SCOTT D. GREEN L iving on the water offers a wonderful experience. You actually interact with your backyard on a daily basis. From wine at sunset to fishing with the grand kids on the dock. Life on the water is good. WHERE you live on the water goes a long way to defining what your experience will be. An on-grade house (slab house on the ground) in a V flood zone could be heart breaking, while an on-grade house in an X flood zone can be heaven. Enter the discussion about purchasing water front lots. When determining the worth of a lot several factors come into play. Flood zone/elevation is key, absence or presence of wetlands, depth at the end of the dock, distance from the gulf, and clarity of the water all enter into the picture. There are 3 flood zones, V is the lowest and most expensive insurance, A is the majority of homes on the water and X is high elevation and requires no flood insurance. V zone lots are usually the most affordable, while X zone lots are the most expensive. Homes in an A or V zone must be on pilings. You can enclose the downstairs in an A zone (garage doors, blow away walls), in a V zone you can only enclose a maximum of 300 sf, just enough for a stairwell up to the house. It is possible to build on grade in an A zone, but you have to be at least 200 feet back from the water. I would advise you to never write an offer on raw waterfront property without making the contract contingent upon a wetland evaluation. The lot can look high and dry and have the wrong soil type. The inspections are usually around $300-$500 and are the best way to protect yourself. The presence of wetlands greatly impact the value of waterfront land.Imagine that you just bought a beautiful waterfront lot only to discover that there is not enough depth to accommodate your boat, or the lot is on a bayou with plenty of depth, but the entrance into the bay frequently silts in. Obviously there is a lot to know to buy correctly. Whats the best approach? In my opinion, call me.
