one are the days when properties were snapped up with just a

simple signboard. The only two other things you needed were a single page leaflet and your enthusiasm. I was told, there wasn’t any need for media advertisements. Even brochures are hardly heard of.

Today, selling properties call for a highly elaborate brochure - some going into pages that are as thick as a storybook. Mere advertisements in vernacular newspapers, television and the cinemas are not enough. Each project has its own dedicated microsite and Facebook page. Some property developers with deep pockets even went the extra mile to hold beauty pageants and organise concerts for their prospective customers.

All these measures boil down to one objective – and that is the need to build relationship and foster goodwill with customers.

This issue’s feature is on Ara Damansara, the fastest growing hotspot in Petaling Jaya, that has seen recent transacted prices almost breaching the RM1,000 psf mark, from the slew of new properties launched in recent years.

Our maiden development Urbana Residences was 90% taken up within a month of launch in September 2013, with only Bumi units remaining. We could not have achieved this without your support and confidence in our product. Thank you.

We are excited about our next projects, Ardena in upmarket Mont’Kiara and a residential development in Cheras. We will share more on these in future issues of the newsletter.

facilities as well as accessibility to major highways are essential for capital appreciation. Property prices have increased tremendously as more people are migrating into the area due to the abundance of amenities offered as well as being a safe and comfortable housing area.

As the township matured, new property launches in Ara Damansara recorded brisk sales and set new price benchmarks. “I am sure it will be comforting for our home owners to know that some new launches are already selling close to RM1,000 psf,” said Liong Ve-Lyn, Senior Manager, Sales & Marketing of Weida Properties.

“Although some of them may be more furnished than Urbana, it still puts Urbana buyers in a distinct advantage when vying for prospective tenants when completed. The units were then priced at an average of RM700 psf. Against some projects launched recently, this represents an appreciation of close to 40%,” she added.

Urbana ResidencesA single block of service apartments at only 16-storeys high, Urbana Residences is a refreshing change to the multiple high-rise blocks which has been transforming the Ara Damansara landscape.

Launched in September 2013, this maiden project of Weida Properties achieved a take-up rate of 90% within a month.

At interchange stations, passengers can switch to existing rail and urban transportation network that includes MRT, Monorail, Rapid Bus Service and KTM Komuter to continue their journey.

With the new LRT station located just 600m away, Urbana residents can avoid peak hour traffic by taking a short ride and avail themselves to a host of amenities nearby. A short

Urbana Takes ShapeOn target to completion

Daily commuters along Jalan PJU 1a/46 can now see the F-shaped Urbana rising above the site hoarding. With the completion of the foundation and basement slabs in July 2014, construction activity picked up as work on the first three levels progressed

smoothly. Structural work has reached the Level 4 carpark podium and will proceed to the facilities deck on Level 5 soon after.

Weida Properties in-house project management team is working

closely with the various appointed consultants and contractors to ensure that all construction work is guided by the parameters of quality, speed and cost, for maximum efficiency.

26x in 6 Months Weekly Fogging at Site

The threat of dengue is very real, more so at construction sites. It takes 7 – 9 days for the mosquito to develop from an egg into a flying adult. That is why since July 2014, fogging and larvaciding is carried out every week.

Peak biting is at dusk and dawn when adult mosquitoes actively look for food. Fogging is carried out at those times to have a high chance of killing the mosquitoes and to prevent transmission.

But, this is not enough. Regular fogging will kill adult mosquitoes and bring down the numbers. The larvae, however are protected from the insecticide laden fog. Once the toxic agents have dissipated, a new adult mosquito will emerge to replace its dead comrades.

Larvaciding at Urbana site is done simultaneously to kill the larvae and prevent the mosquito from reaching a complete cycle. By spraying larvacide into concrete drains, culverts, equipment storage spaces and other stagnant water areas, we can control the dengue menace by removing potential breeding ground. Care is

also taken to maintain cleanliness through regular grass cutting and clearing of thick underbrush.

Responsible ConstructionThroughout the construction period, Weida Properties will do its best to minimise any disruptions to the traffic flow in the area. Residents and office workers who frequent Jalan PJU 1a/46 can take comfort in the fact that dust pollution is greatly reduced with the road being hosed down and swept daily.

Weida Properties believes in conservation and is conscientious about maintaining a clean and safe environment. These initiatives are carried out at the developer’s expense, so that disruption to residents in the surrounding area are minimised.

ach child wrote 3 items on a Christmas card wish list,

expecting to receive only one gift. A few days before Christmas, they were overjoyed when not one but two of their wishes were fulfilled.

Playing Santa Claus were over 40 Weida Properties staff and family members who visited SHELTER – Home For Children 1 in Petaling Jaya.

“This is an initiative by the staff, who have given their time generously to raise funds, shop for presents, organise the party and interact with the children,” said Victor Lee, Executive Director of Weida Properties. “At Weida Properties, we try to inculcate a culture of caring for the less fortunate as a way of giving back to society,” he added.

After a brief introduction by SHELTER boys and girls aged between 4 – 12 years old, the party started with ice-breaker games with each Weida Properties staff partnering one of the children in the Balloon Bursting game.

Next up was Musical Chairs and the Christmas carols sing-a-long while Bosco the clown tickled the children with funny questions and gave away balloon sculptures. The children also received a goodie bag filled with candy, chocolate, sweets and a toy.

It was double the joy for Shelter when two cheques were presented to the Home. The first cheque of RM2,100 contributed by the staff, was topped-up with RM1,900 by Weida Properties Management, bringing the total to RM4,000. On hand to receive this

was Mr Cheok Hoong Poh, General Manager of Shelter Home, who was overwhelmed by the generosity of Weida Properties staff and management.

Earlier, Weida Properties staff bought 100 calendars amounting to RM1000 in support of Shelter’s Desktop Calendar fund raising project.

The merry making continued with a delicious lunch feast. For four of the children, it was an extra special day as they jointly celebrated their birthdays with a sumptuous cake.

Organised by Weida Properties I-Club to inculcate a caring culture for the less fortunate, Weida Properties staff, including those who were unable to attend the event, generously contributed by way of gifts, calendar purchase and cash. Two weeks earlier, the committee had hung 21 wish list cards on the Christmas tree at Weida office. Each staff member bought an item on their ‘adopted’ child’s list, making many wishes come true for the children.
