What is the Zoning Ordinance? Zoning Ordinance Update Zoning Ordinance Articles and Content 1 Title, Purpose and Scope. Describes the premises for zoning regulations 2-7 Zoning District Regulations. Schedule of uses and area, bulk and height regulations for each zoning district in the City 8 Use Regulations. In addition to giving the document a “make-over” a number of edits were made to help achieve the vision described in the Master Plan as follows: 1.Allow for a more mixed-use approach by expanding the MXD zoning and creating two types of MXD Districts 2.Permit a greater diversity of compatible uses in zoning districts 3.Permit upper floor residential units in all commercial, office and mixed-use districts 4.Permit the development of wind energy conversion systems and solar panels 5.Update site design standards such as landscaping, lighting, parking and architectural design to modern 6.Clarify and update site plan, special land use, rezoning and PUD review processes 7.Provide for conditional rezonings 8.Encourage sustainable design practices Why has an update been undertaken?
