction in operating costs, in part due to remote monitoring by the operating organiza-tion and automated control of the building.

The building uses a frequency control ventilation system, the most effective of its kind to date, manufactured by a Swedish company Swegon. This allowed for more than sevenfold decrease in consumption of municipal electricity – from the allocat-ed 0.3 down to 0.04 Gc.

The climatic equipment is installed in the technical area on the first floor of the building and compris-es a chiller by FAST, a hydro kit, and one central input-extract ventilation unit (Swegon GOLD RX 80) with the capacity of 28.000 sq. m./h boasting a highest performance factor due to the applica-tion of the RECOnomiс rotary heat exchanger. Microclimate in 26 office zones is provided by 96 Swegon Biscay chilled beams.

Primary heat transfer agents in ejection systems are water and air, while heating and cooling are effected through ejection or forced convection. Prepared inlet air is sent to rooms through the ejection nozzles of chilled beams, carrying along the air from the rooms and forcing it to move through heating or cooling heat exchangers.

Therefore, constant income of fresh air is achieved without fans; this decreases the indoor noise level.

For the «Alpiisky» project, INTELVISION de-veloped a unique climate automation system, featuring:

air consumption control individually for each room, based on readings of the S+S Rege-ltechnik RLQ air quality sensor and Belimo electric-powered valves;

control of the thermo-electric flow valves regulating water supply to ejection bars and thermo-electric valves on radiators based on climate-control settings of the room operation mode of the whole building, or timer settings Valves by Oventrop are controlled by a 0-10 V signal;

automatic shutdown of the ventilation and air-conditioning system when the windows are opened;

control of the sunblinds (Somfy), taking into account the outside air temperature and illu-mination levels by different cardinal directions, room occupancy, overall illumination, and the current climate control mode;

monitoring, optimization and predicative (based on the data from the outside weather station) control of heating, ventilation and air-conditioning functions, taking into account the current rate of power consumption. For instance, upon reaching the power consump-tion limit on a particularly hot day, the minimal value of a climate control setting will be increased by 1-3 degrees Celsius, and manual adjustment of the sunblinds temporary blocked.

The integrated security system of the building includes IP video monitoring based on 18 units of equipment supplied by AXIS: P3346-VE street cameras and M3014 indoor cameras, connected via the PoE technology. All office and tech-nical rooms are protected by the access control system based on HID iClass readers and integrated with the BMS via the RS485 protocol. The comprehensive access control system enables detailed staff work time logging, tracking of em-ployee’s’ location and control of the access mode at the entrance/driveway. Thus, turning the lighting on in an office room can be triggered either by a motion sensor or by the signal from the access control system, while ventilation can be switched off when a window is opened, triggered by a sealed reed relay of the security system.

Safety

Fire alarm and security system is based on the wireless «Streletz» solution and is integrated with the BMS in two ways: global data on the condition of sections is tied to the OTIS eleva-tor controls and the automation system via dry contacts, while the extended integration relies on the closed RS232 protocol, kindly provided by the Argus-Spektr company.

Certain parameters of the BMS, understandable by the staff, are displayed on a 6-monitor video wall in the guard-room. The latter also houses an automated workplace (a PC with three monitors), equipped with enhanced functions of video con-trol, access control management and automation control systems.

The integrated security system also includes the evacuation control system, public address sys-tem, fire suppression system in the parking lot.

The building has a state-of-the-art IP infra-structure installed, based on the Cisco and Allied Telesis equipment. The infrastructure provides all the necessary telecommuni-cation services: VoIP, conferencing, IPTV, IP video monitoring, as well as a Gigabit-capable computer network, the capacity of which can be significantly expanded in the future thanks to the use of fiber optics in the vertical cable routing. The object also has its own information security system employing such technologies as VLAN and the SSL encryption.

All the software servers (ITV server, SCADA system database, etc.) use energy-saving server-side virtualization and are powered by UPS.

For the comprehensive automated system, a sep-arate industrial Ethernet network of ring topology has been built. The core of the network is made up of the managed MOXA EDS 400А series switches installed in each automation cabinet.

The «Alpiisky» project surely deserves to be called unique, as it involved an unprecedented number of modern auto-mation technologies.

The core of the system is composed of two industrial С69xx series controllers with the hot standby and more than 200 I/O and interface terminals by Beckhoff GmbH, distributed among ten cabinets.

The combined temperature, light and motion sen-sors (Thermokon MDS LON2), installed in each of the 26 offices use the LONworks bus.The KNX standard was used for the Merten Artec room operation panels control signals to the Beckhoff central controller for managing lighting, folding shutters position and microclimate.

All 500 lighting fittings in the building are equipped with in-built ballast DALI – OSRAM quicktronic intelligent QTi DALI 3x24 with a dim-mer function.

The monitoring system for more than 40 electrici-ty meters Energomera CE303, mounted in all the cabinets and the MDB, uses the Modbus RTU protocol.

Automation

The utility metering system allows for automatic generation of reports on electricity consumption for each tenant individually and on water con-sumption for the entire building, as well as for making forecasts for future periods based on analysis of the data obtained.

The Modbus TCP standard is used for dispatch-ing and control of the Swegon ventilation unit.The intelligent load management system allows for redistribution of power between major con-sumers, such as the chiller, the ventilation ma-chine, etc., thus eliminating the risk of electrical overload and enabling the operating organization to influence the building’s energy consumption.

Automation

Overall, the building contains over 1.500 mon-itoring and control points, with all the readings processed in real time by the Beckhoff controllers and entered into the SQL database. Necessary data are displayed on the Samsung MD260X6 video wall in the guard room via the SmartUnity BMS SCADA system developed by INTELVISION.

Such data include current general power con-sumption, climate, lighting and signalization parameters for individual facilities, accidents and events log, the current mode of the entire building operation (work hours, off-hours, days off), status of the electric power installation sections, ATS and UPS, status of the ventilation unit, chiller, hydro kit, PA system, fire alarm status for each floor.

The BMS includes a unified SMS center that categorizes messages by the degree of impor-tance and distributes them between building management services, security and the client Service. Thus, the SMS center alarms the respec-tive operating organization about the necessity to change filters or reminds of a scheduled mainte-nance.

In addition to all the advantages listed above, this building control system has virtually unlimited possibilities for further scaling and modernization.

For automation and control of the build-ing, INTELVISION applied its own soft-ware: SmartUnity BMS platform. Unlike other automation systems, such as Siemens, Schneider Electric, Honeywell or, say, AMX, Crestron, Control4, the SmartUnity product provides an innova-tive solution for sites of any complexity and does not require long and costly commissioning and configuration pro-cess.

Compared with other automation systems, SmartUnity dramatically (up to several times) reduces the time required for programming, testing and commissioning.. This is achieved by means of ProjectBuilder configuration manager within the SmartUnity BMS, with the help of which the behavior of all systems is configured without programming by a commissioning engineer.

An in-built system operation manager also doesn’t require involvement of professional pro-grammers: configuration, testing and recovery can be performed by staff with only engineering training.

The «Alpiisky» project also pioneered the INTELVISION - developed cloud management system — SmartUnity BMS cloud, which allows to retrieve the complete information on the build-ing’s operation, generate reports and diagrams, analyze event history and present data in the .xml format for the integration with the client’s ERP systems – all via the Internet, from any location on the globe.

Works on the project involved the use of Building Information Modeling, or BIM, which INTELVISION was one of the first in Russia to adopt. The information model of an object is five-dimensional: besides dynamic 3D-visualization, it also includes parameters such as time and cost. This holistic approach enables to accurately calculate operating costs throughout the entire lifecycle of a building already at the design stage and make corresponding adjustments before construction is completed. For instance, mathe-matical modeling of thermotechnical properties of a building makes it possible to develop the optimal solution for heating, ventilation and air conditioning systems, taking into account the allocated capacities.

The use of the BIM technologies also allows for simultaneous and coordinated development of architectural, engineering and design solutions in the framework of one model. Updates change the entire model automatically, which improves the quality of design works dozens of times and shortens the design period by around 500%, while reducing overall project costs by 50%.

BIM is also easily integrated with all necessary documentation, which effectively solves the problem of updating the project documents and simplifies access to source materials. BIM is also integrated with the SmartUnity SCADA system for quick access to the database of building’s engi-neering systems.

The multi-purpose complex «Alpiisky» is one of the first objects in the Russian Federation to be entirely designed using Autodesk REVIT MEP and REVIT Architecture, both currently being among the world’s most powerful information modeling tools.

During the design stage alone, the use of state of the art technical solutions allowed to reduce the amount of invest-ments into the project by more than USD 0,7 m.

The use of the compact ventilation unit by Swe-gon allowed to free up additional 120 sq. m of leasable area, which was initially intended for technical purposes in the architectural project. As a result, the capitalization of the object increased by more than USD 0,4 m.

The use of DALI-controlled low energy LED and fluorescent office lamps resulted in reduction of energy consumption for night time lighting from the standard 30 W/sq. m to 11 W/sq. m. LED lights are used in staircase landings, WCs and in the outside entrance zone, while other rooms are equipped with DALI fluorescent lighting fixtures using low energy OSRAM T5 HIGH Efficiency lamps with increased luminous efficiency.

Cost efficiency

Let the usable floor area of the building be equal to 3000 m2. With the standard solution of 30 W/m2, power consumption would amount to 3000 m2 х 0.03 = 90 kW, and connection costs would amount to 90 kW х 50000 =USD 0,15 m. Low energy lighting required only 3000 m2 х 0.011 = 33 kW, with connection costs reduced to USD 0,06 m.

The use of energy-saving cooling machines in conjunction with the automation system enabled to reduce power consumption down to P0 = 35 kW. Under rated cooling capacity Q0 = 210 kW at = 2.87, power consumption would amount to Р0 = 210/2, 87 = 73 kW, with the connection costs (calculated on the basis of kW = USD 1500 fee) would reach approximately USD 0,12 m. The use of energy-saving solutions allowed for about USD 0.06 m economy, another USD 0.02 m. have been spared in a similar manner by the design of the ventilation system.

Operating costs have also been reduced significantly. Thus, the installation of water-saving plumbing equipment with an automated water flow control and thermostatic temperature con-trol, reduced water supply costs by approximately 25%.

Economy of operating costs for electric lighting system is about 60%, for heating — up to 40%, and up to 50% for cooling. In monetary terms, overall operating costs economy exceeded USD 0,09 m per year.

Exclusively demand-based consump-tion of resources resulted not only in increased cost efficiency, but also in improved comfort of tenants and higher efficiency of maintenance companies.

Lighting can be controlled both automatically and manually. Operator has full access to the system, while employees in the offices only can switch on/off the local lights, which are also triggered by motion sensors or access control system readers. The overall illumination level is maintained automatically, depending on the over-all indoor illumination level.

Control of lighting in the rooms is divided into two groups: near to and away from the windows. Under good natural lighting conditions, the “near window” group’s luminance is automatically de-creased by 10-30%.

If during work hours no motion has been detect-ed in the room for 15 minutes, lighting is dimmed by 50% and then turned off completely if no mo-tion occurs in the subsequent 15 minutes. During off-hours and days off the timers are set to 10 and 5 minutes respectively.

The system automatically cools or heats the building for the scheduled time at the beginning of a working day, yet employees in the office rooms are not deprived of the capability to adjust temperature manually. The microclimate control in a room can change dynamically, depending on the outside air temperature and the current power load of the building.

When a window is opened, ventilation automati-cally switches off and then starts again when the window is closed. In case the system runs in the cooling mode, penetration of direct sunlight into the room will automatically cause the sunblinds to be lowered.

Air exchange parameters are dynamically adjust-ed taking into account the number of persons in the room and the types of their current activities based on readings of air quality sensor. During nighttime, the system automatically maintains minimal air exchange.

At the end of a working day, at 8 pm, the tem-perature is automatically reset to the base value (appropriately set for the time of year), provided that no motion has occurred within a room for more than 30 minutes.

Comfort

All parameters of the climate system can also be controlled by the operator. Outside maintenance services have full access to all control functions and monitoring of the building, including all backup infor-mation, history of accidents and errors, etc., via web browser.

With the help of SmartUnity system, control and monitoring of the building’s systems can be executed both from desktop applications and from mobile apps for iOS, Android and Windows Mobile platforms via GSM/3G/WiFi networks.

Despite the fact that environment-friendly construction is a fairly new trend on the Russian market, today the object’s “green” status constitutes an undeniable competitive advantage affecting overall value of the building and tenant appeal.

In order to guarantee high levels of heat insulation, new-generation environment-friendly materials were used in construction, such as ROCKWOOL and Beltep mineral (basalt) wool, Penoplex 35 polystyrene foam sheets.The use of modern heat insulation materials in combination with ceramic-granite lining upon metallic façade mounting system ALUCOM extends the lifecycle of the façade while ensuring a high level of heat insulation.

For the roof coating, a high-tech material Izoplast was used, which, in addition to extended durability and good heat insulation properties, is significantly less toxic than traditional roofing materials.

Certification according to one of the internationally recognized certification systems (LEED, DGNB, BREEAM) obviates the need to prove for cost effi-ciency of building operation and tenant comfort, acting as an effective marketing message. This is why the investor into the “Alpiisky” complex contemplates the possibility of the certification according to the US LEED system, currently the most widespread in the world. The multi-purpose complex “Alpiisky” can score 51 points in the LEED system, which will enable it to qualify for the LEED Silver Certificate.
