A uctions remain a staple and eff ective selling tool for real estate, off ering sellers and
buyers a unique theatre for real-time, dynamic negotiation.
Clearance rates for Sydney auctions have begun climbing out of their festive season slump to hit a healthy 70.2 per cent last weekend. Some of the stronger performing suburbs around the city hit 85 per cent.
Harcourts Excellence Sales Representative, Danny Acosta, said he was expecting to see plenty of movement in upcoming auctions and the all-important clearance rates to remain stable.
“With the year gaining momen-
tum, we are expecting the number of auctions to steadily increase, and as we see more stock come to the market, we also expect interest from buyers to continue to grow as well,” he said.
Mr Acosta said that although the auction process may seem daunt-ing for many, buyers and sellers alike, there are many advantages to purchase at auction.
“One clear advantage of buying at auction is you can be confi dent that the true marketing price for the property will become crystal clear,” he said.
“You will know exactly who your competition is on the day, and all buyers are given fair opportunity to buy.
“Negotiations are open for all to see. At the fall of that hammer, the auction is fi nal and your successful bid means the property is yours with no further negotia-tions. The contract is signed then and there.”
With homes listed through auction typically spending far less time on the market than proper-ties that are not, auction is also popular with vendors, he said.
Mr Acosta pointed toward the upcoming auction of a superbly renovated property in Cambridge Gardens as a great opportunity for buyers. The multi-featured property (pictured) at 22 Hilton Road will be auctioned on-site on February 20 at 11.30am.

Although traditional fi nancial
planning goals seem to revolve around retirement, there are a number of other goals much more relevant to younger clients. Many of our clients are either planning to buy or upgrade their home, planning a dream holiday or want to become debt free.
Once we have established what
we are working towards it is a matter of establishing a plan, how much will this cost, from where in the budget will we re-direct funds and how long will it take to achieve it.
If we want to turn the visions we have for our future into reality, we need to start planning now.

specialist, Terri Scheer Insur-ance, concerns over unpaid rent, unoccupied property and unruly tenants rank highly among the worries that can keep landlords up at night.
“With preparation and dedica-tion, property investment can be an attractive wealth creation strategy for Australians,” Terri
Scheer Insurance Executive Manager, Carolyn Parrella said.
“Like any investment, it’s not without its risks.”
Unpaid rent is among the top concerns for landlords and can present one of the biggest prob-lems if it occurs.
“Concerns over rent being paid on time can become a major stress point for property owners relying on the income,” Ms Parrella said.
“If the tenant falls into arrears, a breach notice should be sent for non-payment of rent and if the tenant still doesn’t pay rent after
receiving the fi rst notice, a second notice should be sent to terminate the lease and request vacation from the property.
“Presenting a well-managed property may help to broaden your pool of prospective tenants, reduce time and money spent on advertising and decrease the number of days your property remains unoccupied between tenancies.”
Maintenance issues are also a major problem that can pop up when owning a rental property.
Leaky taps, broken tiles and
repairing faulty appliances can create headaches for tenants and landlords.
“Landlords who skimp on main-tenance with quick fi x solutions often fi nd that it actually costs them more in the long run,” Ms Parrella said.
One of the biggest problems is unruly tenants.
“No landlord wants to wake up to the news their property has been trashed,” Ms Parrella said.
Routine property inspections can help lessen these risks by identifying problems early.

Tips for vacuuming
Empty your vacuum: If you are using a bagless vacuum cleaner, emptying the container that is full of dust and other materials you’ve picked up is very important. Empty it regularly, not just when you notice it’s at its limit. If you do this after each vacuuming session, your next session will start with a big smile!
Do smaller vacuums:
Don’t just do one big cleaning session every now and again. Consider this, do you have 10 minutes every two days to vacuum one room? Do a really good job of it, and move on to another room in two days’ time. This will ensure a regular cleaning cycle.
Clean the filter: People often forget about the filter in their vacuum and leave it too long between cleans. It’s actually important to clean the filter of your vacuum after each clean, to ensure you are getting the best possible results.
Avoid the cheap option: As tempting as it may be, the $50 vacuum cleaner at your local shops is not the best long term solution. Many of us go through five or six of these type of vacuum cleaners before we bite the bullet and buy a more expensive unit.
