OnJuly14,2017,theMarcoPolocondominium, a 36-story 568-unit building, suffered adevastating fire that resulted inthree deaths, several dozeninjuries, and damaged morethan200units(30ofthemweretotal losses due to smoke, heatand fire damage).One of themajor reasons for thisdebilitatingfirewasthelackofa
sprinklersystem.TheMarcoPoloisnotaloneinthis:300 other high-rises in Honolulu do not havesprinklersystems,asitwasnotrequiredinbuildingsbuilt before 1975(the Marco Polo was built in1971).An inspection conducted by an engineeringfirmin2013foundthattheMarcoPolodidnotmeetthe city's fire code, asthe fire alarms werenot loud enough anddid not have flashinglights.
Thankfully, Holomuahas a sprinkler system and fire alarms that can beheardandseenwithin theunits and in the commonareas. We also have a fire evacuation plan thatinstructs youonwhat todo if youdiscover a fire inthebuilding,andhowtoleaveyourunitandevacuatethroughthestairwells.Includedinthisdocumentisafloordiagramforevacuation.
Whatyoucando:
• Donot ignore fire alarms; itmaybetherealthing.Ifnot,practice will make us moreefficientinevacuatingwhenafiredoesoccur.
• If you do not have a fire evacuation plan, you canpick one up in themailroom or download it fromourwebsiteholomuacondo.com. It is important tofamiliarize yourself with the contents so you areawareofwhattodoifthereisafire.
• Donotkeepyourunit’sentrydooropen.This isafirecodeviolation.Ourunitdoorshaveafireratingofatleast20minutesandarecriticaltopreventing

• Small fires within yourunit can be broughtunder control withsome reasonable actionon your part. Paper or trash fires can beextinguished with water. If a grease fire occurswhilecooking,coverthepantoputouttheflames.DONOTusewaterongreaseorelectricalfires;useachemicalfireextinguisherinstead.
• Ifyourkitchenbecomessmokywhencooking,openyour windows and lanai glass door to ventilateyour unit. DONOT open yourmain front door, asthiswillallowsmokeintothehallwayandactivatethebuilding-widefirealarm.
• If you know of any elderly or handicappedneighbors who may need assistance evacuating,you might want tocheck on them if it issafe to do so. Thosewho are unable todescend the stairsshould remain nearthe landing of thestairway on their floor along with an able-bodiedadulttoensuretheirsafetyuntilhelparrives.
• Keep the stairway doorsclosed to keep smoke andfire out of the stairwells.DO NOT prop open thesedoors.

By now, all owners should be aware that they arerequired to have HO6 homeowners insurance tocover any losses related to their unit and personalproperty. Last year, the Board enlisted the help ofInsurance Associates to monitor and enforce thestatusofourunitowners’ insurancepolicies.Letterswere sent out to all owners requesting proof ofinsurance, and follow-up lettersweresenttothosewhowerenotincompliance. Finally, a few monthsagotheBoardauthorizedinsurancepolicies to be purchased for theremaining non-compliant units(about 10). The premiums for these policies werecharged to the unit owners’ maintenance feeaccounts. Additionally, proof of insurance must beprovided to Insurance Associates upon renewal ofyour policy every year. Owners should follow theinstructionsinthereminderletterstheyreceive.

BIKETHEFTS: Recently, two bikeswere stolen fromthe bike rack located on the first floor. A motion-activated light is installed in this area, and owners

CLOGGEDDRAINS:Recently,anownerofaunithadacloggedkitchensinkthatresultedina$773billfromthe plumbing company. The plumbers found andcleared the blockage 10-15 feet from the unit, in acommonareaof thebuilding’sstructure.Asaresult,the owner appealed her case at the last boardmeeting,andtheBoarddecidedtoreimburseherforthe bill. However, keep inmindthatifablockageisfoundwithintheboundariesofaunit,itistheowner'sresponsibilitytopayforany expenses. A few remindersto prevent drain clogs fromhappening:
• Most bathroom clogs are a result of hair. Topreventthis,useadrainstrainertocatchhair.
• Clogged toilets frequently result when impropermaterials are flusheddown.Donot flush femininehygieneitems,cottonswabs,dental flossordiaperwipes.
• Kitchen sinks are a majorfactor in clogged drains. Donotpourgreaseoroildownthe drain, as these cansolidify and cause blockage.Undissolvable food articlessuch as rice, pasta, potatopeels and excessive food scraps are also culprits.Do not toss paper towels or cigarettes down thedrain,astheyalsodonotbreakdown.Useadrainstrainer to catch any objects, and dispose of theminthetrash.
MOVING: Be sure to makean appointment with thebuilding manager at leasttwo days prior to yourmove in order to reserve the freight elevator andvehicle loading & unloading zone. Moves must takeplacebetween8amand5pm.
ACTIVITY ROOM TOILET: When using the 7th flooractivityroom’sbathroom,pleasebesurethetoiletisnotleft“running”whenyouleave.Recentlywehadaproblemwith the flushingmechanism getting stuck,andwhoknowshowmuchwater($$$)waswasted.
