Rock Farm is an undisturbed oasis of more than 162 acres in the midst of the Pisgah National Forest, overlooking the French Broad River. When you look back on your special day, you will remember that the surrounding beauty took your breath away. You will recall a feeling of deep relaxation and ease. TERMS AND CONDITIONS

Deposits and Payments To secure a date at Paint Rock Farm, the rental contract must be signed. A deposit, 50% of total charges, will be due upon signing of the rental contract. Final charges will be due one month prior to the event. Any additional charges accrued during your event will be due and payable at the conclusion of the event. We accept checks, cash, Master Card, Visa and Discover. (a 3.5% fee will apply for all credit card transactions). The refundable Security/Cleaning deposit of $500 will be withheld until after the event. The deposit, or remaining balance, will be returned to the client within two weeks, once Paint Rock Farm determines the condition of the property after said event.

Damages to the Facility The client will be liable for any and all damages to the facility or grounds that occur during the event, except for accidents/damages that may occur due to the negligence on the part of the Paint Rock Farm Staff. Equipment borrowed or rented from Paint Rock Farm must be returned in the same condition that it was received. The client is responsible for ensuring that all Paint Rock Farm furniture is returned to its designated place and free from damage. If the property is not completely cleaned upon the inspection of Paint Rock Farm Events, the client will forfeit the deposit. Guests may not move or alter in any way the furniture, fixtures, decorations, signage, etc. without prior written permission

of Paint Rock Farm. If any damage is discovered, the client forfeits the security deposit. If the amount of damage exceeds the deposit, Paint Rock Farm will bill the client for the amount of damage.

Cancellation Policy All payments and deposits are non-refundable if the Client cancels the Event. Events that that are under contract and cancel within 90 days of their event will be liable for 50% of the remaining balance due. Clients that cancel within 30 days of the event will be billed for payment in full.

Inclement Weather/Natural Hazards/Liabilities It is understood that there is an inherent risk in booking an outdoor event. Paint Rock Farm cannot be held responsible for weather related inconveniences or power interruptions. It is also understood that there are natural hazards located on the Paint Rock Farm property and that clients should take additional safety precautions as well as make all guests aware of the rustic setting prior to the event. It is expressly understood and agreed by and between the parties that Paint Rock Farm shall not be liable in any manner and shall be held harmless for any injuries or damages caused to person and/or property, materials, stock or other things or articles whatsoever while said person, things or articles are in, under or about said property.

TERMS AND CONDITIONS, P2 Inability to Perform In the event that Paint Rock Farm is unable to fulfill its obligations as described in the sales contract caused by reason of fire, flood or other casualty, or act of God, and such casualty results in partial damage or total destruction to the building(s) or premises in the contract, Paint Rock Farm shall first offer to fulfill the obligation of this contract through one of our other venues or event sites, if available. If this is not acceptable to the client, we will offer to reschedule the event at Paint Rock Farm on a future date allowing appropriate time for repairs to the facilities, or refund to the client any monies received with the signed contract.

Event Insurance Paint Rock Farm requires all clients to carry event liability insurance for $1,000,000. A certificate of insurance indicating that your homeowner’s policy covers your event held at Paint Rock Farm, or proof of an event liability insurance policy is required. Paint Rock Farm must be named on the policy as CERTIFICATE HOLDER. A copy of the policy must be sent to the event director at Paint Rock Farm no later than two weeks prior to the event.

Event Parking - All guests and vendors must park in the designated parking lot.

Wedding Planner/Day of Coordinator If a professional wedding planner is not utilized, a professional Day-of Coordinator is required for all weddings at Paint Rock Farm.

Rentals Rentals must be handled by the client. Rental equipment including tables and chairs procured from an outside rental equipment vendor will be set up and broken down by the client or rental company. If equipment is not removed in a timely manner, clients will lose their deposit. Paint Rock Farm is not responsible for the rental equipment from outside vendors while it is on Paint Rock Farm’s property.

Alcoholic Beverages Paint Rock Farm allows beer, wine, champagne and mixed drinks (liquor and fortified wine) as long as a licensed bartender is serving. The purchasing of alcohol and its service will be handled by client, their caterer or their bartending service. The proper North Carolina ABC Event Permit is required. A copy of the permit must be submitted to Paint Rock Farm no later than two weeks prior to the scheduled event. Security is recommended at all events where alcoholic beverages are served. Paint Rock Farm does not support underage drinking and reserves the right to check I.D.’s as well as refuse service to anyone showing signs of extreme intoxication.

Smoking Smoking is not allowed in any structure or on any deck. Smoking is permitted in the designated smoking area on the front porch of the barn or around any fire pit. Evidence of smoking including cigarette/cigar butts around the farm are classified as damage and clients will forfeit the cleaning deposit.

TERMS AND CONDITIONS, P3 Fires Fires are allowed only in designated fire pits. If a client would like a fire in the community fire pit adjacent to the barn as part of their event, the Fire Attendant Service noted under Additional Services must be purchased.

Trash/Garbage As a service to our clients, Paint Rock Farm will remove all properly bagged trash from an event. All disposable utensils, plates, cups and decorations must be recyclable or compostable.

Right to Photograph Paint Rock Farm reserves the right to photograph any event in order to obtain images for use in marketing our property and event facilities. These photographs may be used in general promotional materials including website photo galleries, social media, print materials, etc.

Miscellaneous Items for Weddings and Events No helium balloons are allowed at Paint Rock Farm. Please use bubbles or approved seeds for newlywed departure. Any other items must be approved by Paint Rock Farm. Paint Rock Farm

is a pet friendly venue and all pet waste must be disposed of properly.

Additional Items That May Jeopardize Your Deposit The following items will jeopardize your deposit, including but not limited to: 1. Not hiring sufficient staff to serve your wedding. Paint Rock staff is not responsible for serving food, bussing tables, or cleaning the bar area. All vendors must check out with a Paint Rock attendant before leaving the property. If sufficient staff is not hired, we will remove our compensation out of your security deposit. 2. Smoking outside the designated areas and/or improperly disposing of cigarette butts. Cigarette butt receptacles are provided. 3. Having guests occupy either temporarily or overnight an unreserved Glamping Unit. 4. A member of Paint Rock Farm staff will make a post-event inventory of all structures and units. Missing or damaged structures, furnishings or other items will be debited from the security deposit.
