Editor’s Note
India’s strong economic growth is one of the key factors behind the growth of real estate sector in Hyderabad. Hyderabad’s infrastructure has gained momentous growth and the city continues to be the most affordable metro for both buying
and renting. There has been a steady increase in rental values over the last 4 years while residential sales doubled up in two years since 2014 and residential launches too increased by 70% in 2016 and continued in the same pace until 1H2017. Although there is a momentary slow down in the last few months due to the impact of demonetization, RERA and GST it is all set for a revival due to the overall prevailing market scenario.
There is huge demand for quality office spaces in Hyderabad and this has rubbed off positively in terms of demand for flats in Hyderabad. Since inventory in terms of available office space is lower than demand, prices are increasing in the commercial segment. New project launches in residential segment are slower than usual but the situation is expected to improve soon. A majority of the launches are centered around western Hyderabad and that too in high priced categories. Projects launched in close proximity to work place, availability of affordable housing section, fast transportation and connectivity are the major driving factors for the growing demand of residential and commercial spaces in the city.
The major market mover has been Telangana tops in “the ease of doing business” rankings, which is beckoning future commercial investments. It will in turn better the housing demand. TREDA hails the initiatives of the state government to create a conducive climate for doing business. The builder- developer fraternity at TREDA constantly strives to collaborate and synergise among it’s members to partner with the state government to charter the path of growth, towards the fructification of ‘Golden Telangana’.

The present market scenario is to fulfill the required HMDA norms including the stipulations laid down for greenery. We wanted to bring nature into the homes of our residents. The accessibility to ORR cuts down the commutation time nearly by half and is well within 30 minutes drive of all the major IT-hubs/ companies in financial district. Also since this part of the city is untapped, one can enjoy the traffic free roads along with a healthier community living.What kind of appreciation can the buyers expect on their investment here?

Lion Kiron CEO & MD, Suchirindia Group has also made forays as an hotelier and into infrastructure development. Papyrus Port on Bangalore Highway and Honey Berg in Shamirpet, the two Hyderabad based star resorts and with a wide array of infrastructure projects across India, he has many accomplishments to his credit. He is a multifaceted personality, an enthusiastic globe trotter, adventure freak, pilot, author, diplomat, collector and a philanthropist. He says, “What’s the point if you haven’t left some memories for the posterity to cherish.”
Equipped with a P G diploma in Public Relations and another in Computer Science, Dr Kiron, an MBA from St Petersburg University, Russia has been awarded a doctorate from the University of North West New Brooklyn in Urban Planning & Tourism development. According to him “there exists a deep dichotomy between the urban town planning of a city and the tourism promotion of that place. While visiting a new city we tend to admire it’s legacy, historical artifacts, infrastructure and in the process understand its urban planning which helps in development of tourism of that area.”
From an early age activities like reading and writing poetries, theater and other cultural activities fuelled his passion for literary and intellectual pursuits. He is a prolific writer having authored motivational books titled ‘Claim Your Time’ and ‘Blue Print – Blow Up’, another two on real estate, namely ‘Of feet & yards’ and ‘Medha’ which have become a bible for those in real estate trade and people at large. He has presented several research papers delving on real estate, technology, ‘changing the stereo types and mindsets of people’ among others across various business and real estate platforms globally, which have been published by international journals.
Dr Kiron holds a rare distinction of diplomatic status as the honorary consulate of Republic of Bulgaria for Telangana and AP besides being honoured with several awards and distinctions for his notable contribution to the society through Suchirindia Foundation. Right from childhood days reaching out in service of society has always motivated him to help out the poor and the needy. Aptly so, the foundation supports blood donation camps, many special children’s homes, conducts academic excellence scholarship tests annually besides promoting sports and culture.
Dr Kiron made a humble beginning with Suchirindia Group in 2005 making Hyderabad its base. He wanted to be a trend setter, where people start looking at real estate business with great respect. Over the years the group has transformed into a giant business house spreading its wings into prominent markets of India and Colombo in Sri Lanka, covering land development, construction, infrastructure and hospitality.

He is an explorer having travelled extensively over the globe in pursuit of seeing new places, venturing into the rural areas to homogenize with different cultures, representing many forums, as a collector of exquisite arte facts, for sky diving trips and even went on an adventure expedition to the South Pole Antarctica in a Russian vessel.
“Inspired by Dr Abdul Kalam’s principle of ‘think globally and act locally’ my dream is to expand globally, whether we are there or not the brand must go on instead of being limited to a family owned company, once the systems are set it goes on for centuries,” he adds. Centre to invite global expertise for housing
The Centre will invite companies from across the world to showcase their construction techniques, and adopt the selected ones to build affordable houses for poor families
in the country. The move is in line with the government’s push under the ‘Pradhan Mantri Awas Yojana’ (PMAY) (Urban) project, which aims at providing ‘pucca’ houses to every poor family in the country by 2022. At present, there is a shortage of 1.2 crore houses in urban areas, Housing and Urban Affairs Secretary D S Mishra told informed. “It is possible to complete housing projects, which normally takes 2-3 years, within 90 days with the help of technology. We want to get such technology in India. We will conduct an affordable housing construction technology challenge,” he said.
The government has set an ambitious target of constructing 12 lakh houses under PMAY (Urban) in the 2017-18 period, out of which only 1.49 lakh houses were built in 2016, a senior government official had said earlier. The Centre seeks to construct 26 lakh houses in 2018-19, 26 lakh in 2019-20, 30 lakh in 2020-21 and 29.80 lakh in the 2021-22 period.
India among top 10 appreciating residential markets
The growth in India’s mainstream residential prices has landed it a place among top ten international markets according to the Global House Price Index for Q2 2017
by Knight Frank. According to the index, at an annual price appreciation of 10.5% India’s residential sector has outpaced matured markets such as China with 9.6% and did nearly four times better than 2.8% price rise recorded in UK.
The country stood 9th among 55 international markets – 13 spots above its position on the index. It even bettered the performance over the previous quarter wherein it ranked 13th. Matured markets such as Singapore (-2.1%) and Japan (-0.2%) saw negative growth of 2.1 and 0.2%, respectively. While Hong Kong emerged as Asia’s strongest market in the 12-month period, an analysis of five years puts India in the front, recording an average price growth of 70% edging past 65% price appreciation witnessed in Hong Kong. Overall nearly 90% of the 55 housing markets tracked on the Global House Price Index witnessed a flat or positive price growth in the 12-month period to June 2017.
Ministry of Urban Development to develop railway stations
A memorandum of understanding has been signed between urban development ministry and Indian Railways to redevelop 100 railway stations on the lines of smart cities recently. The MOU proposes two joint
venture options for speedy redevelopment of railway station centred areas. The first being between the Railways and the Special Purpose Vehicle (SPV) formed for execution of Smart City Plans, with equal share in equity. In the second model, National Buildings Construction Corporation (NBCC) can be roped in with equal share among the three. NBCC can design, develop and execute the redevelopment plans on self-financing basis. Railway stations have been the core of city development and have become congested over time and their redevelopment offers immense opportunities for changing city landscape.

index according to AT Kearney partner Subhendu Roy. The change in ranking was due to increased consumer spending, beyond essentials, rising mobile and internet penetration, favourable foreign investment climate and bold action on cashless transaction and GST. According to India Retail Report 2017, over the past 12-15 months, 100 per cent cash and carry operations are gaining significance in India with Thailand's Siam Makro being the latest entrant in this space following Metro, Walmart and Booker. Furthermore, Swedish-furniture maker Ikea plans to open its lone distribution centre in Pune by end 2017 and its first store in Hyderabad by early 2018 with overall plans to invest USD 1.56 billion to set up 25 stores in India. In addition to the bigger retailers and brands, the mid-size brands from across the world are also looking to cash on the relaxed retail policy in India. With increasing global participation in retail, the sector will further evolve and become more organised and competitive in providing better assortment to the consumer.

REITs in India: Opportunity awaits
Considering the capital-intensive nature of the commercial real estate sector as an investment avenue and also the limited investment opportunities with regards to high-grade office assets,
REITs (Real estate investments funds) will be a big boon for the Indian real estate industry. A REIT is an investment tool that owns and operates real estate assets and even allows individual investors to invest in and earn income through partial/equity level ownership of commercial real estate without actually having to buy those assets. REITs are modelled after mutual funds, and provide their investors with all types of income streams - as well as the benefits of long-term capital appreciation. A REIT also trades on major stock exchanges and provides investors with a highly liquid stake in real assets typically offering high yields.

Rs. 3,700 cr incentive for speedy
execution of Smart city projects

as an incentive to states for speedy completion of smart city projects. The states will be chosen through competition. PM Modi recently asked
all the chief secretaries of states to monitor the progress of smart city projects for early completion. The Centre has already selected 90 cities under the ambitious smart city scheme and has approved projects worth Rs 1.91 lakh crore. The incentive amount will be about 2% of the cost of all projects.
During PM’s monthly web-based interaction with secretaries and chief secretaries under PRAGATI initiative, housing and urban affairs ministry secretary Durga Shanker Mishra said the competition for getting incentive would start soon. “He appreciated the participation of cities in the challenge route. He said the challenge before everyone is now to ensure implementation and expeditious completion of the work in the 90 identified cities, with high quality,” an official release from PMO said. Till now, about 79 projects worth Rs 941 crore have been completed and another 204 projects worth Rs 7,963 crore are at advanced stage.

Shapoorji Pallonji bags 3
contracts to build complexes
Mumbai based realty and infrastructure giant Shapoorji Pallonji has bagged three contracts to construct collectorate complexes in Medchal, Ranga Reddy
(Shamshabad) and Vikarabad at a cost of Rs 102.97 crore in Telangana. Shapoorji Pallonji's was the lowest bid for construction of these three complexes. However, this is not the first major project for Shapoorji Pallonji in Telangana. Earlier too, this infrastructure major has completed construction of the Rs 50-crore Pragathi Bhavan, the camp office cum-residence of CM KCR.

The KCR government has allocated Rs 1,800 crores for Yadadri temple development project. It is expected to spark an economic boom in the form of allied commercial activity in real estate, tourism, transport,
commercial establishments, hotels and spiritual centres according to market sources. Yadadri, a centuries-old hill temple dedicated to the Hindu lion-god Narasimha, ringed by eight other hills and lush forests at a two hour’s drive from Hyderabad is undergoing a lavish government-funded makeover to realise Telangana CM KCR’s dream of matching India’s richest temple in neighbouring AP’s Tirumala.
The plan entails a sprawling 11-acre temple complex that will consist of seven temple domes, including a 100-foot main dome, a 1,400 acre tourist facility comprising cottages, multilevel parking, and housing for the temple priests. The government has already created a special-purpose body Yadadri Temple Development Authority (YTDA) for developing the project. The first phase of construction is expected to finish by May 2018. The surrounding hills are being developed rapidly and four-lane roads constructed for smoother connectivity. After construction is complete, the footfall is expected to triple from 10,000 to 30,000 a day and the income zoom from an average of Rs 80 crore per year to Rs 200 crore per year, temple authorities say.

the state government has decided to prohibit land registrations on lake beds and buffer zones of about 3,100 lakes, particularly in Hyderabad Metropolitan Region. According to a recent survey conducted by revenue department, 151 lakes in Ranga Reddy district and 250 lakes in Medchal-Ranga Reddy districts were encroached upon by people and firms. The revenue department said there's no matching between original lake extent and present lake area.
The urban development authority has written to district collectors of Hyderabad, Ranga Reddy, Medchal Malkajgiri, Medak, Sanga Reddy, Siddipet and Yadadri Bhongir districts that fall under Hyderabad Metropolitan Region to take steps, prohibiting land registrations on lake beds and buffer zones," HMDA Metropolitan Commissioner and Chairman of Lake Protection Committee. The decision was taken at a Lake Protection Committee meeting held recently and conveyed to district collectors. Official sources said the ban would be implemented with immediate effect in lakes where land survey has been completed and Full Tank Levels (FTL) for lakes fixed.

The central government has approved
the proposal made by the Government of Telangana requesting setting up of a spice park
in the Nizamabad region. The Central government is willing to extend all technical support to set up the park on the condition that the State government provides for lands and funds. The centre will be establishing a Spice Development Agency (SDA) for the state with its headquarters at Warangal. The prime focus of the SDA would be to implement the government’s program in research, production as well as quality improvement.
Also the agency will explore and channelize export of spices from the park to rest of the county and the world. The Spice Board under the Commerce and Industry Ministry is implementing the Export Oriented Production, Export Development & Promotion of Spices scheme that aims at developing infrastructure for common processing facilities in spice parks.

The Telangana government is going to start the first phase of Hyderabad metro rail project in November. Modi is expected
to attend the 'Global Entrepreneurship Summit' to be held here from November 28 to 30 and is slated to inaugurate the project at that time. The CM KCR said it is the largest Public Private Partnership (PPP) project in the country, taken up at a cost of Rs 15,000 crore. The construction under the project is going on in three phases covering an area of 72 kms. The development of the 13 km-long stretch between Miyapur and Ameerpet and the 17 km Ameerpet-Nagole stretch has been completed. The metro rail stations have also been built. The trial run has been successful and security clearances have also been obtained.

Telangana govt to spend Rs.
10,000 crore on city infra
Telangana state MAUD minister K. T. Rama Rao recently said that the state government is going to spend Rs 10,000 crore on improving infrastructure in Hyderabad in the next few years. He said tenders for various flyovers and
junction improvements have already been taken up. The minister announced recently that works on two major flyovers, from JBS to Thumkunta and Paradise to Kompally, would begin at a cost of Rs 2,000 crore after clearances from the defence department are obtained. Apart from these, two major flyovers, from Amberpet chowarasta to Uppal (Rs 250 crore) and Uppal to Ghatkesar (Rs
1000 crore) are in the tendering stage. The state is considering the demand for extending the Balanagar flyover up to Qutubullapur. Speaking at a
public meeting after laying the foundation stone for Balanagar flyover being taken up by Hyderabad Metropolitan Development Authority (HMDA) at a cost of Rs 387 crore, the minister said the flyover will have six lane two way flyovers in the direction of Kukatpally Y junction to Bowenpally junction crossing Balanagar and
Narsapur crossroads. KTR said the government would take up all roads maintenance as a challenge and provide good roads.

The presences of about 1,000 aerospace and defence related small and medium enterprises along with two operational aerospace parks in Shamshabad and Adibatla resurrects city’s position in the sector. This has boosted the development of SME sector, strengthening the supply chain. They are turning out to be a major employment generation sector, attracting signification investments from domestic as well as multinational entities and are expected to spur the growth of realty sector.

KRAS, a joint venture between Israel's Rafael and Kalyani Strategic Systems, recently opened its facility to produce the third generation Spike anti-tank guided missile
(ATGM) for the Indian Army. The units set up by Tata Advanced Systems Limited (TASL) in partnership with global majors have already made Hyderabad a key player in the sector. Earlier this year, European aerospace major Airbus signed a MoU with the Telangana government, the National Skill Development Corporation and Aerocampus France to set up an aerospace skill development centre in Hyderabad.

CoWrks, an arm of commercial real estate developer RMZ, is building Telangana's largest coworking centre in Hyderabad. The centre will be part of Bengaluru-headquartered RMZ's commercial office space project Skyview, which is being executed in alliance with Hyderabad-based My Home Group. The 10-million sq ft office project is expected to be
operational by January 2018. CoWrks' facility will be spread over 1.6 lakh sq ft and will house at least 3,000 professionals. This is CoWrks' fifth city venture
after Bengaluru, Delhi-NCR, Mumbai and Chennai. The Hyderabad project is CoWrks' second-largest coworking centre, after its 1.62 lakh sq ft facility at RMZ Ecoworld in Bengaluru
This is the largest coworking centre in Telangana and also one of the largest co working centres to come up in the country according to global real estate firm Colliers International. According to the latest report published by CIRIL, rentals across a few commercial pockets such as Gachibowli and Financial district have seen a increase in the first half of 2017
due to increased demand for grade A office space from the IT and ITeS sectors. Driven by IT and ITeS sector, nearly 2.2 million sft of commercial grade A office space was leased in commercial hubs such as Madhapur, Hi-Tec City, Raidurgam, Gachibowli, Kondapur and Financial District in the first half of 2017. While the city witnessed a total supply of close to 2.5 million sft in the same period, another 3 million sq ft is expected to be added to this number by end of 2017, according to the half-yearly real estate market report published by CIRIL.
‘Hyderabad commercial markets witnessed healthy leasing in the first half of 2017. The vacancy rates across major micro – markets also remain low at 4 – 8 per cent due to supply crunch and high demand. Hyderabad is expected to remain robust in terms of both demand and supply of commercial real estate space, for 2017’, reads the report. Local industry experts predicted that the rentals across the Gachibowli-Financial district and the Hi-Tec City belt will continue to appreciate, till the last quarter of 2018.

for two logistic parks

in Hyderabad. The logistic parks are aimed at providing an integrated one-stop facility for freight operators, cargo handling, third party service providers, truck drivers and parking facility. The logistic parks would also benefit the transportation cost reduction, pollution reduction, congestion reduction and warehousing cost reduction. He said the metropolitan development plan has also identified 12 logistic hubs at various locations based on the necessity for future demand. KTR said the Comprehensive Transportation Study (CTS) had also recommended for six road-b a s e d goods terminals and three rail-
based goods terminals for the projected year 2041. The logistis park at Batasingaram will be built on 40 acres with a budget

These statistics are clearly indicative of Hyderabad’s residential market on a revival path. The formation of Telangana state opened new doors of development for the city. Hyderabad’s residential market had embarked upon a remarkable growth trail.
What drove residential sales in Hyderabad to almost double since 2014 in 2016?
Couple of years before the formation of Telangana, home buyers in Hyderabad were losing confidence in the city given the prevailing political uncertainty then. Formation of the state of Telangana reinvigorated the real estate sector. The proactive attitude of the government to bring back development in the city again brought back the buyer confidence. There were three key drivers for improving the sales in the city in between 2014 to 2016. They are as follows:
Residential demand is always driven by the employment created. In India IT industry created employment not only for the IT professionals but also created indirect employment to support the IT industry. This in turn created employment in all segments of the society and thereby triggered demand for residential units from affordable to luxury segments. Hyderabad treaded the same path. As an established IT hub of India, the city witnessed significant development of office space. Government’s new pro-development policies catalysed the
process. Consequently this created demand for residential units in the city. Employees migrated from various parts of the country to Hyderabad and created demand for both rental and end –user housing. As such Hyderabad that was a purely end-user market slowly graduated to attract investors who wanted to capitalise on the rental demand. Residential sales in Hyderabad as such doubled from almost 4500 units in 2014 to 9000 units in 2016.

Locations in the east of Hyderabad such as Uppal, Nagole and surrounding areas in the north west of the city such as Miyapur saw demand for affordable housing. Locations such as Kukatpally, JNTU, Bala Nagar and Moosapet on the north west of Hyderabad along with NGRI, Habsiguda, Tarnaka and Mettuguda on the east and LB Nagar, Dilshuknagar and Malakpet in the south saw demand for mid to upper mid segment housing. Locations close to the IT hub such as Madhapur, Hitec City and Raidurg saw demand for upper mid to high-end housing.Residential prices increased along the metro corridor as such demand for secondary sales also improved in these locations. Anticipation for further capital appreciation along metro lines attracted demand from investors thereby driving the sales upwards from 2014 to 2016. However 2017 witnessed a slowdown in sales particularly because of macro-economic factors that affected residential sector across the country. Demonetisation and anticipation of implementation of RERA has kept sales low in 2017 so
far. We expect this to be a short term phenomenon and the demand will rebound.
Another factor driving the demand in Hyderabad is that the city provides superior quality residential properties with good connectivity at relatively lower prices than other metro cities. As such investors expect the prices to appreciate faster in Hyderabad than
compared to other cities in India. This kept the residential market attractive in Hyderabad for both investors and end users. Investors saw an opportunity for appreciation of property values with increasing demand for rental housing during the period 2014- 2016 keeping the sales upwards. Hyderabad witnessed sales mostly in the mid to affordable housing segment. High end properties witnessed slower sales. The western part of Hyderabad, that includes locations close to IT hubs Hitec City and Gachibowli held the lion’s share in the sale of residential units. While locations such as Hitec City, Kondapur, Kukatpally, Gachibowli and Nanakramguda etc saw demand for high income housing, locations such as Tellapur, Kokapet, Pupalguda, Narsingi, Nizampet, Miyapur and Chandanagar witnessed sales in mid and affordable segment housing.

Residential Prices in Hyderabad appreciate by almost 15-25% since 2014
Interestingly Hyderabad did not see any inflated speculation during the period 2014-2016. The sustained demand and steady supply kept unsold inventory under control. As such price appreciation remained healthy. Hyderabad witnessed appreciation of capital values of as high as 15 – 25% since 2014 in certain projects in key locations. This is about a 10-15% appreciation year-on-year, which is relatively higher appreciation when compared to other cities in India. However on an average the city witnessed a steady growth of capital values at a moderate pace over the last five years when compared to other cities in India.
COMPARISON OF PAN – INDIA RESIDENTIAL CAPITAL VALUE INDEX
The overall Hyderabad’s residential capital values are expected to grow by 5 - 8% y-o-y with the eastern submarket rates growing at a 4 – 5% y-o-y. The western submarket which covers the locations in and around the IT hubs may see prices appreciating at a higher rate of 7 – 10% y-o-y. When we compare this with pan-India real estate scenario where residential market growth is more or less muted, Hyderabad features as one of the stellar performers in both the segments thus making it a suited destination for investment.
Hyderabad is currently growing fast with equal impetus to several sectors like gaming, aviation, defence, electronics, start-ups etc. successfully apart from the already established IT/ITeS base and biotech-pharmaceuticals and life sciences industry. This therefore creates an opportunity for all kinds of customer base for residential projects in Hyderabad. As this customer base is likely to increase with the pro-development government policies, Hyderabad will have a new identity as residential destination for all types of housing.Once large projects such as Pharma city, Medical Devices Park, Aerospace and Defence Parks etc start operations along with Strategic Road Development project, demand and supply for residential projects in Hyderabad will set new records. We also anticipate private equity investors to invest in residential projects of the city as the demand dynamics of Hyderabad look strong supported by the proactive government support. As such the coming years seem promising for Hyderabad residential sector that is already in the path of revival and is expected to set new bench marks of developments in short to medium term.

The rental landscape of Hyderabad like rest of the metros in India is undergoing a gradual transformation with
a massive influx of people from other cities and towns, in search of jobs. The rental market has also benefited from the surging real estate prices in India. Growth of the rental market has meant that serviced apartments, guest houses, PG (paying guest) accommodations and hostels have gained traction in Hyderabad, especially in the western part of the city. They have mushroomed
in and around Hi-tech city, Madhapur, Kondapur, Nanakramguda, Manikonda, Gachibowli and Kukatpally.
“While Serviced apartments are fully furnished studio or one, two or three BHK (bedroom, hall and kitchen) apartments, with the kitchen managed by the service operator. The guest houses on the other hand are private furnished houses offering accommodation to paying guests, catering to the same category of clientele. The serviced apartments have an edge over the guest houses in terms of services offered by most of them. But
in both the cases the owner is not sharing the same space with the guests, so privacy is more”, says Gangadhara Rao Padigala managing director, Hallmark Hospitality Services one of the major players in the business in Hyderabad today having such properties in Jubilee Hills, Kondapur, Gachibowli, Kukatpally and Begumpet.

to the working professionals, employees relocated for long term assignments, corporate executive on their official trips, MICE participants, tourists on their extended stay, students besides a large section of the kith and kin of patients for the city is known as a major medical tourist destination. A large number of bachelors or singles are opting for such spaces as compared to conventional rental spaces with stringent rental agreement rules.
“They offer an easy rental option with favourable co-living options, like sharing the space with likeminded people, which will help in your personal development, support independency, lifestyle and resemblance to your home in a new city. Moreover, searching for such kind of accommodations is quite easy nowadays based on our location and as well as budget from multiple online sites,” says Syam Prasad Meka working as Chief Technical Officer at Nielsen India, one of the residents of My Place, a luxurious guest house accommodation located at Kondapur.
“If you plan to move into your own apartment, prepare yourself as it will be expensive to rent a semi-furnished or a fully-furnished home. With PG, you can have peace of mind, as the owner will fix you up with the basic facilities, such as furniture, electronics and most importantly, food,” explains Bipin Chandra Paul working with TCS as Senior Manager and staying at Solitaire Nest a serviced apartment in Nanakramguda .
Such accommodations are also ideal for individuals, who are new to a city and are looking for rental options at an affordable price. “An average person spends one-third of their earnings on accommodation, which includes rent, electricity charges, groceries/food, maintenance charges, maid, cook, etc. A PG accommodation provides all these components in a single option”, says Chaitanya Padigala, Partner, Hallmark Hospitality Services.
Nevertheless, one needs to consider several important factors, before selecting a Serviced apartment, guest house, hostels or a PG accommodation. These include security arrangements,

availability of power backup, distance from the workplace, access to transport options like metro, buses, etc., and presence of market places, convenience stores, hospitals, shopping malls and entertainment centres, nearby, as in the long run these will affect your monthly budget, adds Chaitanya.
As per the standard rental agreement norm Sainadh Chowdary the owner of a 2 BHK apartment at Kukatpally could expect 10% hike every year from his tenant. A colleague of his suggested him to terminate the agreement and rent the flat out as a paying guest-accommodation-cum-hostel, to four or five people. In other words, he could let it out as a serviced apartment. "This way, you can earn higher rent. However, you cannot give an unfurnished house on rent in this case; you will have to have some basic facilities in place and maintain the flat, too," cautioned Sainadh’s colleague.
AS Sivaramakrishnan, Head Residential Services, CBRE South Asia Pvt. Ltd. says, “With other segments of real estate, including office and retail gaining traction in Hyderabad, and with demand for residential space picking up, value added residential rental spaces like serviced apartments etc. are also witnessing an uptick in demand. With rental properties being a preferred option for the city’s workforce who want some time to evaluate their prospects before investing into their own homes, such options are an attractive and convenient choice for them. The benefits of such rental spaces are many, including easy availability, proximity to the workplace and access to all the amenities to name a few. For owners too, benefits of renting out their properties with much better returns as compared to regular rental income optimises their expenses incurred on maintaining these properties.”
According to a property broker dealing in such residential rental spaces operating in that part of the city, “such value added rental spaces including Serviced apartments, guest houses, hostels and PG accommodations could fetch 30-40 per cent more than renting
the place to a family, since the pricing here is on a per-person basis. Though receipt of higher rent here is a given fact, letting out a property as a hostel or a serviced apartment comes at a cost, in terms of money and time.”
“Furnishing such facility in luxury segment could cost an owner Rs 800-1000 per sq ft or Rs 2.0 to 2.5 lakhs for a 250 sq ft room in Hyderabad." To investors, this segment offers both capital value appreciation, as well as rental returns. But owners of such properties need to tie up with companies for an annual fixed occupancy, informs Jeevan Kurapati, Operations Manager of OKAS PG Hostel located at Madhapur.
“In the budget segment the costs for furnishing this kind of rental space would be lesser. Assuming you have four girls as tenants, you have to provide two double beds (Rs 20,000 x 2 = Rs 40,000), or four single beds; four cupboards (Rs 10,000 x 4 = Rs 40,000), a furnished kitchen, a television and a refrigerator. The latter three aren't always additional expenses, as many have additional sets of utensils, televisions and refrigerators. Or, you could get second-hand ones, in good working condition. A second-hand television could cost Rs 10,000-15,000, a refrigerator Rs 10,000-15,000 and utensils up to another Rs 10, 000,”
Jeevan further adds.
The use of residential flats for most commercial uses, including business, requires owners to obtain the required permissions. "Full-scale commercial use of a residential flat is usually opposed by co-operative housing societies. Before using a residential flat for commercial purposes, it is necessary to get the approval of the housing society at a general body meeting. One has to also obtain required permission from the local municipal authorities for legal conversion of the flat into a commercial establishment," says Prabhakar Reddy a legal property consultant.
West of Hyderabad having emerged as the hot bed of IT companies, BPOs backed by leading educational institutions, star hospitals and hotels is a promising destination for the business to thrive. Many hotels and construction companies also developed blocks to be used as serviced apartments. Developers sell such blocks (usually to high net worth individuals), or these might be given on management contracts, to be run as serviced apartments. So if you happen to have a property in this part of the city it’s time you started thinking to cash on the opportunity and make hay while the sun shines.

With a firm belief that ‘the clue to the design lies in the context’ and one should know how to question to reveal answer within it. It has been my constant endeavor to creatively
reflect my understanding of the context through design, lending each design its own identity.
In the process I have focused on generating design ideas which integrates the outdoor with the indoor, the built with the unbuilt, to create a seamless experience. My concern in every project springs from site condition and client’s requirement regarding aesthetics, functional, social and cultural aspects. Combining all those concerns with my design sensibilities and the site parameters, I strive to create landscape that is sustainable and experiential.
Landscape for Small Spaces is always challenging and requires very thorough understanding of the following:1) Space requirement - What is needed?2) Surrounding – addressing the surrounding built and existing nature3) Visual Linkage – one need to connect the indoor to outdoor through focal elements 4) Surprise elements – large walkways or spaces need to be broken with elements which create curiosity5) Provision for Services – The functionality of any landscape space depends on its well laid services like irrigation, lighting, utilities area and movement pathways
Concept Note: Twilight House, Jubilee HillsThe three distinct layers of access are Public, Public- Private, And
Private. Public: Lines and rectangles in series lead one through experientially blocking the surrounding noises and simply prepares one for a walk of welcome. There is only a scope for selected privacy, a privacy welcome to the guests of this house. With tones of greys and shades of browns the narrow path doesn’t seem so narrow anymore with the building on one side and the site wall on the other! With a hint of chosen plantation which alight the path in the evenings due to the hidden and customized lighting, the public space is not so public anymore.

become part of the lives hence are invited further to the gardens and cascades which further open the eye to a mesmerising sunset to behold in a metropolis- unseen & forgotten! Customized lanterns light up the evenings etching the sun-down and the night-raise onto the mind’s eye as the public is private some more.
First floor formal drawing room and guest room opens towards landscape terrace. The idea is to create focal feature with large sit out deck from guest room and step out deck from drawing room. The planting is done at foreground level while exploring the surrounding borrowed landscape. Early evenings are used very effectively due to terrace facing north, which makes space much cooler in peak summer.
The space available is designed to meet requirement of their son on second floor. The Spatial planning is done to create privacy and spaces for different occasion. Private
As one seeks solitude and looks inwards introspectively, it’s only natural to find one’s steps leading to the solitude sun-set garden hidden from prying eye on the top most level. The slope roof converging ridge makes the space much more dramatic as one realises that the roof is the floor here; and as the sun-sets between these ridges it adds a metaphorical layer of a sundown in the mountains. It is the level of absolute privacy.
Beauty of residence landscaping lies in connecting the exteriors to the interiors and providing the much needed relief to the inmates.

RESIDENTIAL FACADE IS A MIRROR
Ar. Kasim Ali Khan a veteran architect from the classical school while presenting some of his works says, façade is a mirror of client’s personality, surrounding habitat and the integrity of the spatial planning.
SECTION 1The ever-evolving dynamics of the
city’s fasciaLouis I Kahn once famously said that,
“The sun never knew how great it was, until it hit the face of a building.” These powerful words ring so true when one understands, that, in spite of the planning and the spatial quality being the soul of a building; it is the façade that embodies all the aspirations and intentions of the architect. In that sense, the façade of the building bears testimony to the nature, the values and the attitude of the building.
In fact, even the evolution of a city can be charted by the ever-changing face of it’s architecture. In a career spanning over forty years, I have seen the city change it’s face numerous times, embracing new ideas and concepts boldly and yet maintaining it’s own unique flavor. Hyderabad as a city and
a culture has always welcomed various forms and themes without constraints of time and geography, whether one considers the Egyptian motifs on the Arts College in the Osmania University, or the Spanish Mosque at Begumpet or even the Telephone Bhavan at LakdikaPul – a brazen statement in deconstructivism.
Today, the city speaks in a truly global language, both in terms of materials and their easy accessibility and in the context of design ideology. This is especially evident in the more recently developed parts of town like Gachibowli and the vibrant new Financial District and with each passing day, ideas that are both bold and fresh are rephrasing the urban aesthetic dialect – All in all, it is an exciting time to be practicing in Hyderabad.
THE FAÇADE IS ESSENTIALLY A MIRROR
The fascia of a building is essentially a mirror in lot of aspects; whether it is
the integrity of the spatial planning, the honesty of the client’s aspirations, and also, the surrounding habitat within which it is built.
We live in times where the classic debate between form and function, which one ought to follow the other, has ultimately been laid to rest and today, it is rightly concluded, that both the form and function must organically and inextricably be dependent on each other, so as to be derived simultaneously, during the design resolution.
Similarly, it is an obligation on the architect to understand, incorporate and reflect the personality and the values of the client. This is particularly necessary in the design of residences. Furthermore, it is imperative for the designer to keep in mind the environment surrounding the structure when designing, as failing to do so, results in a building that does not seem to belong.

SECTION 2
Immortal timelessness of a classical approach: Personally, as an architect,
I have always been inclined towards a more classical approach to design. Not that I’m particularly averse to sleek modern lines, but the timelessness that exists in the classical elements, is something that genuinely appeals to me. Indeed a building designed with classical values tends to age more gracefully than it's modern counterpart.
REDDY HOUSE, JUBILEE HILLS HYDERABAD The project is a study in visual layering and proportioning. The client wanted a lot of open area both in the front and at the back with lush land and waterscaping. This was achieved by creating seamless internal spaces, divided by glass partitions instead of walls for the most part, thereby compressing the usable spaces and eliminating dead spaces as a whole.
For the elevation, we used Travertine
marble for cladding in a sharply acute angle so as to achieve the desired proportion and scale. The cornice running all around the house, along both the slabs, exemplifies a certain horizontal alignment and divides the vertical element in layers. The ornament has been kept simple and minimal. The flat arches created above the first floor windows have been enclosed by fixed glass finished in authentic stained glasswork. The rear elevation mirrors the front in most themes. The Gazebo abutting the pool is built in cast iron using simple Mediterranean motifs. The car park in the front is also designed in the same style.
JAIN HOUSE, BANJARA HILLS, HYDERABAD
For this residential project we have tried to create a symbiotic experience between the lush tropical landscape and the interior spaces. Here also, we have tempered the ornamentation and limited it to the capitals of the columns, supporting the arches and the railings. As is evident from the image, Most of the spaces on both the floors have been designed to open up entirely and spill over into the surrounding horticulture. Reciprocally, the nature also ventures into the building along the planters in the first floor terrace and in the vines that grow on the trellis above. In this sense, the landscape becomes an important element of the facade.
The casement windows used in the sloping roof not only enhance the theme further, but also, provide the necessary indirect lighting inside the room. The plain white walls and the teak wood cladding are again minimalist and have been designed to form a homogenous relation with the greenery.

GUPTA HOUSE, JUBILEE HILLS, HYDERABAD
A classical façade essentially requires a certain depth, usually a landscaped courtyard or a drive way. This tends to add to the grandeur and the drama of the detailing in the building. In this project, as is evident in the picture, there was a dearth of space in proportion to the height of the structure.
This led us to keep the design as visually delicate as possible. In order to achieve that, we used slender columns, pediments in etched glass and a cornice that is both subtle and yet expressive. The colour palette used here is also very understated and restrained and is only embellished by the limited use of wood along the windows and the reapers at the top and also by the lush green of the surrounding landscape.
The front porch slab had to be broken down in a layered fashion in order to reduce it’s heaviness and bulk. The railing
was also punctured and fitted with simple motif in steel, powder coated white.
The slender curved elements on either side, framed by the round columns, were derived from essential spaces in the plan, but they too tend to add to the drama. The entire ceiling along the terrace is designed in a gridiron pattern using teakwood which reapers in order to again exemplify the lightness and the buoyancy of the roof slab. In essence, the house appears to emerge, part by part, in a delicate manner from the surrounding landscape.
It is often said that architecture is a celebration of mankind's achievement. If that were to be true, then the facade of a building is indeed the only element that includes and involves every single person, even those who otherwise have no connection to the building, to become a part of the celebration.

For children, their room is their world. We suggest doing more neutral colours, but with accents that are colourful. So you may have a room that’s grey, but the accents are pink, purple or yellow. which they live tells them how to act and respond and has a deep impact on a child’s behavior. Choosing a theme based on the interest of the child is important. If the child is into a particular type of sport, filling the room with sport-related decorations is a pretty good start – like a basketball hoop headboard for the bed. The space needs to be planned in such a way that the child has a lot of scope to constantly add new things to the space. If a child is into a sport, instead of making everything football-inspired, use posters, carpets and other accents that can enliven the space. So that if the kid does find a new interest, it is easy to work out with the existing space.
CHOICE OF LOCATION- for
an emotionally inspiring environment: Kids’ behavior is immensely influenced by their emotional quotient. The environment in which a child lives is one of the prime factors to impact his or her behavior. A large open space invites them to run across the area or lie down and count the stars or gaze at the sky, they will learn to visually examine the flowers and gently handle the delicate blooms. Natural light and fresh air are those elements of the nature which bring freshness, health and happiness along with them. So ensure that the room you choose has all these elements in ample quantity.

10 Involving the child: Make sure you share your plan with your kid
for opinions on what he/she likes and doesn’t like. The decor of the room should be driven by his/her interests rather than anything else. You could experiment and change the interiors often, so that the child feels comfortable. You could also add elements like colourful decor items when they’re infants; when they’re in middle school, you could add a small library with books. While in their early teens you could add in some inspiring quotes of inspiring personalities. These little things make a big impact on the development of their personality.Let the room grow your child and inculcate imagination, fun, and encourage dialogue. Don’t have ‘no
touch’, ‘don’t go there’ room. These choices will contribute to their sense of self and overall development. adorable toy cars and trucks stopped me overlooking through the glass showcase of a toy store during my recent visit to a mall. If you were on the watch for details, you’d find dozens of hidden ones which just blended into the living spaces that together said, “Children live here” and made the whole space feel warmer and more comforting. Rather than buying a random knickknack at the store, use your kids outgrown favorites for adding personality on your mantle and bookshelf.
8 Choice of material for an intellectually nurturing environment: The arrangement of materials will determine the areas where children
focus their work. With the material available for use, children will create interesting happenings, including conflict. They learn about their world by acting on objects and materials in their environment. If the materials are hard plastic, the children are invited to be rough with the objects with little concern for their treatment. If a beautiful flower arrangement is on the table, they will learn to visually examine the flowers and gently handle the delicate blooms.
9 Factoring safety issues: Kids can be very inquisitive and tend to touch or
bite things around them. So ensure the electrical plug points and wires are not broken or exposed. You need to go in for safety sockets so that kids cannot push their pencils or toys into them. The building materials you use while setting up the room need to be baby proof. The paints used should have minimal chemical
ingredients. Make sure there are no sharp edges on the bed, study table and wardrobe. The wood used for building the cots and beds should not have nails sticking out in any corner. The windows in the room should either be placed relatively higher or should be well protected with a properly-fitted grill.
