Sushi is the Japanese equivalent of sandwiches. Great for kids and adults

alike. I make this sushi in the mornings for my kids’ lunchboxes & extra for me – quick and easy (once you get practised at ‘rolling’) and cheaper than store bought!

Fillings can be leftovers, precooked nibbles, smoked salmon or anything.

Ingredients2 cups short grain rice

2 cups water

5 Tbs rice vinegar

2 Tbs sugar

Pinch of salt (optional)

3-4 sheets of nori (seaweed wrappers)

Sushi shaper (2-3 piece plastic cylinders for pre-making rice rolls.

You can buy at supermarkets or most Japanese goods shops.)

Fillings – tuna – mix with Best Mayo, pre-cooked crispy chicken strips, teriyaki chicken, avocado, salmon, etc.

MethodCook rice in water (a rice cooker is fast and easy). You can change the amount of rice as required, just remember equal quantities of water to rice.

When still hot, sprinkle over the pre-mixed vinegar, sugar and salt mixture and mix gently while fanning. The idea is to cool the mixture as fast as possible to ensure maximum ‘hold’.When completely cooled (2-3 minutes), press into the bottom half of a sushi roll maker. Make a ‘valley’ for the filling & fill (not too full). Cover the top with the rice mixture and press into shape.Roll out the tube onto one of the nori sheets & roll tightly. Seal the

edge with a few drops of water & press down.Cut into pieces and pack tightly into your container. Add soy sauce, ginger and wasabi if required.*True sushi chefs rinse the rice first, but I prefer the express way.Enjoy,

Everyone knows that Auckland house prices have been soaring over the past few years. Most notably,

suburbs like Herne Bay, Ponsonby and Grey Lynn. A house that has been getting a lot of press lately is the ‘Worst house / best Suburb’ one at 2 Leighton Street in Grey Lynn.

This home has been in the same family for four generations. It has gone from horse drawn carts, when built in what is assumed to be 1890, to

a trendy urban mecca that commands a great price from all who care to dwell here.

Make no bones about it this home is not for the fainthearted. With its sloping veranda, and well-worn carpets that greet all those who enter, it is hard to believe that family was living here until quite recently.

There is no electricity or running water and Kirk Vogel, the agent selling the Grey Lynn “home” has to

warn everyone looking through the property to be aware of holes in the floor, one of which he has accidentally made himself.

Location, location, location seems to be what will drive the price of this 381 metre section. Renovation is a possibility, but removal is probably a better option. However, the council zoning of the property is Res 1 means resource consent will be required for the redevelopment or rebuilding of the home, with height limits and character

features that need to be adhered to; and this is why Vogel is expecting the buyer to be an experienced buyer who understands the council process. Kirk said, “It is definitely not a project for a first time renovator.”

The work is there, but the rewards are great, as several modernised homes in the area have sold at or around $2 million since the beginning of this year.

Spring is here, so a spring tidy up

is in order. With all the wet and wild weather we have had the trees should be checked and any dead broken limbs removed. A certain amount of wear and tear is unavoidable during a tenancy; however, a good maintenance program will ensure that your property continues to achieve maximum rent, attract quality tenants, have minimum vacancies and above all, protect your investment.

Consider the following list, which is by no means exhaustive, but it covers many areas that are prone to wear and could also have quite a significant impact on presentation if not kept up.

• Have trees shrubs and hedges trimmed regularly. A regular pruning will prevent plants from losing their shape and keep the property tidy. Spring is a good time to trim.

Remember, first impressions count!

• Clean gutters regularly, this will prevent mould and dampness from developing and rain water from overflowing and seeping into the walls. Leaking gutters can seep into the roof wall cavity and create lots of damage before’ discovered’.

• Wash the exterior of the property to ensure it is free of mould, kept looking fresh it will also extend the life of the paint work.

• Ensure all windows and locks are in good working order and secure.

• Things to consider if a tenant is moving out, as much easier done when the property is vacant.

• Re-carpet every 8-10 years, the length of time will depend on the quality of carpet as well as underlay. Consider using quality carpet and in a darker colour.

• Budget to paint inside each 4-6 years. Select a neutral colour (not white) which will appeal to more people.

• If not already installed you may also wish to consider the following:

• Exhaust fans above stove top and above the shower recess

• Door stops behind doors

• Door and window deadlocks or safety locks to promote airflow if left open.

Remember that maintenance is tax deductible and well worth the time and expense. Putting in improvements in a timely fashion will ensure quality tenants and a good rental return and

make more saleable should you decide to sell the property. If you schedule items on a regular basis you won’t have a massive tidy up to contend with.

As a chartered accountant, I have experienced that most people get confused when dealing with FBT in their day-to-day business, so I plan

to shed some light on this confusing topic.

If as an employer you provide benefits to your employees or any other people associated with your business and these benefits are in addition to the salary and wages that you pay to your employees, then Fringe Benefit Tax (FBT) will be required to be paid on the value of these benefits.

As FBT is payable on the value of the benefits actually received by your employees, this replaces the need to deduct PAYE tax from your employees on these benefits, as no additional cash remuneration has been received by your employees.

There are four main groups of fringe benefits that are taxed:

1. VehiclesIf you provide a vehicle for use by your employee then FBT is liable to be paid and the

calculation is based on the number of days the vehicle was available to your employees rather than how many days they used it.

2. Low-interest loansWhen you are providing a loan to any employee including past or future employees and charge no or less than a market rate of interest, then you are liable for fringe benefit tax on the monetary value of the reduced interest rate, and will continue to be liable until the total loan is repaid.

The fringe benefit liability is calculated using IRD prescribed interest rates, which the IRD publish quarterly.

3. Free, subsidised or discounted goods and servicesIf you give an employee goods or services at discounted rates, that are not available to people who are not employees, then this also constitutes a fringe benefit.

This includes gifts, prizes and other goods (including gift cards and vouchers), private telephone, internet or mobile use.

Gym subscriptions, employer-paid health premiums and club memberships are also examples of benefits given to employees that are subject to fringe benefits.

There are exemptions available for free, subsidised or discounted goods and services. However, the exemptions are limited to $300 per employee per quarter (ie. $1,200 per employee per annum) or a maximum of $22,500 per annum for all employees and requires detailed record keeping by employers.

4. Employer contributions to employee funds or schemesIf you are generous enough to contribute on your employee’s behalf to any sick, accident, death benefit funds or super other than Kiwisaver, or certain insurance policies, then you will also be liable for FBT.

So what benefits can you give employees that are not liable for FBT?

Basically anything that has already been taxed or qualifies as a non-taxable allowance, such as:

• Lump sum cash payments, cash bonuses, withholding tax payments and interest or dividends paid.

• Any benefits given to employees (ie. a meal) instead of a non-taxable cash allowance

• Various types of entertainment, however these benefits are subject to other rules

• The private use of business tools that are owned or leased by you as an employer, that are worth under $5,000 and are primarily used for business purposes.
