The list continues to grow. Our current activity involves getting an updated WG Directory. You may have received a flyer asking for your email address and phone number to add to the di- rectory. Thank you to those who have responded, but we still need more. The directory will be sent electron- ically, so that’s one reason for the email address. Some of you may not have a computer or email address. That’s okay, because for you folks, we can print a copy. So please help us as we continue to gather information. You can email me at [email protected]. I will respond to let you know I have received it. The Care Committee continues to be available to help with meals and other needs in the neighborhood. Because so many of you already know your neighbors and are willing to help, we may not be notified of a need because it is already being met. That speaks well of our neighbors. We know them well enough to be there for them. But we want you all to know there are people on our committee who are very willing to serve our community. If you have not already signed onto the WG Facebook page, please consider doing so. You will, of course, learn of our neighborhood pet escapees, but also there are updates that are helpful- like yard trash pick up day. YARD OF THE MONTH WINNERS

Do you remember how you felt when you purchased your current home? Maybe you felt excitement about the move or anxiety about sticking to the budget. As you walked through the kitchen and the bedrooms, hopefully you began to see yourself living in your house. Every flower planted, room painted, and construc-tion project undertaken has helped to transform your house into a home. One of the largest investments an individual/family will ever make is the purchase of a new home; and just as you would do anything to protect the people who live in your home, you should also work to protect the property value of your home. A cursory glance of recent home sales in our neighborhood shows most homes selling for under the esti-mated value. In some cases, the owner wanted to sell quickly and therefore accepted a lower bid; however, in others it is clear the seller was unable to obtain the asking price. A homeowner can transform his/her house into a mansion, but if the house next door consistently parks cars in the front yard, the “perceived” value of your mansion will be diminished considerably. To protect and increase your investment, the Wellington Green Protective Covenants were created in 2010 (copies available on our Facebook page and website). Our covenants, when followed, help to display the quality of our neighborhood. To help all of us protect our investment, the HOA will be undertaking two ac-tions. First, we will establish our Covenants Corner to help remind residents of covenants which are currently being violated. This portion of the newsletter will highlight one or two covenant tenants each newsletter. Second, we are actively working to revamp and automate our Property and Standards procedures. This will be the mechanism used to report, remind, work with, and hold accountable property owners who repeatedly violate our protective covenants. You will find a brief synopsis later in the newsletter. Let’s all work together to make our neighborhood a place we are all proud to call home and a destination location for individuals and families in Greenwood and beyond.

Covenants Corner Covenant 18:

No private vehicle of any sort

shall be parked permanently or

on a regular basis on any

street or in any front yard.

The Property Standards Committee for Welling-

ton Green is a group of volunteers dedicated to

ensuring our homes maintain, and increase in

value. While most homeowners are diligent in

maintaining the appearance and maintenance of

their homes, some properties have fallen in disre-

pair. Additionally, there are still vehicles that il-

legally park overnight on streets, which can

block emergency vehicles, as well as on front

lawns which ruins facades and diminishes prop-

erty values.

In the near future, the HOA will start enforcing

the covenants more diligently and imposing fines

on repeat offenders. We are creating a portal on

our website where residents can report home-

owners who repeatedly violate covenant statues.

These reports, which must include proof of viola-

tions will be reviewed by the members of the

Property Standards Committee. Offenders will

be notified of violations and can resolve viola-

tions or rebut accusations before offenses escalate

to fines. We will notify all residents when the

system is up and running.
