The price of a new home in the Canary Islandshas risen by 8.5% over the last year.According to a recently released survey fromthe Sociedad de Tasacion, one of Spain’s lead-ing mortgage evaluation agencies.

The Sociedad de Tasacion survey furtherreveals that specific regions within the archi-pelago have emerged as ‘new-home hotspots’, having dramatically outperformed thismedian percentage figure.

The biggest of these price rises has beenrecorded in the district of Tias, on Lanzarote.Where the cost of a new home has, reported-

ly, risen by 16.5% over the last twelve months.Above average growth has also been record-ed in San Sebastian, La Gomera (12%) and LaLaguna, Tenerife (10.1%).

These price rises appear to reflect the fact thatbuildable land is in limited supply in theselocations. The sharp rise in the price of a newhome in Tias, for example, has been attrib-uted to the fact that there is currently a short-age of designated land available for newdevelopment in the district.

The Sociedad de Tasacion survey also sug-gested that property prices in the Canaries are

undervalued versus other Spanish sunspots.Despite the fact that the Islands enjoy yearround sunshine and millions of tourist visitorsevery year the average cost of a new home inthe archipelago is still just 1,827 per squaremetre. Making the Canary Islands the fourthcheapest region in Spain for new homesbehind Extramadura, Murcia and Galicia.

Whereas regions such as Andalucia, whichencompasses the resorts of the Costa del Soland the holiday islands of the Balearics are farmore expensive, costing 2142 and 2763 persquare metre for a new home respectively.

And now, according to one of Spain’s leadingmeteorologists, the Islands are about tobecome even hotter still. Thanks to theimpact of global warming.

Emilio Cuevas, who is engaged in climateresearch at Tenerife´s Izaña atmosphericobservatory, recently stated that the CanaryIslands are goingto experience an annual temperatureincrease of up to three degrees Celsius overthe coming fifty years. As well as starting toenjoy warmer, more tropical night time tem-peratures too.

Senor Cuevas’ assertions are based not juston the general effects of global warming butalso his observation that the Trade Winds,which cool the Canaries, are becoming weak-er. Especially during the summer months.Resulting in greater ‘air stagnation’ – whichhas a calima like impact, forcing tempera-tures upwards.

Where is the best place to take a holiday inSpain? There are plenty of outstandingoptions to choose from, such as TheBalearics, Andalusia and Barcelona.

But according to a recent survey of those whoare really in the know – that is to say Spanishtravelers - the Canary Islands are the numberone domestic destination.

This finding comes as a result of a compre-hensive survey conducted by travel companyMuchoViaje, who polled 100,000 Spanish hol-idaymakers. And the Canaries emerged astop dog thanks to the Islands’ clement cli-mate, natural beauty and on-going improve-ment of amenities and attractions for holiday-makers.

HOLIDAY HOMECanaries Voted Top Tourist Destination

Canary Island property owners will be payingmore for gas and electricity during 2007, asthe Spanish Government has authorized anincrease in utility prices nationwide for thecoming year.

In contrast to the sort of inflation-bustingprice rises recently experienced in the UK

however these adjustments are moderate.As electricity prices will rise by 2.8% andhousehold gas by 2.2%. Telephone line rentalcharges are also up by 2%. These increasesare below the current Eurozone inflation rateof 2.9% and still leave the overall cost of util-ities in Spain amongst the lowest in Europe.

BIGGER BILLSSmall Rise in Spanish Utility Bills

Big budget plans to expand facilities and addan additional runway at Reina Sofia Airport inTenerife are now underway. Ensuring thatthe Tenerife South airport can handle ever-greater passenger numbers over the comingdecade.

The developments at Reina Sofia have beeninitiated under the aegis of the broader PlanCanario, which will bring improvements to allof the airports in the archipelago and which

commands a massive budget, according toairport operators AENA, of over 900 million.

The improvements at Reina Sofia will includethe creation of a new second runway and ter-minal, expansion of the existing terminal andthe creation of new car parking areas. Aswell as redevelopment of the existing controltower and construction of a new mainte-nance hangar.

Work has already commenced with the cre-ation of new access roads and roundaboutsand the project is expected to last at leastfour years, with a projected completion dateof 2011.

Once completed, this expansion in capacitywill allow the airport, which was originallyopened in 1978, to handle some 11,500,000passengers annually.

PLANE TALKINGMajor Expansion Planned For Tenerife South Airport

The recent increase in the Euribor, the mot-gage rate derived from the base rate set bythe European Central Bank, has done little todampen borrowing in Spain. As figures justreleased by the AHE, the Spanish MortgageAsocation, reveal that lending has leapt by23.8% over the last year. And now stands ata total of 896,042 million, a figure equivalentto Spain´s estimated gross domestic productfor 2007, according to Government sources.

The ECB raised interest rates six times during2006, with the last rise in December takinginterest rates to 3.5%, the highest levelrecorded since 2001.

This latest hike is expected to add approxi-mately €90 per month to the repayment onthe average 25 year variable rate mortgagefigure of €150, 000. But still leaves the costof mortgage borrowing in Spain well belowcurrent UK market rates.

Buying a holiday home or emigrating can be one of themost important decisions we ever make both in terms oflifestyle and finances. Throughout the process, there arenumerous property companies, agents and related services,offering customers guidance and help through the variousstages, right up until the payment date.

Buyers of property abroad use these choices to barter forthe best deal. Profiting from a home from home in Fuerteventura

It was back in the mid nineties, the

summer of 1995 to be precise, when

Stephen and Jacqueline Beckett first

visited the island of Fuerteventura.

Attracted by its hundreds of secluded

sandy beaches and the year-round sun-

shine, the Becketts lost their hearts to

the island somewhere between its 20-

mile stretch of sandy coastline in the

south and the dramatic sand dunes of

Corralejo in the north. They’ve spent

the past 12 years re-visiting

Fuerteventura on countless occasions,

sometimes up to six times a year!

Clearly they were unable to resist the

island’s charms for more than a couple

of months at a time, so whilst charter-

ing a private jet for each visit may have

been out of the question, it did make

perfect financial sense to at least think

about investing in their own property

on the island.

Little did they know that their dream ofowning a place in the sun could notonly provide them with a home fromhome but also the means to unleashingtheir own private goldmine. Like mostof us, Stephen and Jacqueline hadwatched the reality T.V. programmesthat followed the fortunes and misfor-tunes of the brave and the barmy whohad relocated overseas – they mar-velled at the success stories andrecoiled at the horrors – ‘one day’, theythought, ‘one day…’.

That day came last year when a mutualfriend introduced them to Dave Healyof Island Real Estate International.

Not only did this apartmenttick every box but it just “felt right” forthem and they immediately fell in love.“You’ve got to go with your heart!”agrees Jacqueline. And so it was thatthe very next morning Stephen and

Jacqueline engaged in a respectful haggle toagree a price and then left a small deposit inorder to set the ball rolling for the purchaseprocedure that was signed sealed and deliv-ered within two months.

As the lynchpins of the whole purchasing pro-cedure, IRE International put integrity andhonesty before commission or a quick saleand in order to ensure peace of mind for theirclients they put the Becketts in touch with anindependent solicitor so that all the relevantlegal searches could be made with regard tothe land registry, ownership, attached debtsetc. These checks are a vital means of protect-ing the purchaser’s rights and when a proper-ty is in an apartment block or part of a com-plex with a community association a solicitorcan ensure that it is run in accordance with

the exigencies ofSpanish law and thatthere are no bad debtsattached to the propertywhich could then be passed to any newowner. With the legal side of things covered,it just remained to hone the financial arrange-ments, which is where Dave was able to facil-itate once more and put Stephen andJacqueline in touch with a local bank whowere able to offer the Becketts a Spanishmortgage. By the end of April they were at thenotary public’s office signing on the dottedline, the legalities made all the more easy bythe presence of a translator, laid on by theagents, who was there to make sure thatJacqueline and Stephen were fully in theknow about the crossing of the t-s and dottingof the i-s. Thanks to Dave “it was all made

very easy,” enthuses Jacqueline.

Stephen and Jacqueline’s one day had turnedinto today and any initial fears were assuagedby the professional team at IRE International.To anyone also thinking of turning their own‘one day’ into reality they advise seeking outa reputable company, “You’ve got to go withyour heart!”,” says Jacqueline who alsopointed out the importance of making sureyou know all the hidden costs involved, suchas the community charges, taxes, notary andsolicitor’s fees etc. “it was all made veryeasy,” she adds praising the transparency oftheir dealings with their agent.

Purchasing a villa or apartment off

plan has become one of the most pop-

ular methods of buying property in the

Canary Islands over the last decade.

And little wonder – as it offers many

advantages for overseas investors –

not least the opportunity to turn a tidy

profit.

PRICE DISCOUNTS

One of the most attractive features of off planproperty is the fact that developers offerprospective purchasers attractive price dis-counts. The rationale behind this is straight-forward. As property developers reduce theirrisk exposure by using investors cash, ratherthan their own, to fund construction – mini-mizing their own outlay on land and infra-structure and generating cash flow.

In return, they offer these properties at any-where between 10% to 30% below the currentmarket value. Which basically means thatyou can purchase a villa or apartment for lessmoney than if you were buying the equivalentas a new or recently constructed unit.

CAPITAL GROWTH

Typically, an off-plan project takes between18-24 months from inception to completion.

Which creates the potential for substantialcapital appreciation over the course of con-struction.

The amount of capital growth is, of course,dependent upon the performance of the hous-ing market in the Canaries. And whilst therehas been a slowdown from the double-digitgrowth of earlier years the market hereremains robust.

During 2006 for example the price of a newlybuilt house in the Canaries rose by 8.5%,according to the Sociedad de Tasacion, one ofSpain’s leading mortgage evaluation compa-nies. And most market observers predict sim-ilar growth levels over the coming year.

So an off plan property purchased today at acost of 250,000 would have a market value ofat least 294,276 by the time the project iscompleted, given these projected growthrates.

Little wonder there is a growing band ofinvestors who purchase off plan solely for theshort-term returns they generate. Selling ontheir properties soon after, or even before, theproject is completed.

MINIMAL OUTLAY

Typically, off plan properties can be secured

for a small deposit – often as little as 3,000(2,000 pounds at current exchange rates).

This means that investors are able to secure avery valuable asset, i.e. a new house or villa,for a very small initial outlay. Contrast thisscenario with purchasing a property off themarket, where a standard deposit of 10% ismandatory, and it’s not difficult to see why theoff plan option has such a strong appeal.

STAGED PAYMENTS

This appeal is further reinforced by the factthat payments on the property are clearly laidout in stages. Which allows buyers to plantheir finances in advance and obviates theneed to borrow large lump sums all in one go,so reducing borrowing costs.

Better still, developers are obliged by law tokeep your staged payments in an account thatis separate from their working capital andguaranteed by a bank. Which means thatshould any problems arise with the develop-ment your money is entirely safe and will berefunded to you.

Another massive advantage to buying offplan property is the fact that these invest-ments can be sold on prior to completion

Spanish building regulations have tightenedconsiderably over the last decade. Especiallyin relation to new builds. As a result, off planinvestors are usually assured of taking pos-session of a property that has been built to ahigh specification, using the latest techniquesand quality materials and that satisfies allstatutory regulations. The same obviouslycannot always be claimed for older proper-ties.
