Ididn’tcomeintotheroofingindustryinNovember1977onpurpose.Withanewly-minteddegreeinConstructionAdministrationfromUWMadison,Iwasfullyexpectingtogotoworkwithageneralcontractorandbuildbuildings.But,in1977therewasarecessionintheconstructionindustry,sonoonewashiringwet-behind-the-earsprojectmanagers.Iwasmarriedtomyhighschoolsweetheartforjusttwoyears,andhada5-montholddaughtertosupport.SowhenIwasofferedasales/estimatorpositionwithalargeroofingcontractor,Ithought“getsomeexperienceintheconstructionindustry,buildaresume,andmoveupwhentheeconomycomesback.”
Forty-twoyearslater,Iamstillintheroofingindustryandcansaythatithasbeenasrewardingacareerasmy22-year-oldselfcouldhaveimagined.IwillretireinJanuary2020,andsothisarticlewasrequestedbymyBenchmarkassociates,whoaskedmetoreflectonthechangesintheindustrythatIhavewitnessed.
Ihaveparticipatedinoneofthemostdynamicperiodsinthemostinnovativeindustryinconstruction.Changesinroofinghavebeentoomanytoaccuratelyrecall,buthereisashortlistofthemostnotablechangesandmyeditorialcommentsoneach:
1. Advent of Single-Ply Roofing/ Decline of Built-Up Roofing.
In1977,single-plyroofingwasjust
gettingatoe-holdinthemarket.Neoprene,EPDM,andpolyvinylchloride(PVC)membraneswerebroughttomarkettocompetewithasphaltandcoal-tarpitchbuilt-uproofsthathaddominatedthelowslopecommercialroofingmarketfornearlyacentury.Carlisle,Uniroyal,GatesEngineering,PlymouthRubber,Goodyear,andotherfamiliarrubbermanufacturersenteredtheEPDMroofingmarket.DynamitNobel(Trocal),Sarnafil,Sukoflex,Alkor,BraasandotherEuropeanPVCmanufacturerscametomarketandwerefollowedbyseveralU.S.manufacturers,CooleyandPlymouthRubber,andaveryshort-livedVCP.
SomeoftheearlyPVCmembraneswerenon-reinforced,whichoftenledtosignificantmembraneshrinkage.IhadaschoolclientwhohadaballastedPVCroof.Hecommentedtomethateveryspringhehadtopulltheguttersbackdownofftherooftotheirnormalposition.ThePVCmembranewaspullingtheguttersupontotheroofeachwinter.Whocouldhavepredictedthat?
Earlynon-reinforcedPVCmembranesalsowentthroughaperiodoftime(mid-1980s)whereanumberofinstancesofmembraneshatteringoccurred,suddenlyleavingbuildingswithnoviableroofsystem.Significantwaterdamageresulted,andittookseveralyearsforthePVCroofingsegmenttorecoverfromthetaintofthatfailure.
EarlyEPDMroofswereseamedwithliquid(neoprenebased)adhesives,
whichwerenotresistanttolong-termexposureofpondedwater.Asaresult,butyl-basedadhesiveswereintroducedinthemid-1980s(whichwerebetter)andfinallyseamtapeadhesivesdevelopedinthelate1980s,thatweremuchmorereliableanddurable.
Around1980,JPStevensdevelopedaDuPontHypalon-basedsingle-plymembranethatwaswhite,reinforcedandgenerallyheat-weldable.ItwasalsoverypricecompetitivewithPVCandEPDMsystems.Theirhypalonmembranewasoriginallyagoodroofingmembrane,capableofbeingadhered,ballastedandmechanicallyfastened.JPStevenswentthroughseveralreorganizations,becomingJPSElastomericsandthenStevensRoofingSystems.Inmyopinion,theyknewhowtomakeaverygoodsingle-plymembranebutcutproductqualitytoimproveprofitabilityorgainalargermarketshare.Irecentlyhavebeenonseveral30-year-oldJPStevensroofsstillperformingwell,butIalsowitnessedmanyfailuresofthesameproduct(sometimesfailingbeforetheroofinstallationwasfinished).Iattributethesefailurestopurposefulcheapeningoftheproduct.
Thermoplasticpolyolefin(TPO)membranesenteredtheU.S.marketaround1993.Again,JPSElastomericsorStevensRoofingSystemswasoneofthefirstwiththeir“EP”membrane.TheirTPOmembranessufferedfrombeingtoothin,(whichwasalwaysmy

gripewiththem),andtheir“CoolBlack”wasapoordecisionfromthestart.TPOmembranesrequireheatandUVstabilizerstoprotecttheTPO“backbone”andmakingtheproductblackincolormadeitagefasterthanthewhiteversion.Itisclearthisproductdidnotgetsufficientfieldtesting.
Oddly,StevensRoofingSystemswaspurchasedbyDowChemicalin2008,andthensubsequentlyceasedallroofmembranesalesin2011.DowboughttheresponsibilityofStevenswarrantiesandhadtorespondtowarrantyclaimsforadecadeafterthatpurchase.
Carlisle,Firestone,andGAFalsointroducedTPOmembranesinthemid-to-late1990s.TheindustryobservedthatsomeTPOmembranesweredeterioratingmuchfasterthanexpected,particularlyinareasofreflectedlightandhighheat.ReformulatingtheTPOblendsresultedandthesenewerformulasseemtohaveimprovedTPOmembraneresistancetoheatandsunlight.
Inthebackdropofthesurgeinsingle-plyroofingpopularity,built-uproofingwentfromnearly100percentofthelowsloperoofingmarketin1975,toaslowas6percentin2016.
2. Insulation Changes
Commercialroofinsulationsavailableinthe1970sincludedthechoiceofperlite,woodfiber,rigidfiberglassandtoalesserextent,foamglass.Extrudedandexpandedpolystyreneinsulationscameintotheroofingmarketmoreasaresultoftheincrease
insingle-plysales,thoughsomeroofingcontractorsusedexpandedpolystyreneasabaselayerinasphaltbuilt-uproofassemblies.
The1970switnessedthefirstuseofpolyurethaneinsulationinroofassemblies.BecauseitwasmarketedashavingR-valuesashighas8perinch(withtheotherinsulationshavinganR-valueof2.78-3.0perinch),andwerelighterandlarger(4x4footand4x8footboards),polyurethanewaspopularforaperiod.Theprimarynegativewithpolyurethaneinsulationisthatitlackedsufficientfireresistanceandrequiredtheuseofathermal(fire)barrier.Itwasalsothoughttocauseblisteringinbuilt-uproofsthatweredirectlyappliedtoit.Assuch,polyurethaneinsulationwasreplacedinthemarketbypolyisocyanurateinsulationaround1980.
Polyisocyanurateinsulationhassincebecometheworkhorseoftheindustry.ItissufficientlyfireresistanttobeapplieddirectlytoasteeldeckforULClassAfireratingonmostlow-sloperoofassemblies.Changesinenvironmentalregulationshaverequiredinsulationmanufacturerstoreformulateseveraltimes,toreplaceozonedepletingblowingagentsintheproduct.Someissueswithdimensionalstabilityandcuppingwereexperiencedbuthave,forthemostpart,beencorrected.
From1982to1992Koppers,andthenlaterJohnsManville,manufacturedphenolicfoaminsulation.Phenolicfoam,itturnsout,canbequitecorrosivetosteeldeckswhenitbecomeswetandis
indirectcontactwithsteel.Aclassactionlawsuitwasfiledduetothenumberofdeckcorrosionreports,andBeazerEast,thentheownerofKoppers,spentadecadesettlingclaimsandmoppingupthatmess.
Inthe1970s,itwasmostcommontoseebuildingsoutfittedwith3/4”or1”perlite,fiberboard,orfiberglass.Itwasraretoseeanythingelse,unlesstheroofinsulationwastaperedandprovidedslope.Themovementtoreducebuildingenergyusagetookrootinthelate1970s,andthefirstModelEnergyCodewaspublishedin1983.
Underthetheorythat“moreisbetter,”eachupdatedversionoftheInternationalEnergyConservationCodehasrequiredhigherR-valuesthanthepriorversion.Themostrecent2018IECCcodehasthesmallestincreaseinR-valuerequirement,reflectingthatweperhapshavereachedapointwhereaddingmoreinsulationdoesnoteconomicallyreduceenergyconsumption.
3. Roofing Market Influencers
Ourroofingindustryneedsleadershiptomeettherequirementsoftheroof-buyingpublic,roofingcontractors,anddesignprofessionals.Theseorganizationshelpkeepourindustryontherighttrack.Theseorganizations’interestsarenotalwaysthesame,butIfeelallaremotivatedtoraiseupourindustry.
The National Roofing Contractors Associationhasbeeninfluencingtheroofingmarketsince1886.TheNRCAhas,inmyhistory,beenavaluablesourceforroofing

researchandtechnicaladviceandhasbeenanadvocateforgoodroofingpractices.Whileitnaturallyseestheroofingmarketfromacontractor’sperspective,theNRCAisastronginfluencerinourindustry.
Fromaroofdesigner’sstandpoint,FM Global(FMG)isoneofthemostimportantforcesoverthepast42years.Forexample,priortothelate1970s,mostroofinsulationwasadheredtotheroofdeckinhotasphalt,evenonsteeldecks.BecauseofFMlosspreventionresearch,in1984FMGlobalbeganrequiringthatroofinsulationbeattachedtosteeldeckwithscrewsandplates,inlieuofhotasphalt,whichjump-startedtheinsulationfastenerindustry.
Foryears,FMGlobalpublishedtheirtestedandapprovedroofassembliesintheannualFM Approval Guide.TheApprovalGuidewasreplacedin2001bytheonline“RoofNav”databaseofapprovedroofingsystems.
FMGlobalmaintainsanumberofLossPreventionDataSheets(LPDS)tohelproofdesignerscreatemoreresilientroofsystems.FMGperiodicallyissuesupdatesofthesedatasheets,andsometimesitcausesdisruptionintheroofingindustry.Benchmarkisamemberofanindustrygroupcalledthe“FMCoalition,”madeupofkeyindustrystakeholders.ThegroupmeetsannuallywithFMtoreceiveapreviewofupcomingLPDSchanges,andprovidefeedback.
Roof Consultants Institutewasformedin1983,latercalledRCI,Inc.
andisnowIIBEC,theInternational Institute of Building Enclosure Consultants.BenchmarkhasbeenamemberofRCI/IIBECsincethemid-1980s.ThepurposeofRCIwastopromotetheroofconsultingindustryandprovideitsmemberswithcertificationopportunities.IwasinthefirstclassofroofconsultantstotakeandpasstheRegisteredRoofConsultant(RRC)testin1988.IIBEChasbecomearoof/buildingenvelopeindustryleader.
SPRI (formerlySingle-Ply Roofing Institute)wasformedin1981,torepresentsingle-plyroofingmanufacturersinthemarket.Themanufacturermembersincludedmodifiedbitumenroofingmanufacturers,assomeoftheirproductsweresoldassingle-plysystems.Sinceitsinception,itsmembershipexpandedtoincludecomponentsuppliers,rawmaterialsuppliersandconsultants.Thisorganization,ofwhichBenchmarkisamember,isanANSI-approvedstandardsdeveloper.Seeinggapsbetweenbuildingcoderequirementsandtheabilitytocomplywiththoserequirements,SPRIhasworkedhardtofillsomeofthosegaps,withnewstandardssuchasANSI/SPRIES-1,theTestStandardforEdgeSystemsUsedwithLowSlopedRoofingSystems.Thisstandard,whichhasbeenadoptedintotheInternationalBuildingCode,helpsdesignersmeetthedesignrequirementsformetaledgesecurementrequirementsinthecode.
HavingworkedwithSPRIoverthe
past15years,Iconsiderthemtobeasmart,hardworkinggroup,dedicatedtoimprovingtheroofingindustry.
4. Roofing Innovation and Unintended Consequences
Innovationintheroofingindustryisaliveandwell.Afteraperiodofrelativecalm,thelastfiveyearsorsohasseenanincreaseintheintroductionofnewproducts.Someoftheseinnovationsaredrivenbychangesinregulations.Forexample,newadhesiveshavebeendevelopedtomeetlowerVOCemissionstandards.Theadhesiveformulationsandapplicationmethodsoftheoldadhesiveswerewellknown,andapplicationoftheneweradhesivesrequiresre-training.
Theintroductionofinduction-weldedmethod(i.e.RhinoBond)fortheattachmentofheat-weldablesingle-plysystemsseemedwell-timedwiththechangesFMGlobalmadetotheir4470teststandard.Thatchangeeliminatedtheapprovalsofmanyseam-attachedsystemsduetoconcernswithoverstressingsteelroofdecks.Theinduction-weldedmethodhasalearningcurveforcrewsthathavenotdoneitbefore.Benchmarkusesthisattachmentmethodfrequentlyandhasmodifieditsspecificationstoincluderequirementsforcalibrationoftheinductionwelder,forcareofmagnets,andforspacingofinductionplates.
TherecentchangeinhailresistancerequirementsbyFMGlobalisanotherexample.TheVerySevere

Hail(VSH)ratingcurrentlyrequiresmanufacturerstoresorttousingorientedstrandboard(OSB)asa“coverboard”tomeettheVSHstandard.OSBhasnotbeenusedwithinlowsloperoofingassembliesforextendedperiods,oronawidescale,sowehavedefiniteconcernsaboutitsperformance.Likewise,thereareseveralfirmsworkingonahigh-densitycoverboardthatisbasedoncompressedrecycledjuiceboxesorplasticbeveragecontainers.Iexpecttheretobeunforeseenissueswiththeseproducts.
Thisindustryhasbecomequitecomplicated.Itseemsthateverymanufacturersuppliesanever-increasinglistofproductsandaccessories.Werecognizeinnovationhasadefiniteupside,butthereisariskofcombiningproductsthatarenotcompatible,orarenotmeanttobeusedtogether,resultinginfailureorheartache.Theuseof“triedandtrue”methodsisstillagoodrecommendation.Theroadofearlyadoptersisstrewnwithfenderbendersandcollisions.Myrecommendationisgoslowandletothersexperiment.
5. Labor Issues
AyearorsoagoIwroteanarticleentitled,“RoofingContractororLaborBroker?”.InitIrecalledearlierdaysinmycareerwhereeachroofingcontractorhaditsowncrews,trainedthem,andkeptthemtogetherforyears.Thisstillhappenswithmanycontractors,butwehaveseenagrowingtrendoflargenationalcontractorstosub-contracttheirinstallationlaboronmanyprojects.Thismaybe
inresponsetothetrendoflargebuildingownerspoolingtheirroofingprojectsandbiddingoutpackagesofroofreplacements.Inordertocompeteforthiswork,contractorsneedtobeabletotravelorhavemultiplelocationstoservethatneed.
Asaresult,throughourcontractorqualificationprocesswehavetriedtogetcontractorstocommittodoingourprojectswiththeirownforces.Ifwehavetoacceptsub-contractcrewstogetaprojectdone,werequirepriorknowledgeofwhothesubcontractorsare,theirqualificationandcredentials.Evenwiththesemeasures,wesometimeslearnthatnotallroofersonaprojectareemployedbytheprimeroofingcontractor.Itisfrustrating.
Inmycareer,IhavealsowitnessedthechanginglandscapefromprimarilyEnglish-speakingcrewstoprimarilySpanish-speakingcrews.ItmakesmewishItookSpanishratherthanGermaninschool,ascommunicationissometimeschallenging.IhavenodoubtthatHispanicworkersarewilling,capable,andwantingtodothingsright.Ourindustry’schallengeistomeettheirneedsintrainingandcommunication.
Theroofingindustryhasbeenfun.IcannotimaginewhatelseImighthavedoneinmyworkcareerthatwouldhavebeenaschallengingandinteresting.WhereelsewouldIhavehadtheopportunitytomeetandservesuchagoodgroupofclients,orworkalongsideofhard-workingcontractorsanddesignprofessionals?IamgratefultomypartnersatBenchmarkwho
encouragedmetojointhemonthejourneyofowninganddevelopingBenchmarkintothegreatgroupithasbecome.
Inclosing,Ihaveexperiencedalotinmy42-yearcareerandhavegreatlyenjoyedservingBenchmark’sclientstothebestofmyabilities.IamproudofthecurrentBenchmarkteam,asbeingthemostdedicatedandknowledgeablegroupofprofessionalsyouwillencounterinroofandpavementconsultingindustries.
ItisbittersweetthatweapproachJeff’sretirement.Whilewewishhimwellinhisnextchapteroflifeashecommitstospendingmoretimeathomeandenjoyinghisfamilyandfriends,wewillmisshimdeeply.JeffhasdedicatedhiscareertobeingaBenchmarkroadwarrior–travelingtoclientmeetingsandevaluatingroofsthroughoutthecountry(andbeyond!)for42years.Hisclientsareloyal.Ashisclientelemovesfromonecompanytoanother,itiscommonthattheyringhisnumberinneedofassistanceattheirnewventure.Throughhishardworkandreputation,he’searnedtheirtrust.

colderweathermaycausequalityissues,costoverruns,anddelayedschedules.
Flexibility
Manyunforeseenissuescanariseanddelayaconstructionproject,afewofwhichincludepermitting,undergroundtanks,andutilityproblems.Youcanlessentheimpactofdelaysbystartingyourprojectassoonaspossible.Bybiddingearlyandlockinginastartdateforyourproject,anydelaysthatdooccurwillhavelessofanimpactonthetimely
completionoftheproject.Manytimes,unforeseenissuesendupdelayingthecompletionofalatesummerprojectuntilthefollowingyear.Biddingearlywillgiveyoutheflexibilitytoadjusttochangeswithlessimpactontheprojectqualityorbudget.
