Facility Planning & ProgrammingAn LCS Planning and Programming Workshop brings design, construction and user representatives together to determine, as a team, facility scope. LCS uses this scope definition to develop a preliminary budget and construction schedule, and the project team uses it to coordinate design efforts. As plans progress, LCS identifies opportunities for value engineering to help control costs while maximizing project scope.
Construction & Construction ManagementThe LCS design-build approach means LCS takes responsibility for the entire project—design, engineering, and construction—and manages the project team on behalf of the client. Having LCS as the single point of coordination eliminates the need for costly redesign and ensures effective collaboration between architecture and construction resources. Facility CommissioningCommissioning helps the project team monitor actual project scope as compared to original design intent. Continuous evaluation results in greater control of safety, quality, schedule, cost and scope, and ensures LCS delivers a facility that satisfies requirements. An LCS commissioning program gives the owner and end users assurance that equipment and systems needs are fully outlined and accommodated before construction begins—and fully functional at move-in.
Facility MaintenanceLCS offers both emergency and scheduled maintenance support—a must for heavy-use facilities. Our familiarity with OSHA, ASHRAE, NSF49, and other standards means we can ensure fume hoods and other equipment meet performance requirements and are properly commissioned and validated. We maintain a fleet of service vans that respond to problems generally within 24 hours—or faster, where user safety is at immediate risk. We also offer preventative maintenance programs that minimize downtime and keep fume hoods and exhaust systems safe and operational.
LCS commissioned the
HVAC system for
ChevronTexaco's 50,000
square foot alternative
fuels laboratory. LCS
created and maintained
commissioning manuals
that were validated by the
project engineer and
accepted by lab occupants
as operating manuals. We
performed fume hood
verifications, managed
balancing of the exhaust
systems, and coordinated
testing of other critical
systems.
Since 1994, LCS has had a laboratory
service contract with The Dow
Chemical Company. LCS provides
routine inspections and ongoing
maintenance for 550 fume hoods. In
addition, LCS has delivered multiple
small construction projects, ranging
from refinishing casework, to replacing
specialty plumbing, to relocating fume
hoods and ductwork.
