AIA Quality Assurance
The Building Commissioning Association is a Registered Provider with The American Institute of Architects Continuing Education Systems (AIA/CES). Credit(s) earned on completion of this program will be reported to AIA/CES for AIA members. Certificates of the Completion for both AIA members and non-AIA members are available upon request.
This program is registered with AIA/CES for continuing professional education. As such, it does not include content that may be deemed or construed to be an approval or endorsement by the AIA of any material of construction or any method or manner of handling, using, distributing, or dealing in any material or product.
Questions related to specific materials, methods, and services will be addressed at the conclusion of this presentation.
BCxA Conference – Chicagoland, IL – 2019 2
Learning Objectives
BCxA Annual Conference – Chicagoland, IL – September 2019 3
• List current technology that is being used to aid in commissioning, monitoring, and sustaining buildings.
• Explain how virtual commissioning works with traditional hands-on commissioning.
• Describe the types of tasks where virtual commissioning is most applicable.
• Identify the circumstances when having boots on the ground is more applicable.
Case Study – University of Washington
BCxA Annual Conference – Chicagoland, IL – September 2019 4
• Initial work started in 2009 with smart meter deployment• Program is managed by interdisciplinary team (IT, Facilities,
Engineering, Research, Utilities) and is supplemented by consultants
• Campus goals are sustainability and operational performance
Case Study – University of Washington
BCxA Annual Conference – Chicagoland, IL – September 2019 5
• Rise of MBCx: Cost effective access to BAS data has allowed for retro-commissioning to be on-going, ensuring building maintains optimal operations
• Code/Policy: Alternative compliance paths for Seattle Building Tune-ups, LEED Enhanced Cx points, local energy code
• Stakeholder requests: student-led dashboards, researcher data, greenhouse gas reporting requirements
Changing Priorities Since 2009

Three Eras of Data Collection
Case Study – University of Washington
BCxA Annual Conference – Chicagoland, IL – September 2019 7
• Lack of staff to implement identified issues• Integration of new buildings’ data – significant meter
deficiencies, chaotic non-BAS systems, IT – Facilities coordination
• Contractual challenges in new construction process resulting in sub-optimal outcomes for all parties
• Existing data architecture does not align with newer technology options (data set has grown from 2,000 points to 30,000 points in two years)
Current Challenges
Case Study – University of Washington
BCxA Annual Conference – Chicagoland, IL – September 2019 8
1. Build a replicable IoT program model that can be extended across all smart campus initiatives and systems
2. Enable a smart campus to engage with broader local community (eco-district applications, emergency preparedness)
3. Increase UW organizational capacity to manage systems4. Ensure UW has full control and ownership of its data5. Empower researchers without compromising operational
systems

Use Virtual Construction to Reduce On-site Labor Hours
Case Study – University Laboratory
BCxA Annual Conference – Chicagoland, IL – September 2019 13
• Existing Building commissioning program to achieve campus greenhouse gas emissions reduction targets
• EBCx of three (3) to eight (8) buildings a year• Two (2) buildings so far have been large laboratories.• A significant opportunity in both of these buildings was to
improve occupant fume hood sash closing behavior
Case Study – University Laboratory
BCxA Annual Conference – Chicagoland, IL – September 2019 14
• In 2017 we exported BAS trend data and created a report of fume hood usage
Case Study – University Laboratory
BCxA Annual Conference – Chicagoland, IL – September 2019 15
• In 2019 we implemented an MBCx application to automatically review BAS trend data
Case Study – University Laboratory
BCxA Annual Conference – Chicagoland, IL – September 2019 16
• Why this application makes sense; There is a significant energy impact to occupants leaving
fume hoods open all day long. The issue is clear and easy to fix. There is a lot of data that needs to be reviewed and it
needs to be reviewed consistently. Works with the users instead of forcing them to use the
automatic sash closures that have become problematic.
Panel Discussion:
