In May the Arizona Chapter hosted best selling author James Rickards for a speaking event. Rickards is the author of New York Times bestseller, The Death of Money, and national bestseller, Currency Wars. James has been interviewed numerous times on BBC, CNN,

John G. Soldo obtained his SIOR designation in 2010 and has proudly served on the SIOR Arizona Board of Directors since day one. With over 20 years experience in Industrial Real Estate Sales and Leasing, John specializes primarily in the Sky
Harbor and Southeast Valley Industrial submarkets. His knowledge and expertise in those markets has designated him as a Top 10 Producer at both Commercial Properties and Colliers for multiple years.

By Kristian Seemeyer | Phoenix PHOENIX—While net absorption is down for the same period a year ago, leasing activity is significantly up, according to the second quarter industrial report released by Cushman
& Wakefield of Arizona, Inc.“Although net absorption is down year-over-year by almost 400,000 square feet, Phoenix is on track to finish 2015 strong, as leasing activity is up by 2.3 million square feet from this time last year,” says Jackie Orcutt, market leader, investor services with Cushman & Wakefield. “Cushman & Wakefield is tracking more than four million square feet that has been executed, but has yet to occupy, pushing for a strong third and fourth quarter in the latter part of the year.”The largest lease signed in 2Q 2015 was Tuesday Morning, 593,600 square feet at the Liberty Logistics Center in Southwest Phoenix. Other notable leases included Mattress Firm 170,000 square feet, also in Southwest Phoenix; and Home Depot, 111,349 square feet, in the North Tempe submarket. Also
moving in later in 2015 are Aligned Energy with 545,176 square feet and Hunter Douglas with 161,700 square feet.“Much of the current year’s absorption is from mid-sized users ranging between 60,000 and 160,000 square feet,” Orcutt says. “This is especially true in the airport and west Phoenix submarkets. More than three million square feet of space is under construction in Metro Phoenix. After six months, 3.313 million square feet have already been completed and delivered to the market. The majority of the space delivered so far is in the Southwest Valley, although second quarter completions included 222,470 SF (three buildings at Park Ladera) in Northeast Phoenix, 237,000 square feet (Shutterfly) in North Tempe and 208,339 square feet (Park Lucero) in Gilbert.Rental rates have responded to market conditions, ranging from a low of $0.39 per square foot (Southwest Valley) to a high of $1.01 (Scottsdale/Northeast Phoenix). Overall vacancy rate for the second quarter is 12.7%. Tempe comes in the lowest at 10.2 percent.
As the end of summer approaches, so too does the end of my term as your president. The chapter presidency runs for a two year term that commences on October 1st and ends on September 30th two years later. The reason for starting the term year in October rather than January is so that the
Chapter President and VP can begin each term year by attending the Chapter Officers and Presidents Meetings (COPS) that are held at the SIOR Fall World Conference each October. I won’t bore you with the details but COPS is where we receive our marching orders for the coming year. By the way, it’s been a great place to exchange ideas and collaborate with SIOR leaders from around the world. On October 1st, Mark Gustin will become your new president! Mark received his SIOR designation in 2009 and began proudly serving on the chapter board soon afterwards. He has been a valuable asset to me and to our chapter as Vice President, attending all meetings, events and conferences. Mark is a natural leader and most of all, a great guy! I have every confidence that our chapter will be well served with Mr. Gustin at the helm!
We have made great strides as a chapter! Membership is growing as well as sponsorships. Event attendance continues on an upward trend. Our financial position has never been stronger giving us the resources by which to provide you with top-tier speakers and trend setting events. Our primary goal is to always stay ahead of industry trends and provide events that inform and educate our members.In closing, words cannot express the gratitude that I feel for having the privilege of being your president during these past years.
