Transport for London (TfL) wouldlike to hear from all localresidents about a proposal totransform Nine Elms Lane andBattersea Park Road. Thescheme, which runs fromMacduff Road to the Vauxhallgyratory, would see a vast arrayof improvements for cyclists, buses, and pedestrians.

Cyclists would benefit from two metrewide segregated cycle lanes for themajority of the route, enhancements tosafety, priority at major junctions, andbetter connections to Vauxhall andCycle Superhighway 8. Over 600metres of additional bus lane wouldcreate better provision for buses;whilst more signalised junctions andpedestrian crossings wouldcomplement road layout changesencouraging vehicles to drive safely.High quality finishes such as treeplanting would create a welcomingenvironment for all.

Ahead of the final scheme, a packageof works creating a safer and moreappealing environment will bedelivered in late summer 2017. Thiswill include new pedestrian crossings, localised re-paving and resurfacing, some mandatory cycle lanes, newmarkings on the road for bikes, someadvanced stop lines at junctions and‘light’ segregation at key locations.Addressing key safety issues whilstworks in the area are ongoing, themeasures will provide a hint of thetransformative changes proposed forNine Elms.

TfL launched an eight week publicconsultation period on 27 June.

The designs themselves are availableto view at the ROSE clubroom, AscalonStreet, as well as on the Tfl website

Fire safety inWandsworthtower blocksThe terrible scenes in West London have shocked everyonein the city and our thoughts and prayers are with all thoseaffected by the fire at Grenfell Tower.

Please be assured that WandsworthCouncil places an absolute priority on firesafety across its high-rise and low-riseblocks. Every block has an up to date FireRisk Assessment completed by anindependent expert and subject toannual review.

Regular fire safety inspections take placeto all blocks whereby Estate ServiceOfficers carry out rigorous checks toensure our buildings remain safe andcomply with the highest standards. Thisincludes checking for repairs and defects, fire doors, escape routes, service intakecupboards, hopper heads and refusechambers.

Estate Service Officers also carry outannual fire safety checks which look ingreater detail at all aspects of the internalareas that could either increase the risk ofa fire starting, impede escape routes orallow a fire to spread.

The council can confirm that when therehave been domestic fires in high-riseblocks in Wandsworth in recent years inevery case these fires were contained anddid not spread to other parts of thebuilding.

Fire safety adviceAs a council, we are doing all that we canto keep our residents safe from thedevastating consequences of a major fire, but you can also help by following thisadvice:

• make sure you have a working smokealarm in your home – Council tenantscan get an alarm at no cost from theirarea team.

• make sure you know where yournearest fire exit is

• do not smoke in common areas of theblock

Fire Brigade adviceThe London Fire Brigade have issued thefollowing advice:

CASE STUDY: Shared ownershipcosts me less per month than rentingAround 260 shared ownership homes areset to be built in Nine Elms over the nextthree years with almost 400 more acrossthe borough.Matthew, who works for the City of London Police, moved intoa shared ownership flat last year. He bought a 25% share of aone-bed flat at Riverlight Quay in Nine Elms.

Did anything surprise you about the shared

ownership process?I was surprised at how straight forward the process was.Being a first time buyer I assumed that it would be difficult, but there was help at every step of the way.

I thought I’d have to speak to different mortgage lenders butthe housing association, Optivo, recommended a mortgagebroker who were experts at arranging mortgages for shared ownership. This made the whole process simple and stress free.

What is the best thing about shared ownership? How affordable it is. I was previously renting in Tooting and Iam now actually paying a little bit less than I was to rent – thisincludes part mortgage and part rent. It’s nice knowing thatsome of my outgoings are being invested in my future!

I never thought I’d be able to save enough for a deposit inLondon, but with shared ownership you need a minimum of5% of the percentage you’re buying. This meant that I neededa minimum deposit of £8,000. Which is much more affordablethan on the open market.

I’d been putting money into a savings account for severalyears. Not always a huge amount, but little and often. Thismeant that when properties at Riverlight went on sale I wasready to move. It’s easy to become disheartened when youread about London property prices, but shared ownership isan affordable way of buying in London.

What’s your favourite thing about your new flat? It’s modern and very well designed. I enjoy having a balconywhich I didn’t have in my old place. I’m a keen gardener at themoment, I’m growing spinach and tomatoes. Living oppositethe new site for New Covent Garden Flower Market is reallyhandy for pots and plants.

I also like that I can walk to work. It’s a lovely walk along theriver and it’s saving me money on transport.

Turning oldgarages into new council homes The council has started building six new homes

for low cost rent on Gaskarth Road, Balham.

The new homes which are being built on an old garage site willbe offered to local people at around half the open market rent.

The council is committed to making the most out of unused orunder-used land. As part of the Hidden Homes programme, thecouncil has built more than 250 homes on council land andanother 260 are in the pipeline.

Building on council land means that there are no costs forbuying new land. This offers exceptional value for money andother local authorities, such as Hackney and Southwark, havenow adopted the same approach.

Brian Reilly, Director of Housing and Regeneration, said: “It’sgreat to see work starting on another six new council homes

that will be developed to high quality and environmentalstandards. Wandsworth has been creating Hidden Homes formany years through converting spaces like old garage sites, undercrofts, rooftops and old boiler rooms. The schemeprovides the homes our residents need without having to shellout large sums for new land.

“It’s encouraging to see more councils are now beginning toadopt the self build model that Wandsworth Council pioneeredwhich has the potential to provide many thousands of new lowcost properties right across London. Our particular focus is toprovide homes that can meet the housing needs of those livingclose by.”

Planning permission for the Gaskarth Road redevelopment wasgranted last year, and the new homes are expected to becompleted in August 2018.

The council have built two new family homes for low cost rent on

Limpsfield Avenue.

The three-bed properties, which have high-efficiency boilers and solar panels to helpreduce energy bills, will be complete next month.

Garages and store sheds which were previously on the site have been replaced onnearby vacant space.

The new properties are part of the council’s long running programme to make betteruse of council land.

Artwork by residents of Sudbury House has brightened upcommunal areas of the block. Copies of the artwork are alsoon display in Southside shopping centre next door. In April, members of the Sudbury HouseResidents’ Association (RA) launched anexhibition to display the results of a yearlong art project.

The project allowed residents to createtheir own artwork to smarten up theground floor lobby of Sudbury House, but it has also brought the communitycloser together, created friendships and helped residents discover a passionfor art.

In November 2015 the RA applied tothe Evening Standard DispossessedFund, which financially supports localcharities and community groups inLondon.

By the following March they found outthat their application had fought offother bids and had been successful. With the help of council ResidentParticipation Officer Jo Baxter, the RA setabout organising workshops with localartist Lucinda Denning.

Sudbury House residents of all agesenjoyed using different materials such ascharcoal, paint and lino printing to createpieces of art. These were thensuperimposed onto large Perspex sheetsand then installed in the block’s entrancelobby and corridor.

Resident Tracy said: “The art classes weregreat fun and I got to meet people fromother floors.” Her neighbour Marcia added:“There is a better atmosphere in the blocksince the artworks went up.”

Courtney (pictured above) said: “I camehome from a late shift at work and I was so proud to see my artwork on display.”

Councillor Ellis said: “Not only was the artwork extremely impressive, imaginative andcolourful it was wonderful to see the obvious enthusiasm of the residents of all ageswho had participated. Imaginative projects like this help promote community spiritand a sense of pride in where people live, and I hope it will be possible to do similarthings elsewhere.”

Estates across Wandsworth are finding new ways tohelp the environment as part of an ongoing project.Sewage systems are often unable to cope with the amount of waste water from ourhomes and rain water from our streets. When the system is full it is designed to overflow into the nearest river, which in Wandsworth is the Wandle. This causes pollutionand can harm wildlife.

Wandle Rain Gardens is an exciting new project set up by the London Wildlife Trust toreduce pollution and water waste. By adding green space to your area we can helpslow down the flow of excess rain into the River Wandle and help our environment.

What’s happening on yourhousing estates:

Florys CourtRather than installing an ordinary bin shed at FlorysCourt, the council has installed one with a ‘livingroof’.

A living roof is covered with grass and plantsinstead of concrete or tiles. This simple but effectivemethod reduces the amount of water which runsinto drains and provides habitat for wildlife.

WendelsworthAs part of refurbishments, concrete paving has been removed and replaced withgrass to reduce the amount of water that runs off into drains and into the Wandle.

Kirton LodgeThe council have installed water butts to collect water from the existing drainpipes. The water collected can be used by the local gardeners to water their plants. Byreusing water the green gardeners at Kirton Lodge are reducing water wastage.

They provided schools and localresidents with equipment and plants for even the smallestspaces, such as window ledges and balconies. Locals had agreat time planting flowers to attract bees and otherpollinating wildlife to their area.

Transition Tooting, Bramford Community GardenWandsworth, Rose Community Centre Battersea and Putney Community Gardens were some of the gardens to participate.

General rubbish can contaminate recycling.Don’t let your good efforts go to waste!Contamination happens when we put the wrong materials inrecycling banks. These are usually materials that should be putin the general rubbish or recycled elsewhere.

Putting the wrong things in your orange-lidded recycling bin canprevent the whole bin from being recycled.

At the end of last year, we fitted lockable orange lids to 300recycling bins to reduce contamination. Since the locks werefitted, contamination of these recycling bins has reduced.

However, we all need to do our bit to make recycling moreeffective. The small changes we make can make a hugedifference.

Recycle right and don’t let your neighbourhood’s recycling go to waste!

Do not place these items in your orange lidded banks:

RECYCLERIGHT

(without lids)

Only ever place these items in your orange lidded banks:

Always wash foodremains off containersbefore recycling

If you think the orange lidded recyclingbank needs to be replaced or lockedshut, please contact your area housingteam. (Contact details on page 20.)
