xecutive Summary
LASVELAS Lodge is to be a small resort community offering outstanding standard of living, aimed at attracting a very select clientele seen only in world –renowned locations. LASVELAS is featuring stunning architecture, with pedestrian villages designed by world –renowned architect JEAN- PIERRE HEIM, offering unique commercial and residential features that today cannot be found easily in the Caribbean.
The resort, which is still under development, is located on Luperon Bay, the first place Christopher Columbus discovered during his trip to Central America which makes it the perfect place for 70 luxury villas, swimming-pools, a spa and, above all, a yoga center with breath taking vistas of the Atlantic sea.

he Location
The LASVELAS property, which consist of two third mountain with a all-ocean view and one third beach-marina is located on the northern tip of the Dominican Republic, which covers the Eastern side of the island of Hispaniola. It is the second largest island of the Caribbean Archipelago. LASVELAS occupies the Western peninsula in the Luperon Bay, just across the bay from the planned Atlantica Resort Project. Luperon Bay is where over the centuries, ships, yachts and large sailboats have sought protection against the region’s hurricanes and Atlantic storms.
The Luperon Bay is a natural harbor and one of the two knows “hurricane holes” in the Caribbean – a tropical safe haven on the Atlantic Ocean coast of the Dominican Republic, where Christopher Columbus first landed during his maiden voyage to the New World.
LASVELAS is located 35 miles from the Puerto Plata International Airport, less than 50 minutes by car. Santiago, the country’s 2nd largest city, is 45 miles away (about 1 hour by car), and only 3 hours by plane from New York City.

With many major airlines serving the destination, (Jet Blue Airlines alone has 30 daily flights to the DR) the resort will be easily accessible, even for a weekend visit. The Puerto Plata International Airport can accommodate any size aircraft and currently receives approximately 130 International charter flights per week. It is also serviced by scheduled flights from Santo-Doming, San Juan, Miami, New York Ci ty, Frankfur t , Munich, Madr id , London, Par is , Mi lan and Rome. Countless potential customers are within a direct flight to Puerto Plata Airport, making it a prime gateway to the Caribbean. It is also important to note that Carnival Cruises will be opening their new main Caribbean port between Luperon and Puerto Plata. The 30-acre, $65 million project which is 85% complete and planned to open in early 2015 expects to host 100,000 passengers in its first year.
he Property
The property is located in the Municipality of Luperon, within the Cadastral District number five, in the Province of Puerto Plata. Total actual land area is approximately 60 Hectares or 600,000 Square Meters with the option/possibility to purchase additional land in place. The City Hall of the Municipality of Luperon (17,000 inhabitants) is located less than 2 kilometers from the property. Access by road is very easy following the existing road to Luperon.
The ter ra in is composed of cora l l imestone wi th sedimentation areas in the lower portions that have converted into extensive wetlands, mangroves and lagoons. Throughout the property, water holes of Chrystal clear water can be found.
The beaches are conformed by completely white calcareous sand extending all the way to the coral barrier reef about 100 to 200 meters away from the coastline.
The weather is ideal the year round in LASVELAS. The annual average temperature is 79 degrees Fahrenheit (26.5 degrees Celsius), with approximately 29.5 inches (750 mm) of rain per year. A gentle breeze from the northeast generates clear blue skies.
ElectricityPower will be supplied 24 hours by local city power plant.
WaterPotable water will be provided by the city. The water source is 11 km away from LASVELAS.
SewageLASVELAS Sewage system disposal will be serviced and manged by the city.
