The garage had been largely devoid of repairs in recent years and was exhibiting concrete deterioration throughout the structure, including at embedded conduit that was shallow and/or corroded at the underside of the deck.

FEA conducted an assessment of conditions in the garage, including mechanical sounding, and developed repair recommendations for the repairs, with an opinion of cost. A repair approach was developed that worked within the clients budget and their ultimate goals for the project. This approach was then used for preparation of construction documents for the project.

One of the largest challenges during the project was simply when to perform the work. A nearby high-rise residence had voiced complaints related to noise-related work at the property in the past, which precluded the ability to perform concrete demolition operations at night. Also, many of the surrounding buildings were commercial office buildings that operated during normal business hours, some of which were managed by the same company. As a compromise to keep the contractor on schedule and as efficient as possible, demolition was performed late in the week when fewer workers were present, with repair preparation and concrete pours occurring over the weekend. Concrete curing and off-days for the crew were accomplished during the week to minimize disruptions to tenants.

Despite the distance between the project and FEAs Virginia office, effective communication and coordination was reached through weekly conference calls between all parties that discussed work completed the previous week, the schedule for the week ahead, and construction issues among other topics. These were supplemented with periodic on-site visits and meetings at crucial times in construction to keep the project moving smoothly.

The seven month project was completed through teamwork with a favorable end result. Performing repairs with a long-term solution in mind, such as coating application at the top deck, should maximize time between disruptive garage repairs and protect the integrity of the structure for years to come.
