Whether you call it 'Lean Manufacturing' or 'More for Less for More' (M4L4M); the 'Waffle Box Building Technology' simply uses common sense to provide homes, mass-housing and mid- to high rise buildings to more people in the Philippines at a lower cost while simultaneously adding value.

What follows in this presentation is some background information.

We appreciate your comments and (even more) your suggestions plus ideas; after all, there will always be room for improvement… we humbly admit.

What is the 'Waffle Box Building Technology'?

The cost to build a house in the Philippines is increasing (like anywhere else).'Waffle Box Building Technology' uses several methods to build at a lower cost and simultaneously adds value.(Unlike many other developers, we pass the savings on to the end-user…)While some of those methods are a ‘trade secret’, here are two:

Cost Saving Method #1

'Waffle Box Building Technology' is an ‘Industrialized Building System’.

People build ships, airplanes and cars in a factory… for obvious good reasons; increased quality and speed, reduced cost. But when we need to build houses.. here come all the workers, machinery, tools and materials to the building-site… As a result there is inconsistent quality, delays, material waste, a dangerous working environment and higher cost.

So, in a remote warehouse we monolithically pour (cast) four-sided steel-reinforced concrete units which are connected to each other by welding, bolts and/or with dowels to form your home. And (if requested-) we attach doors, windows, tiles, paint etc. After this, we transport your home (in 2 or more parts) to the building-site where a crane lifts them into place.Weather delays, missing materials, and subcontractor no-shows are eliminated, saving time and money. It’s like making cars on a production-line; cost savings through economies of scale.

Cost Saving Method #2

'Waffle Box Building Technology' uses up to 50% less cement/concrete.

In the Philippines, the conventional construction method is ‘Hollow Blocks’; the walls have to be 4 to 6 inch thick to be able to carry their own weight (but it was (!) the cheapest way to build). We simply introduced vertical and horizontal steel reinforced concrete ribs (micro beams and columns) to the walls and slabs that will resist all the building loads.

'Waffle Box Building Technology' walls performs like a 6 inch thick wall (same strength)… while the ‘skin’ or ‘voids’ between the (6 inch thick) ribs are only 2 inch thick.

The concrete units are engineered and optimized to place concrete/steel precisely where it is structurally required for strength (Portal Frame).

Added Value #1

Quality of the 'Waffle Box Building Technology'.Being an ‘Industrialized Building System’ guarantees higher- and consistent quality; the production of the concrete units being uniform.

Added Value #2

Green Features of 'Waffle Box Building Technology'.

Reduced need of cement (concrete). Cement manufacturing causes negative environmental impacts at all stages of the process.

Optional insulation inside the ‘voids’ of the concrete wall so you can use a smaller HVAC system; enjoy yearly savings with lower energy bills.

Added Value #3

Structural Strength of 'Waffle Box Building Technology'.

‘Waffle Box Building Technology’ is earthquake-, fire-, typhoon-, hurricane and flooding resistant. We form the shell of your house as a six-sided box-rigid-frame, like the hull of a ship or the fuselage of an airplane; a concrete envelope of monolithically poured reinforced concrete with ‘portal frames’.

Added Value #4

Speed of Construction with the 'Waffle Box Building Technology'

Most of the construction activities take place off site in a factory environment; hence an earlier occupation of your commercial building and a fast activation of your investment.A small home can be placed on your building-site in 1 day.

Added Value #5

Total Weight of the Building with the 'Waffle Box Building Technology'.

Lightweight; less concrete plus less steel reinforcement bars needed hence less cost for transport or lifting.

The basic structure of your building can be ‘designed lighter’ because it does not have to carry much weight.

Added Value #6

You will have a ROOF DECK as bonus… ...where you can party, or relax, enjoy the view and a cool breeze...

Added Value #7

You can build by phases (add a bedroom or garage later when you have the budget). We can design your house ‘ready for additions’; to expand your home to suit the needs of a growing family.
