This summer has been exceptionally warm and rainy so it will be

nice change of pace to have a cooler breeze and fall foliage deco-

rating our community. As we transition into the colder months,

We are excited to announce that we have successfully launched our

online payment portal via Rent Café! You may make payments

online starting on the 25th of each month until the 14th of

each month.

With this system, residents may view their bills online and make pay-

ments online via cards or checking account and routing number. At

this time, no fee is imposed on card payments made via our online

system.

Should you want to participate in the online payment system, please

make sure the community office has your contact information on file.

This will include your valid phone number and e-mail address. If you

have already provided an e-mail address to the community office you

should have received an invitation to join RentCafe!

If you run into any problems making payments or registering for our

online payment system, please feel free to contact the office at: (215)

WINTERIZING YOUR HOME

ONLINE PAYMENTS

Important tips to home

winterization

• Check your heat tape and replace

if necessary.

• Clean and/or replace furnace filter

• Repair any windows or doors that

may be broken, this will help keep

your home warmer

• Insulation and underbelly of

home should be evaluated.

• Garden hoses should be removed

from spigots

• Any water leaks should be taken

care of immediately. This will

prevent unwanted frozen lines

• Inspect roof and repair any prob-

lem areas

• Verify skirting is on properly,

repair any areas necessary

• Inspect exterior of home, seal any

exposed areas of siding

COMMON RENT QUES-TIONS: As a reminder, homeowners

must submit full payment to the

office by 5pm on the Last Busi-

ness Day of the month in order

to receive the rent credit.

Rent credits are applied towards

next month’s rent. Please do

not take rent credits off of current

rent owed.

We will not hold checks or accept

post dated checks.

Please make checks out in

blue or black ink only.

Payments made with a card in

person or via phone are subject to

a 3% convenience fee.

No cash will be accepted as

payment.

Acceptable payment methods:

Personal or bank check, money

orders or card payments.

Rent is due on the 1st of each

month.

• Hitches are no longer

permitted on homes

• Third car parking must

be managed and main-

tained at all times

• When painting any exte-

rior structures, all colors

must be approved by the

community office

• All guests must be regis-

tered with the office prior

to moving in

be parked on the grass at

any time

• Before doing any type of

outside construction you

need written approval

from both the Township

and Community.

• If something goes wrong,

SCHOOL TIME & BUS ETIQUETTE

As the year ends and a new one begins we will be facing some colder weather. In

order to keep our community in roadworthy condition, please be mindful of the

following:

Vehicles MAY NOT be parked on the road during snow and ice forecasts

All plantings and outdoor décor should be 10 feet from the curb. Management

is not responsible for any damage caused by snow plowing

In order to safely get accurate meter reads each month, a path must be dug to

meters and fuel tanks

Calcium Chloride NOT SALT should be used to remove ice from concrete

With every school year the increased

traffic on the road can cause some

delays. Please think about the safety

of everyone in the community and

leave a few moments early to make

up for the extra traffic.

With schools opening we also face a

lot of bus traffic. Please be

mindful of all school buses on

the road.

When a school bus’s red lights

are on and the stop sign is ex-

tended you must stop 10

feet away and remain

stopped until the lights

have stopped flashing and

the arm is withdrawn.

Be courteous and cautious! Never

pass a school bus!! If a bus is

stopped, it is because a student is

getting on or off and may need to

cross oncoming traffic in order to

reach their destination!

NEIGHBORLY BEHAVIOR

WINTER WEATHER

Living in a community with so many neighbors nearby can sometimes create

uncomfortable situations. We have all been there! However, it is important to

remember that we are to be respectful of our neighbors and their boundaries.

Excessive noise is not permitted in the community. While we do not have a

time limit on when you can and cannot do certain tasks, due to individual

needs, we do ask that you be mindful of your surrounding neighbors.

Keep in mind as you walk through our beautiful community that each lot has

been assigned their own property. Each resident has the right to refuse some-

one access to the space they are renting. This excludes community staff.

Please be mindful of the boundaries others have set forth.

Remember to keep pets leashed at all time. Walking your animal on someone

else’s lot is strictly prohibited unless you have made prior arrangements with

neighbors. 4

Dear Resident: Your safety is important to us.

Are you thinking about getting another pet? Wonderful! Here are some tips to

keep in mind when bringing a new pet home!

• All pets must be registered with the office prior to moving in!

• Current vaccination records, picture and licenses must be pro-

vided to the office

• Two pets maximum per household

• There are no breed restrictions; as long as your pet is domesti-

cated and not aggressive they are welcome!

• All pets must be leashed and must be attended by Resident. Pets

are not to be tied out in fenced areas alone.

We are excited to an-

nounce that we have

partnered with our local

fire departments in or-

der to provide adequate

training on manufac-

tured homes.

It is extremely im-

portant to us that our

local firefighters are ed-

ucated on how to safely

rescue our residents if

the need arises.

Some of you are aware

of the training that has

happened in Mountain

Village. This event was

extremely successful for

the fire department and

we will continue to con-

tribute homes which

they can train in.

This event took place in

July prior to a home be-

ing torn down. They uti-

lized the existing struc-

tures in order to better

prepare if an emergency

situation arises.

Being able to access a

manufactured home and

actually get a feel for

what the home is like on

the inside, when many

are not typically aware,

is for the benefit of eve-

ryone in the community.

The local firefighters are

interested in better serv-

ing our community.

The event that took

place over the course of

several weeks was ex-

tremely successful. The

feedback we received

from the fire department

was incredibly positive.

They have learned a lot

about the home layout

and how to handle

certain emergent

situations.

These type of train-

ing events will like-

ly continue as

availability arises.

Please be courte-

ous to our local

firefighters when

they are in the

communities for

training purposes.

Feel free to watch

as the event un-

folds.

Our biggest con-

cern is the safety of

our residents and

having an emergency

response team that is

capable of rescues and

knowledgeable about

manufactured homes.
