Executive summary

The team of INTRO TECHNOLOGY RUS, JSC, is glad to present the INTRO Token that will become a license

to the INTRO Services for real estate market participants.

Our team has been creating software for developers since 2016. Our IT-project was originally initiated by the

Gosstroy Group, a major Russian real estate development holding, est. in 2009. Today, the development

portfolio of Gosstroy includes 14 completed residential and commercial objects, as well as 13 under-construction

buildings with total area of about 150,000 sq.m. By construction volume, Gosstroy is one of Top 150 developers

in Russia.

In early 2017, the IT Division of Gosstroy was separated as an independent business and registered as INTRO

TECHNOLOGY RUS, JSC. In early 2018, the company had 42 staff members and about 20 freelance

contractors. The main profile of the company is the creation of Business Intelligence System for off-plan property

investors, as well as the development of IT-products for business and state actors.

The rapid growth is largely caused by the growing demand for BI systems from market players and regulators.

Over 20 construction companies, several governmental agencies and industrial associations is now using the

products of INTRO RUS. Our users include the representatives of National Association of Housing Developers,

Union of Construction Companies of Ural and Siberia, Chelyabinsk Interregional Union of Builders and other

professionals from 18 parts of Russia, where INTRO business is present.

However, the potential of scaling of our BI system is not limited to the market of Russia and the CIS countries.

According to our research, more than 10 million homebuyers a year invest in off-plan properties in the BRICS

countries. Most of the residential property in India, Brazil and Russia are sold at the construction stage. Still, off-

plan development remains a risky investment due to low market transparency.

We were the first to use AI (Artificial Intelligence) to collect and process data on off-plan development

investments from the official state registries. Now our system INTRO Analytica quickly processes raw data on

property rights claims, helping to create accurate market forecasts. At the next step, we plan to integrate the

blockchain technology for data protection and secure transactions between developers, investors and home

buyers.

Our mission is to make the global off-plan property market transparent and to protect the developers

and homebuyers against insecure investment.

INTRO is a BI (Business Intelligence) system for the participants of off-plan development – builders, investors,

homebuyers, banks and other agents.

INTRO IT products provide access to advanced market analytics for industry professionals as well as for private

homebuyers. The register of under construction objects and investors’ contracts are stored in the blockchain,

which in turn receives data from official state sources. This allows for effective market analysis without violating

the proprietors' rights to personal data protection.

INTRO system users will be able to find the most attractive off-plan properties in dozens of countries and invest

in the ongoing construction under smart contracts. The blockchain ensures reliability of the information about the

building plan and transaction security, while avoiding costs of intermediation by real estate brokers, lawyers or

The automated linguistic analysis is employed for data tokenization. Then the property ownership records

How it works

— Data on the off-plan objects and share participation is loaded from the state accounting systems into the

distributed register. In Russia, data is loaded from Rosreestr (Federal Service for State Registration, Cadastral

Records and Cartography) and the departments of the Ministry of Construction and Architecture.

— Transactions data is anonymized and stored in the block chain with regular uploading of new

deals from departmental sources. Today, the data in the INTRO system is updated every month.

— Based on the received data, INTRO generates market metrics. The main indicators are sales dynamics,

market shares of the companies, stocks of off-plan property, competition by any location and layout type.

— In Russia, the information from INTRO is received by representatives of dedicated agencies, developers and

investors. It allows avoiding excessive construction development in a separate location or construction of illiquid

objects (for example, apartments of unattractive layout).

— Aggregated data comes to other IT products of the system that are intended for private investors, real estate

brokers and home buyers. INTRO users do not need to scrutinize official documents or pay for this to an

intermediary. The products of the system are designed to ensure that any investor can conclude a lucrative

contract with a reliable developer.

INTRO Analytica is a BI system for the players of off-plan development market.

Today, the INTRO Analytica system is used by developers, investors, banks and the Russian authorities, as

well as by the leading architects and mass media.

The concept of BI-platform for analysis of off-plan development in Russia appeared in 2016. The pilot version for

state authorities was launched in summer of 2017, and already in October 2017 the sales of B2B version began.

INTRO Analytica is in demand among developers: over 20 large Russian construction holdings are currently

using the system. Interest in the product is growing and the service coverage is quickly expands in the Russian

regions and neighboring countries.

INTRO Sale

INTRO Sale is a private online auction for developers property buyers.

Developers often suffer cash flow gaps during the construction cycle and urgently need cash inflow. In such

cases, developers often offer properties at net cost to their partners who further resell them at a market price.

INTRO Token holders will be able to join the Intro Sale affiliate network and participate in private auctions. The

bidding will be carried out during a limited time with all the bids written in blockchain. This ensures that the best price

wins and token holders make a property investment at attractive terms.

Beta testing of the system among the users of INTRO Analytica proved that developers are interested in closed

bidding, as they help not to break the overall sales plan for the object due to occasional discounts. The share of

discounted properties in the construction project usually does not exceed 5%, therefore, public announcements of

auction sales are undesirable.

INTRO COINvest is a social application for homebuyers.

Home owners in new buildings have many common goals — starting from quality control of construction to the

selection of the housing maintenance company. These tasks are much easier to solve in cooperation with

future neighbors and experts whom one can meet via our social app INTRO COINvest.

Through a convenient application, the buyers will be able to chat with each other, developers’ representatives

and, if necessary, lawyers and technical experts. Moving in a new residential block or a village, the neighbors

will be able to save on buying household goods through the club of joint purchases.

The application will help homebuyers to find an expert for property review and make sure that the building

meets all technical standards. The offers of interior designers and property lawyers will be available as well.

The COINvest users will be able to rate their developers and service providers. The ratings will be stored in

unchangeable blockchain in order to keep a truthful record on the company operations.

The application users will be rewarded with INTRO Tokens for any useful activities in the system (friends '

invitation, activity in chats, writing reviews, etc.). The more tokens one collects on his/her personal account,

the higher will be the discount in the partner retailers of furniture, household utensils and DIY-materials.

INTRO REstate

INTRO REstate is an online store of off-plan properties at developers' prices.

INTRO REstate provides search throughout on-sale properties in under-construction buildings in all the regions

covered by the INTRO system. Smart contracts allow investors to make a deal with the property developer at a

minimum transaction fee and without any intermediaries.

If you are looking for a property for living, you can post a request at INTRO REstate and receive only those

offers that meet your requirements. Then you can choose the best option and close a deal in a regular way

with a paper-based contract or through your personal account in the system with a smart contract. In addition, a

homebuyer will be able to apply for a mortgage in several banks through his/her INTRO REstate account.

The concept of INTRO REstate workflow is the following.

Property buyer deposits money for a chosen property, which get frozen on the INTRO REstate account.

Developer recieves a request to register the investor's property rights and submits documents to the state

registration authority. When developer confirms that the off-plan or ready-made property is registered, INTRO

REstate makes an authomated request to the state authority and writes the response in blockchain. In case of

positive response, INTRO REstate send the withholded money to developer.

Foreign investors can purchase properties via INTRO REstate if the chosen property is located in the

jurisdiction that allows real estate ownership / off-plan investment by foreign nationals. Hence, the investor will

have to disclose his nationality to search relevant properties. All operations can be conducted online without

personal presence in the property jurisdiction.

A standart sale contract and off-plan investment contract will be installed in the system for those willing to

invest in the Russian real estate. Relevant contracts compliant with a local legal system will be introduced for

other countries as well. As blockchain development will progress, the purchase procedure will get simplier and

quicker.

200,000,000 INTRO Tokens of ERC20 standard will be issued on the Etherium smart contracts.

Kirill Badikov Founder

Founder and Management Board Chairman at Gosstroy,

JSC. In 2015, Kirill was appointed for the position of the

Director of the state Mortgage Housing Lending Agency's in

Ufa. In 2012, Kirill was elected to the Ufa Municipal District

Council, and in 2016, re-elected and appointed as the

Deputy Chairman of the Municipality Council. In 2016, he

founded INTRO TECHNOLOGY RUS, JSC.

Denis Vechkanov CEO

Executive with 13-year managerial experience in various

fields: Business Valuation, Online Sales, Production and

Retail. Since 2015, the Executive Director in the retail

chain ‘Matrix’ (44 local shops in Russia and online shop). A

graduate of the Hult International Business School (MBA,

2016). In 2017, he co-founded INTRO RUS.

Over 15-year IT experience In 2005/2012, he worked in

Yandex, the leading Russian search engine, where he

supervised several software development divisions. In

2012/2015, he was the Development Director at Rambler. In

2016, Oleg became a co-founder and the Chief Technical

Officer at INTRO RUS, where he is now managing the

development of five software products.

Oleg Obolensky CTO

Andrey Krylov Product Manager

Programming Engineer with 8-years experience In 2009-

2015, he was engaged in development and support of the

automated banking system at Uralsib and in development

of a depositary system for National Settlement Depositary

in Bell Integrator. In 2017, he joined the INTRO Analytica

Project where he is currently responsible for back-end

development on Selenium and Java.

Andrey Machinsky Front-end Developer

Software Developer with 10-years experience. Andrey was

engaged in web development in Bashinformsvyaz, JSC,

and Toyota Center Ufa and in development of a hybrid

mobile application on Kendo UI/Javascript for Nedoma.ru

In 2017, he joined INTRO RUS for the project of mobile app

development ob AngularJS + Ionic. Now he is engaged in

front-end development for INTRO Analytica

Vadim Petrov Back-end Developer

Over 5-year experience in IT. He has made a career from a

front-end developer to project manager at a web studio.

Since 2016, he has been the Product Manager responsible

for product development and monetization in INTRO RUS.

In addition to his technical background (Moscow Aviation

College, B.Sc., 2013), he finished the Internet Business

Management programme at RMA Business School

Alexander Kolesnikov Head of Marketing

Alexander has worked in the field of Internet marketing

and B2B-sales for 9 years. He headed the International

Relations Dept in the logistics company "Russian trading

partner". Since 2014, Alexander worked as a CEO in the

e-commerce project mebeel.ru and later as a CEO in the

wholesale furniture company "Mr. Kim". Currently, he is a

co-owner of the digital agency Inbreak and the head of

marketing in the INTRO RUS team.

Diana has worked in the media and communication field

since 2006. She was published in Russian and international

media such as Russian Bazaar, Deutsche Welle, EWD and

The Local. During last 3 years, she has been engaged in

international communications for IT startups, including

coLanguage and Truecaller. Diana holds a Master’s Degree

in Management (Higher School of Economics, 2013) and

Media Communications (Stockholm University, 2016).

Denis Smolyar Leader of Development Team

Denis has over 10-years experience in IT. In 2011-2016, he

was the team lead in Rosgosstrakh Bank; in 2016, he joined

the INTRO RUS team. Currently, Denis is the Leader of the

Development Team and supervises the project of blockchain

integration in INTRO ecosystem.

Timur has 10-years-experience in public and political

work. In 2015-2016, he served as a deputy in the Ufa

Municipality Council. In 2014, he took a position of the

deputy Chairman for housing policy and infrastructure

development in the Youth Chamber of the State

Assembly of Bashkortostan. Since 2014, Timur has also

become a member of the Youth Assembly of BRICS.

Valeriy Kolyada Marketing Advisor

Valery Koliada has been engaged in marketing since 2004;

In 2014, he entered the field of online marketing, starting

from blogging and internship in Aviasales Marketing. Then

he launched own online project, StrakhovkaRu, now the

leading search engine for private insurances in Russia.

Since 2017, he became the marketing advisor for INTRO

RUS team.

Marat Valiev Financial Advisor

Financial Advisor for Investment Projects. He worked as

investment advisor in insurance and production sector in

Russia and the US, including projects for Grant Thornton,

State Street and Rosgosstrakh. He specializes in analysis of

investment projects and financial strategy of businesses. He

earned Ph.D. degree in Economics, MBA, and PMP project

manager's certificate.

Dinar Semenov Trader

Trader and Investment Advisor. Dinar has been involved in

trading business for over 5 years, working in the investment

division of Sberbank, the leading bank in Russia, and later

in Otkrytiye Broker. Currently, he has switched to crypto

trading and consulting. In addition to education in finance,

Dinar has a degree in Business Informatics (USATU 2015).

Alexander Lazarev Business Coach

Alexander works in Sales and Coaching for more than 10

years. Until 2016, he headed the real estate agency Kvartal

in Ufa. Currently, he is the managing partner of Assensus

Interaction Academy, a business coach and a tutor. In 2016,

he won at Rosneft science and technical conference, and in

2013, at the Ufa Business Coach contest.

Temirbek Kasimov Real Estate Analyst

Temirbek works in real estate analytics for more than 5 years. His main occupation is consulting services for construction companies. He is also the head of a

housing investment cooperative and a private investment consultant.

Dmitry Pogorelov Information Security Advisor

Dmitry works in IT for more than 14 years. He headed the

IT division of MegaFon in Bashkortostan; later became IT

Director at Ural Loto. Currenly, he is a Project Manager at

INTRO Technology Rus. In 2014, Dmitry earned a Ph.D.

degree of Technical Sciences in Information Protection.

Albert Mannapov Facilitator

CEO of business accelerator “Way to Innovation”, one of

the largest IT-startup hubs in Russia. He runs educational

and networking events for startups and tech communities

across Ural region. Albert is also one of the first crypto

evangelists in the region and a co-host of the International

Blockchain forum in Ufa (October 2017).
