PROPERTY OVERVIEW
The Marshall Ranch is a truly picturesque property just 30 minutes north of downtown Reno. The ranch would make for a great horse property or agribusiness supporting specialty crops and livestock production. The ranch can support a multitude of uses.
The property has abundant water resources and is composed of three separate non-contiguous areas. Warm Springs (173 acres) is under alfalfa production and is suitable for a variety of crops or greenhouses. An existing 12” well pumps warm water.
The Main Ranch is comprised of 1,200 acres of meadows and sagebrush used for grazing and grass hay production. Historic remnants remain of an old stagecoach stop on the former main route into California. There are also small ponds, large cottonwood trees, and old farmhouse structures currently unoccupied. Access to the ranch is provided by Winnemucca
Ranch Road, a county maintained gravel road, approximately 10 miles north of the Pyramid Lake Highway.
The third area of the ranch includes a truly unique 55 acre fenced meadow as part of the 480 acre holding known as Paiute Meadows. The meadow is completely fenced and is surrounded by public lands administered by the BLM.
The ranch is located near exceptional recreational opportunities including the Moon Rocks ORV area. Just minutes away is Pyramid Lake which boasts world class cutthroat fi shing with trophies being caught in excess of thirty pounds. MAIN RANCH SUMMARY
Description: ±1,200 acres on and adjacent to Winnemucca Ranch Road, consisting of about 200 acres of irrigated meadow and pasture, two reservoirs, extensive fencing, corrals and grazing land, and two houses, currently not habitable. The ownership currently produces grass hay in the meadows and also grazes cattle year-round.
Dogskin and Virginia Mountains surround the ranch. The irrigated meadows are to the north and south of the main ranch buildings. A creek runs through the ranch, and there are spring fed meadows and streams. Both reservoirs are also fed by surrounding springs.
Water: 688 acre-feet annually of adjudicated vested surface irrigation water rights with an 1867 priority date. The source of this water is Winnemucca Valley Creek, plus two tributaries, Dewey Springs and Pradere Springs. The only other user of the creek water is the Winnemucca Ranch, upstream. Their water can only be used for irrigation as it has historically been used because it is covered with a conservation easement. The main ranch also has 64.4 acre feet of certifi ed groundwater rights.

WARM SPRINGS SUMMARY
Description: Warm Springs unit, located on the Winnemucca Ranch Road, at the turn-off to Moon Rocks, consisting of ±173 acres of land, 320 acre feet irrigation groundwater rights, a well and a 71 hp John Deere motor, gear head and turbine pump, a 150+ John Deere Motor and centrifugal pump, and a 6-section Valley center pivot sprinkler, with new motors, sprinklers, drop lines and tires. The property is fenced. There is no power to the property.
The Pivot: 6-section (995 feet) Valley center pivot (installed 2015); structure used, most operating parts including generator, motors, tires, drop lines and sprinklers and non-metallic parts are new.
Irrigation is from a 12” well from which warm water is pumped by the 71 hp John Deere diesel motor into a cooling pond. Water is pumped from the pond into the center pivot under ±70 psi pressure. The property also has a 3,000 foot geothermal test well. The downhole temperature has been measured at about 205 degrees farenheit.
The owner produces high quality alfalfa and sells directly to the local market.
