LCS Constructors, Inc. is a general contractor and construction manager specializing in the planning, construction and maintenance of laboratory and technical facilities.

Since our founding in 1992, LCS has completed thousands of design and construction projects for some of the most prominent institutions and corporations in the world. We bring a wealth of experience to our customers, and we provide practical solutions to the many unique challenges presented by laboratory and technical facilities.

LCS knows that, unlike typical commercial office buildings, laboratory and technical facilities demand specific expertise from both designers and builders. These facilities require experience with highly complex infrastructure systems and equipment as well as precise coordination among critical trades —skills not generally available from the average contractor.

The LCS design-build approach means our clients can have total confidence we will deliver a facility that inspires excitement and pride.

Let LCS deliver for you.

Facility Planning & ProgrammingAn LCS Planning and Programming Workshop brings design, construction and user representatives together to determine, as a team, facility scope. LCS uses this scope definition to develop a preliminary budget and construction schedule, and the project team uses it to coordinate design efforts. As plans progress, LCS identifies opportunities for value engineering to help control costs while maximizing project scope.

Construction & Construction ManagementThe LCS design-build approach means LCS takes responsibility for the entire project—design, engineering, and construction—and manages the project team on behalf of the client. Having LCS as the single point of coordination eliminates the need for costly redesign and ensures effective collaboration between architecture and construction resources. LCS can also provide expert advice on special materials, procurement processes for key equipment, and innovative construction methods. LCS self-perform services add a particular advantage, improving communication and teamwork among the trades responsible for lab installation. Bringing critical trades under the LCS umbrella adds significant value. First, it reduces project costs by eliminating double mark-ups. And second, it avoids the inevitable schedule delays that come with coordinating multiple subcontractors. LCS means safety, quality, and service.

Pre-Construction ConsultingA comprehensive LCS pre-construction consulting program helps customers assess options early in the planning process, and make and implement the best possible decisions. LCS assists owners with critical tasks like site selection and space determination, code and permit evaluation, conceptual estimating and constructability reviews. LCS ensures owners consider tough issues up front, so potential risks are identified and addressed.

"Your level of service and

professionalism coupled with quality

workmanship is the true mark of a quality

organization. LCS will be my preferred

choice for future projects."

James Cunningham, Cargill Foods

Many contractors claim

to offer self-perform

work, but such services

are generally limited to

simple tasks like

pouring concrete. But

LCS self-perform work

focuses on the

installation of systems

critical to laboratory

performance, including

plumbing, HVAC and

exhaust, and

casework. LCS

craftsmen bring

unparalleled safety

performance and

experience in complex,

challenging

environments to each

job, enhancing

customer control and

confidence.

Our safety record is

unique among general

contractors because we

self-perform the

installation of so many

critical systems. This

means, on any given

project, LCS may have

literally dozens of

craftsmen at work

booking thousands of

hours—not just a

handful of project

superintendents. Each

LCS employee is fully

and personally

committed to our safety

program and practices.

That commitment

shows in our record:

We have recorded over

one million consecutive

man-hours without a

loss-time incident.

"LCS made sure that we got all the right players together, so

decisions could be madeon schedule."

Heather Creran, IMPATH Laboratories

"LCS is a solid member of the team and your diligence in following up on laboratory equipment installation and usability issues is appreciated."

Sam McKinney, Tanox

LCS conducted cost and

feasibility studies of three

sites proposed by ARCO

for a new laboratory. The

selected site posed

significant challenges,

which LCS identified and

planned for well in

advance of ground-

breaking. LCS provided

creative solutions that

addressed site deficiencies

and kept the project on

schedule and within

budget.

"We are impressed with LCS because they provide a comprehensive, single source for design and construction with expertise for every stage of the process."

Jim Hardy, ARCO

"LCS sets the pace for safety for others in the field."

Ken Finley, ChevronTexaco

Facility CommissioningCommissioning helps the project team monitor actual project scope as compared to original design intent. Continuous evaluation results in greater control of safety, quality, schedule, cost and scope, and ensures LCS delivers a facility that satisfies requirements. An LCS commissioning program gives the owner and end users assurance that equipment and systems needs are fully outlined and accommodated before construction begins—and fully functional at move-in.

Facility MaintenanceLCS offers both emergency and scheduled maintenance support—a must for heavy-use facilities. Our familiarity with OSHA, ASHRAE, NSF49, and other standards means we can ensure fume hoods and other equipment meet performance requirements and are properly commissioned and validated. We maintain a fleet of service vans that respond to problems generally within 24 hours—or faster, where user safety is at immediate risk. We also offer preventative maintenance programs that minimize downtime and keep fume hoods and exhaust systems safe and operational.

LCS commissioned the

HVAC system for

ChevronTexaco's 50,000

square foot alternative

fuels laboratory. LCS

created and maintained

commissioning manuals

that were validated by the

project engineer and

accepted by lab occupants

as operating manuals. We

performed fume hood

verifications, managed

balancing of the exhaust

systems, and coordinated

testing of other critical

systems.

Since 1994, LCS has had a laboratory

service contract with The Dow

Chemical Company. LCS provides

routine inspections and ongoing

maintenance for 550 fume hoods. In

addition, LCS has delivered multiple

small construction projects, ranging

from refinishing casework, to replacing

specialty plumbing, to relocating fume

hoods and ductwork.

"As the general contractor for the project, LCS provided

expert help from initial project design through

construction to completion. LCS came up with some

innovative ideas to accomplish the work and keep

costs within our budget."

Bryan Hug, Bayer

LCS offers "turnkey"

installations that are custom-

tailored for start-up companies

and small-scale renovations.

LCS works with the client to

determine scope and budget,

secures permits, generates

construction documents, and

dispatches a crew to execute

all phases of the job. The

planning and purchase process

is simple, and the budget and

timeline are minimized to get

users into fully functional

facilities as quickly as possible.
