CONFIRMATION QUITCLAIM DEED

KNOW ALL PERSONS BY THESE PRESENTS

THAT J. Paul Giuliani and Bonnie Giuliani, Frederick G. Cleveland and Nancy G. Cleveland,

GRANTORS, in consideration of TEN (10.00) DOLLARS and other good and valuable

considerations, paid to their full satisfaction by DAVID ROGERS, GRANTEE, by these presents,

do freely give, grant, sell, convey, and confirm unto the said Grantee, DAVID ROGERS, his heirs,

successors and assigns, BY QUITCLAIM ONLY, a certain piece of property in Worcester, County

of Washington and State of Vermont, described as follows:

Being all and same land and premises conveyed to Jerry E. Nelson and Linda L. Nelson by

warranty deed of J. Paul Giuliani and Bonnie Giuliani, Frederick G. Cleveland and Nancy

G. Cleveland dated March 31, 1989 and not recorded in the Town of Worcester Land

Records.

Being all and the same land and premises remaining vested in Grantors by virtue of the

warranty deed of Bernard J. Finnerty dated May 1, 1980 and of recorded in Book 21, page

W-90 of the Town of Worcester Land Records.

“Meaning also to convey all right, title and interest in and to a right-or-way to West Hill

Road referred to in the Grantors’ following deeds: To William and Donna Pollard dated

August 6, 1981, recorded in Book 21, page W-148; to Russell C. Edson, Jr., dated July 29,

1980 and recorded in Book 21, page W-107-109; to Ken D. Clark dated April 17, 1981 and

recorded in Book 21, page W-135-137; to Ken D. Clark dated August 28, 1981 recorded

in Book 21, page W-149; and by virtue of a deed to the within Grantors by William Pollard

and Donna Pollard dated November 5, 1987 and of recorded in Book 25, page 416, all of

the Town of Worcester land Records.”

Reference is hereby made to the above-mentioned deeds and records thereof, all former

deeds and the records thereof for a further description of the said granted land and premises.

The sole purpose of this deed is to confirm and record the conveyance of the interest

of J. Paul Giuliani and Bonnie Giuliani, Frederick G. Cleveland and Nancy G. Cleveland to

Jerry E. Nelson and Linda Nelson in the above described land and premises which were

conveyed by the aforementioned unrecorded deed dated March 31, 1989 and to clear title in

the name of David Rogers, the current owner of record.

TO HAVE AND TO HOLD all right and title in and to the said quitclaimed premises, with

the appurtenances thereof, to the said Grantee, and his heirs, successors and assigns, forever AND

FURTHERMORE WE, the undersigned Grantors, do for ourselves and our heirs and assigns,

covenant with the said Grantee, that from and after the ensealing of these presents we will have and

claim no right in or to the said quitclaimed land and premises.
