As you will see, since opening our practice in October 2010, we have been appointed on a range of exciting and varied projects. We have; - successfully achieved planning approval for eight schemes and have more expected in the pipeline. - submitted three applications to CBC for the conversion of redundant office accommodation into residential units - commenced detailed design of our first Passivhaus standard scheme - appointed two Senior Architectural Technicians to assist us with our projects - successfully completed a number of feasibility studies to demonstrate the potential of sites ultimately leading to their development We would also like to take this opportunity to thank all of those clients & consultants who have commissioned us, referred work to us & worked with us to help us deliver the projects we have been involved with. The Old Dairy Industry professionals & friends joined us at The Old Dairy to open our new studio practice in Winchcombe. Site Feasibility We were approached to review an extant consent for a scheme where our client believed a better development could be achieved. We reviewed the site and were able to increase the number of units by two, thus enhancing its development potential & viability. Listed Property Refurbishment A Grade II listed private dwelling which comprised of a main house & separate residential annex was combined into a large modern dwelling. We negotiated with the planning & conservation officers to allow internal modifications to create a contemporary family room whilst maintaining original character of the property. Refurbishment & Extension of Victorian Terraced House We refurbished & extended a Victorian terrace property in Berkhamsted. Our client’s key objective was to be able to form a further bedroom upstairs & increase the ground floor living accommodation whilst improving its relationship with the garden to the rear of the property. Eco Refit Key goals from our environmental policy led us to develop a scheme for the refurbishment of a traditional terraced house to provide a low energy property at an affordable cost. This focused on realistic thermal improvements, increases in air tightness & the installation of a whole house ventilation system. The scheme was costed by a contractor & a prototype is currently under development. Office to Residential Conversion Our client purchased two listed Regency villas which they wished to convert back to residential units. We’ve worked on architectural design & internal reconfiguration to allow for high quality apartments whilst making good damage caused by their previous use as offices. RIBA Chartered Practice Toby Coombes supported RIBA by manning their stand at the Homebuilding & Renovation Show. Eco Build Partners researching Passivhaus principles attended Ecobuild, the world’s biggest event for sustainable design, construction & the built environment. Winter Warming The coldest winter since 1978 prompted us to install a log burner to keep staff & clients warm by sustainable means. Charitable Donations to Shelter Instead of sending Christmas cards we donated to Shelter to support their work to alleviate distress caused by homelessness & bad housing. Redevelopment of Residential Property We extended & converted a tired single storey property to create a contemporary residence including a large top lit kitchen & day room which opens via sliding folding doors onto the secluded garden. Low Energy Contemporary Dwellings We were appointed to prepare a working drawings package for a scheme that had previously received planning approval for 3 new dwellings on a steeply sloping site. RIBA Competition The Ullswater Yacht Club, in conjunction with the RIBA, ran a competition for the design of a new club house & associated facilities. Our approach was to locate the new club hut on the lake itself to maximise the contact with the lake, minimise disruption during times of flooding & to provide capacity for expansion. Boutique Hotel Renovation Our client purchased a hotel which had suffered from a lack of investment and wished to reinstate it at the heart of the community. The works involved complete new electrical & heating systems, a new commercial kitchen as well as the rationalisation of the bar areas & the creation of additional bedrooms. YEARBOOK 2011 In developing detailed design & working drawings packages we recommended pre-fabricated Structural Insulated Panels (SIP’s) for their ease of installation, cost effectiveness and energy efficiency.

Construction Industry Council We started representing the RIBA on the Construction Industry Council Panel – supporting the construction industry in the South West.

Housing Debate We publically joined the great housing debate & urged planning officials to allow more vacant office buildings to be converted for residential use to address housing shortages.

Golf Tips the QR Way We sponsored the 13th hole of Brickhampton Golf Club & encouraged people to scan our QR code for tips.

Twitter Growth Ranked #46 by Architects Journal for authority, @ce_architects is now well underway & has a great following & releasing a daily architectural electronic paper to our followers.

Conversion of Office Accommodation Originally a terrace of private houses, the property had been converted to ground floor retail units with office accommodation on the upper floors. The principal 1st floor rooms are of significant interest & the proposed scheme will not touch any of the historic fabric of the building. The floor-to-floor height in these areas is sufficient to enable us to introduce free-standing pods to provide kitchen & bathroom facilities, maintaining the overall integrity, aesthetics & character of the property.

Rural Residential Scheme Outline approval had previously been granted for 22 units on the site. The land owner had been struggling to find a developer to progress the site with. Following a meeting with interested parties, we developed a site layout that met the identified needs & then helped the land owner/contractor find a Housing Association to take the scheme forward.

New Build Commercial Our client had purchased a site with consent for a commercial building that needed to be reworked for their specific end use. The topography of the site & its setting in an AONB required that the building was cut into the hillside. The landscaping to the scheme will help to minimise the visual impact of the building.

Redevelopment of Former Upholstery Workshop We proposed a scheme for the redevelopment of a small back land industrial site with outline planning for nine studio apartments. The scheme incorporated existing 3m high boundary walls allowing the units to face private courtyards rather than towards the site boundary & provided opportunities for communal landscaped amenity spaces thus reducing the amount of potentially low quality space.

Architects Panel We continue to support local architecture with our involvement on the Architects Design Review Panel for Cheltenham.

Recognised by Architects Journal We were featured in the AJ as an up & coming architects practice.

Staffing Up By September we’d taken on two Senior Architectural Technicians & an Office Administrator to meet growing demand, while maintaining service to new & existing clients.

Redevelopment of Regency TerraceOur client wished to split a Grade II property in two & retain & repair the historic fabric of the building that had been damaged by its former use. We also designed a modern extension to the back of the property to provide some private external amenity space & bring more natural light into the rear wing of the original building.

Passivhaus DwellingLocated in the grounds of a listed property in Gloucestershire, the new dwelling is designed in line with ‘Passivehaus’ principles with super insulation, managed air systems with heat recovery & windows designed to maximise daylight but minimise solar gain.

Replacement Dwelling in AONBDue to its location the property needed to be of sensitive design to ensure it had a positive impact on the surrounding countryside. The scheme works with the natural topography with three terraced levels to minimise its impact. Proposed materials come from the surrounding landscape with stone lower floors & upper floors clad in timber. A sedum roof is proposed to ensure the bio-diversity of the site is enhanced.

Victorian ExtensionThe clients brief was to provide a full width kitchen dining & day space to the rear of a traditional Victorian semi-detached dwelling. The proposal wrapped the rear wing providing an uninterrupted space at ground floor naturally lit with rooflights & sliding folding screens.

Low Energy Dwellings in Woodland SettingThis sloping woodland site came with an extant consent for 3 contemporary dwellings which our client felt did not suit its nature & location. Our proposal evolved through detailed discussions with planners & was designed to minimise the impact on the landscape whilst providing well designed, high quality & low energy houses which draw on the character of the sylvan setting.

Infill DevelopmentWe were appointed by a developer to provide working drawings & act as Contract Administrator for the redevelopment of a residential site formerly occupied by a bungalow. Two contemporary Chalet style units are to be constructed using SIPs panels to provide a highly insulated, air tight fabric, which in conjunction with a ‘Whole House Ventilation Scheme’ will significantly reduce the running costs of the future dwellings.

Residential Development of Light Industrial SiteWe carried out a development appraisal for a site in a predominantly residential area where properties on either side of the road address the highway. A similar configuration was appropriate with further units located behind. The scheme included a mix of 3-5 bed units & was developed to conform to all of the relevant separation & Highway guidelines.

Brownfield RedevelopmentWe are assisting a commercial agent & their client in the disposal of a light industrial site they no long wish to occupy. A sustainable housing scheme has been proposed & we are seeking to utilise many of the principles of ‘Passivhaus’ design in the units.

Mixed Use Development We have been appointed by the developer who has purchased the site of a former Service Station, to develop the working drawings package to enable his contractor to build the scheme out. The scheme consists of 14 residential units, a Tesco Metro & smaller office unit.

Contemporary TownhousesThe site at Well Place is currently occupied by a large 1970’s bungalow, although there is an extant consent for residential redevelopment. Located in the conservation area & the historic garden of a locally listed building, the proposed scheme was designed to provide a pair of large contemporary townhouses drawing on the massing, scale, proportions & materials of the local area.

2012 will be a busy time for us. As well as all of the projects we are currently involved with we will;

- qualify as ‘Passivhaus’ designers

- complete our first commercial project

- achieve our ISO accreditations

- grow our practice to meet our clients needs

- continuing to support ‘Shelter’ by taking part in the ‘Architect in the House’ scheme.

Over the year we will have a number of projects on site in prominent positions around Cheltenham, so keep an eye out for our sign boards.
