    DescriptionThe site comprises an area of open grassland previously occupied as grazing and amenity land associated with the nearby Wavendon Lodge. The site has a gentle north west facing aspect and is substantially enclosed by mature hedgerows and hedgerow trees.

    The main development access will be from the newly constructed spine road within the neighbouring Eagles Rest development which links directly to the A421 and a new grid road to be constructed within the SLA. The adjacent Eagles Rest development is planned to provide a small neighbourhood centre and a Primary school.

    The proposed development is for up to 120 dwellings with a mix of dwelling sizes together with landscaping.

    Outline Planning PermissionOutline planning permission (ref 17/00303/OUT) was granted on 28 August 2018.

    Planning DescriptionOutline permission for the erection of up to 120 new homes comprising a mix of houses and apartments with all matters reserved except for access.The affordable housing requirement is 30% (sub-tenure mix 25% Affordable Rent and 5% shared ownership). The S106 planning obligations agreement provides for payment of a Pro-rata infrastructure contribution of £17,633 per dwelling.

    EqualisationThe S106 agreement makes delivery of the site conditional upon the completion of an Equalisation Agreement under which a pro-rata share of the SLA site wide infrastructure costs are to be paid. The vendor has negotiated the equalisation sum and a draft equalisation agreement has been prepared for completion by the purchaser. The amount payable under the equalisation agreement will be deducted from the purchase price. Please contact the selling agents for further details.

    AccessThe site benefits from an existing gated access from Lower End Road. However, the development access will be from the A421 Eagle Farm Roundabout.The Design Code for the Eagles Rest development, which adjoins the site and which will provide access and all utility connections, describes the site access as a ‘Spine Route’ which incorporates a 6.75m wide carriageway, verges, footway and Redway (cycle path). Another Redway connection adjoins the site at its southern boundary.
