An interesting observation that can be derived from this

data is that the value of residential construction is

increasing at a greater rate than the number of residential

consents, or the average value per dwelling consent is

increasing at a bit under 5% per year. So are we building

bigger and/or higher specification houses, or is it just

costing us more with the demand pressure?

On straight numbers of consents by the regions in 2016,

Auckland is by far the largest contributor but Canterbury is

still the next largest. Overall the North Island represents

just over 70% of the number of consents.

Non-residential construction is also growing albeit not at the same hectic rate, representing a bit under 10% year on year growth rate since 2013.

With Statistics NZ projecting 1.5% to 2.0% net population growth per year in the immediate term and likely to be going on similarly for many years, unless there is a major economic setback it looks like the construction sector will stay strong in New Zealand for some years yet.

Dwelling approval numbers grew at 15% per year over recent years up to 2015 but dropped back slightly in 2016. However according to data from the Australian Bureau of Statistics, the total value of residential construction in Australia did not decline in 2016.

The Housing Industry Association National Outlook Summer 2017 is predicting a 7% drop in residential building approvals in 2017 compared to 2016 and a further, possibly larger drop in 2018. However looking at the detail of the HIA outlook report, high-rise, multi-residential development is most severely affected with a much lesser drop in detached and low-rise construction which of course tends to be where the great majority of wood and timber products are used.

Applying a similar analysis to the average value per dwelling consent, the situation in Australia is quite different to that in New Zealand. Average values decreased from 2012 to 2015 until popping up again in 2016. The most likely explanation for this is the increasing proportion of multi-residential development in the construction mix over the period.

according to the HIA. In fact the Forest & Wood Products Association (FWPA) has reported that alterations and additions spend in Q1 of 2017 was 2.6% up on the same period in 2016 (http://www.fwpa.com.au/statistics-count-newsletter/1300-renovation-value-rises-2-6-on-prior-year.html). Statistic compilers in both New Zealand and Australia comment that this data is much more difficult to track and quantify than new dwelling construction due to limited reporting criteria (based on lending data) so actual total residential renovation spending is likely to be a lot higher than the reported values. Residential construction indications by state show that the three eastern states are leading the Australian market with a whopping 81% of new dwelling consents in 2016.

So what can we make of all of this? The residential construction market and hence demand for wood and timber products has been very strong for a number of years now. Mainly due to Australia, that looks to be cooling currently although our traditional markets with residential renovations and new detached or low rise dwellings should not be so badly affected. Certainly the eastern states will continue to dominate the market in Australia. In New Zealand it looks like there is no end to the strong run of demand anytime soon with the Auckland region particularly continuing to lead the charge.

Looking for a solution, they approached Zelam, a New Zealand company and part of the Lonza group, recognized for developing biocides for the protection of engineered wood products such as plywood, LVL, MDF, particle board and OSB.

Ta Ann chose Permatek® 100 Encaps insecticide, a formulation of encapsulated Bifenthrin used in the plywood glueline to protect against termites. Termites are able to sense the presence of Bifenthrin at very low levels and will seek alternative food sources.

Zelam developed the art of micro-encapsulation to reduce the loss of active biocide occurring during the addition and panel forming process. Zelam’s Scott Connor explains. “From the instant a termiticide is first added to the resin formulation, degradation occurs, and the levels of termiticide are compromised. This can be due to pH levels, residence time within the glue, temperature, pressure, time taken to

bond the board as well the post press cooling period, all of which create a breakdown of the initial active. Micro encapsulation therefore protects the Bifenthrin throughout this process”. “The benefit to customers is a reduction in actives required to achieve final chemical retention requirements, resulting in more reliable chemical readings and lower treatment costs”.

Treating green lumber that survives New Zealand conditions, weeks in an export container as well as the humidity of its destination markets can be a real challenge. While Sequal has always prided itself on its treatment success rate, it has also recognised the need to take the anti-sap stain treatment of green lumber in New Zealand to another level.

Currently, Sequal sprays every piece of lumber with Lonza’s Antiblu® Combo antisapstain fungicide, which works well and has proven success internationally. Shortly, Sequal will start using Taratek® LT and GC fungicides which, when combined with the existing process, will be truly world class. The new chemical and process will mean that:

• First, all green lumber will be sprayed in the mill with Taratek® GC, providing it with an initial protective coating to stop the early development of sap stain.

• For green export, each packet will be dipped into the Taratek® LT fungicide dip tank, to give each packet longer lasting protection.

Taratek® LT utilizes the encapsulation process which not only gives the chemical a longer life span, it makes the chemical safer for human contact. Spraying each board individually and then dipping the packets also enables Sequal to optimise the protective coverage.

With the use of Taratek® products, Sequal will therefore be able to deliver a much whiter kiln dried product to their furniture customers throughout Asia, along with an even better protected green product to the packaging and industrial markets.

This is just one of a number of process changes and improvements Sequal plans to make throughout the year.

Two recent WPMA events have highlighted the trend towards multi-story buildings using CLT. The NZ Wood Resene Timber Design Awards on March 9 showcased a number of outstanding entries from architects and designers, and featured heavy use of LVL and CLT. The keynote speaker was Daryl Patterson, Head of Operational Excellence at Lend Lease. Lend Lease has completed two projects utilising CLT in Melbourne port area (the Forte building) and Barangaroo in Sydney CBD, and it will shortly commence work on a large office development in Brisbane. There are also other projects planned for New Zealand and elsewhere in Asia Pacific and in the UK. The Tall Timber Buildings Seminars, held in conjunction with the Property Council also featured Daryl Patterson and an expert panel which discussed the use of EWP in construction. Patterson stressed that not only is wood environmentally friendly but it makes economic sense, and is profitable. Bridget Kibby, Wood Research Technician presented insights into EWP manufacture, followed by Kristina Day, Wood Science Leader, who discussed the latest mould and termite attack trials. Joanna Wollen, Analytical Laboratory Manager gave a tour of the Zelam lab facility and explained extraction and analysis methods, while Formulation Chemist Hemant Kumar outlined the encapsulation process. Senior Wood Research Scientist Ghonche Rassam talked about recent fire retardant work and Dulani Silva, Wood Scientist, showed the team how strand board was manufactured. Chris Riedel, newly appointed Sales Manager New Zealand, said the training was incredibly useful. “Zelam has a very comprehensive understanding and field of work around the treatment of EWP and sharing this with the Technical and Sales teams means we can bring that much more to our customers”. Sally Main, Quality Control Officer, also found the training invaluable. “It certainly gave me a comprehensive understanding of the EWP process and what treatments work best”.

The Xitou Nature Education Park Experimental Forest in Taiwan is managed by the college of Bio-Resources and Agriculture, Taiwan National University and showcases the natural environment and forest biodiversity of the region. To ensure the safety of tourists and researchers, a new bridge has been built to cross a river in the park. Due to the sensitive environment of the park and keeping in mind the need for sustainable management, wood-based materials were selected. The bridge was designed by National Taiwan University Department of Civil Engineering students and features an elegant design with sweeping curves. Wood for the project was logged from the Experimental Forest’s small to medium size fir and cedar stock. Tanalith® Q copper quaternary based preservative treatment was selected to provide durability. All timbers were kiln dried after treatment prior to lamination and fabrication. The bridge spans 40 meters, is 1.6 meters wide, and uses a total use of 70 cubic meters of wood. Construction was managed by the Taiwan National University Suili wood utilization center and took 6 months to complete from setting of the foundations and preparation of the glulam beams to installation on the site. This engineered wood bridge is a good example of a sophisticated and ambitious design using small size treated timbers and glue lamination technology.

In New Zealand, good progress is being made with NZS3640 and a substantially revised and updated version is expected to be available for public comment in early 2018. An update to the AS/NZS1604 series with a number of limited amendments has just been released by SAI Global and is now available for download or purchase (see https://infostore.saiglobal.com/store/Details.aspx?ProductID=1904683). However there may be wider changes afoot with the AS/NZS1604 series. It has been appreciated for some time that in terms of structure the current standards may have some deficiencies and be excessively complex for users to follow easily. In addition they have not always articulated well with other relevant standards and may not be in keeping with the modern trend of performance based standards. The term “performance based” can have a number of meanings and can be misinterpreted. The new structural philosophy for these Standards will address four key criteria or principles.

• Performance – what the community and users can expect from products meeting the requirements of the Standard

• Composition – details and specifications for acceptable solutions under the Standards

The timeline for these new versions is not clear. However the degree of change is substantial so they will be major projects and are likely to take some time. The Australia / New Zealand Timber Preservative Suppliers Association is represented on both committees by Dr Steve Crimp of Koppers Performance Chemicals. Details of the revisions are confidential to the committee members and to the nominating associations at this stage. In the longer term though the prospect is that the treatment standards will be easier for users and specifiers to understand and provide more clear guidance on testing and verification methods.

What’s happening in the US?

In the US market, Lonza Wood Protection are proud to launch a “Why Wood” campaign that will promote the many benefits of wood in commercial, residential and industrial construction. The objective is to show how treated wood (both preservative and fire retardant treated) is the best choice when compared to alternative materials such as concrete, steel and composite in residential, commercial, utility, railroad and marine applications.

Over the upcoming months you can expect to see various types of literature, infographics, ads, posters and other communications that are intended to promote the benefits of wood.

What’s happening in the UK? In the UK, similar to Australia and New Zealand there is a strong demand for new residential building. Lonza Wood Protection is launching a new promotional push to highlight the importance of correct preservative treatment of construction and joinery timbers as the building of new homes becomes a priority. Andy Hodge, marketing director of Lonza explained. ‘It is important to make sure that timber remains a valued and important construction material choice and reminding important decision makers in the housing industry that timber needs protecting to last an expected 30 or 60 years when used in a new building.’ ‘Our proven low pressure, double vacuum treatments which are tailored to suit close tolerance building and joinery timbers seem to have been neglected, which is really concerning bearing in mind that changes in our climate may bring new threats from decay organisms and insects that can degrade these structural components.” It has been recognised by Building Research Establishment, the British Standards Institute and other key authorities that the forecast of a gradual increase in average temperatures in the UK and Ireland must impact on building design and construction methods. Low pressure, double vacuum preservative treatments were first introduced by Lonza (Hickson at the time) in the 1960s as a new and innovative choice for the protection of construction and joinery timbers against decay and insect attack. The process quickly became affectionately known as ‘VAC-VAC’ treated throughout the timber industry. The shorter and less intense treatment cycles were perfect for construction timbers. The latest generation of VACSOL wood preservative is designed with modern innovative technology to meet the industry regulations and performance needs – 30 to 60 years depending upon the end use and building class. Andy Hodge confirmed, ‘We have introduced the ‘VAC-VAC is BACK’ campaign to help raise the importance and relevance of cost effective low pressure treatments for construction timber.’
