Please be reminded, only members in good standing are eligible to cast their ballot for the election of officers. A member in good standing are described as a homeowner who has paid all assessments (maintenance fees) at least thirty days prior to the election date as well as any special assessments, late fees, legal fees and/or fines. If any owner has any properly charged outstanding balances on their account, they are ineligible to vote in the election.

The difference between an HO6 Homeowners Policy and a Home Warranty Contract varies in the entities they each cover and may cross over on the same coverage in certain areas. I highly recommend having both to cover your unit although a Home Warranty Contract is not required but it may cover some necessary items that are Home Owner responsibility that an HO6 policy may not cover in general.

An HO6 Homeowner Policy covers your personal contents, loss of use, personal liability, loss assessment, and additions and alterations (including decorating, upgrades, or options made by you or a prior owner.) The HO6 Policy covers the structure of the home and your personal belongings.

A Home Warranty Contract is usually for a 1-year period contract and is a separate insurance contract from your Homeowners Insurance. A Home Warranty will cover repair and replacements of appliances and systems in your unit or home. It could save you money in the “long run” on costly repairs that an HO6 Policy may not cover. Repairs that may not be covered would be the Plumbing Pipes, which are a Homeowner expense. The Home Warranty Contract may cover Drywall Sheetrock and if a water leak burst causes damage to the lines that may lead up to the appliance to cause damage may be covered. These are all good questions to inquire with a Home Warranty agent. Home Warranty Contracts may sell a package called “Green Plus” which replaces the equipment covered under the contract with Energy Saving Products.

Home Warranty Contracts

The Association does allow residents to replace their own shrubs. Replacing any shrubs must be approved by the Board. If you wish to remove and replace shrubs on your own, please go to Vanderhavenfarm.com website to forms. Fill out the form for Shrub Replacement. Please email it to the Property Manager at [email protected]. Complete a brief description and a color picture of the plant you will be installing.

Residents at Vanderhaven Farm are not allowed to change the mulch. The mulch is installed professionally by the landscaper and not to be replaced. Any resident changing the mulch will be required to replace it back to the landscaper product at the resident’s cost.

¾¾ The Tennis Courts if you use them you may not wear flip-flops in the courts. You must wear a protective full shoe as a sneaker. If found playing Tennis on the courts in flip-flops you will be asked to leave the Tennis courts.

¾¾ Hoses – Must be neatly wound up or on a hose caddy from April 1st through October 31st. Hoses must be stored inside from November 1st through March 31st. No hose reel is to be attached to any portion of the building or privacy fence. Also, please be sure to winterize your exterior spigot by November 1st to prevent freezing.

We are currently towing vehicles at Vanderhaven Farm for delin-quent maintenance accounts. Vanderhaven Farm has a Towing Resolution to tow vehicles if a resident's maintenance account is 60 days delinquent. Please make sure your maintenance account is kept current in order to avoid your vehicle being towed. We do not enjoy towing vehicles but to maintain current accounts it must be done. If your maintenance ac-count continues to be delinquent, your vehicle is subject to being towed off the property until the account is brought to current.

Delinquencies actually hurt the community as a whole. To qualify for FHA approval the delinquen-cies need to be a certain percent-age. This means when a home-owner puts their home up for sale and the buyer qualifies for FHA loan; if we do not qualify with the amount of delinquencies in our development, the buyer would not receive the funding. Unless the buyer can obtain other funding the resident, selling their home would miss a good quali-fied buyer to purchase their home. This contributes to keeping home sales up in our community.

I would like to see everyone try to make it a goal this season and keep your maintenance ac-count current. Remember when it comes time and you may want to sell your home, you want to have all the good qualified buyers the opportunity to purchase your home. Let’s keep our beautiful community good from the inside as well!

Floods in UnitsRecently with this summer’s humidity, a few homeowners have experienced floods in their units. Some reasons are due to air conditioning systems, hot water heater units and pipes, which involve the plumbing. I highly recommend you have a routine service inspection with a plumber during this excruciating hot weather with high temperatures, high humidity and poor air quality control. A routine service call could save you money down the road not just from repairing/replacing units but the cost of replacing sheet rock and hiring a restoration company to dry up the water to prevent mold. This itself is an expense to a resident.

Some plumbing companies or PSE&G offer service contracts as well. A good tip to inquire with a plumber is the condition of the pipe leading to the roof. Make sure all connection fittings are in good condition.

Please remember if you purchase a new vehicle, it is your responsibility to come to the clubhouse office and register the vehicle. Make sure to bring your license, registration and insurance card. The Property Manager will give you a form to fill out or you may obtain a form on the Vanderhavenfarm.com website under “forms”. I will issue you a new sticker that you will place on the backside of your vehicle’s rear view mirror.

I have been currently walking the property and checking for vehicles with no Vanderhaven Farm Sticker on the backside of the rear view mirror. We will be towing vehicles that do not have the Vanderhaven Farm Sticker. Please take the time to come in as it does not cost to register the vehicle and only takes a short amount of your time. I am here until 6 PM on Thursday night if you need to stop after work hours

It is hard to think of Christmas when the temperatures are in the 90’s but it will be here before you know it and with Christmas comes Santa to Vanderhaven Farm Village I. We cannot do it without your help… we need volunteers to make it all work. If you are interested, please contact the Management Office and leave your name and number. We have many kids who come out to our holiday events and it is a lot of work so any help would be much appreciated.

Clubhouse RentalsClubhouse rentals must be scheduled 1 week in advanced for a party. We must have a completed application filled out with two (2) checks: (1) $100 non-refundable made out to Vanderhaven Farm (2) $200 deposit made out to Vanderhaven Farm.

When checks are deposited, the check needs time to clear the bank. Then we have an inspection before the clubhouse is rented. Our maintenance team needs time to clean and prep the rooms for use. The homeowner renting the unit must pick up the key on Friday before the weekend of the party. If we are closed for a holiday, please be sure to make any arrangements with the Property Manager to pick up the key in advance. Please Do Not Call the Midlantic Property Management Emergency number to rent a room. This number is used in the case of “True Emergencies” such as your unit is flooding. If you have an emergency such as a fire or flood, always call 911.

Pool PassesThe Pool Season will be coming to an end soon. If you have not had the opportunity to enjoy the Pool, please come to the office and I will assist you with renewing your pool pass. All maintenance accounts must be current to issue a pool pass.

Please come down and purchase your guest seasonal or guest daily passes, as there is still time to enjoy this beautiful weather in the Pool. You must bring a Check or Money Order made payable to Vanderhaven Farm in order to purchase any type of guest pass. The guest seasonal pass is $20.00 each and the guest daily pass is $2.00 each. These passes are only good through Labor Day 2015 Season.

When the season ends please put your pool passes in a safe place that you will remember where they are next summer to avoid any replacement costs.

In observance of Labor Day, the Management Office will be closed on Monday, September 7, 2015. In the event of a true emergency please call the emergency line at 732 -828-7200. Office hours will return to normal operation on Tuesday, September 8.

All modifications including, but not limited to, windows, sliding doors, storm doors, deck and patio installations, patio alterations and satellite dishes must be approved by the Board of Trustees prior to installation. All contractors must be licensed and must submit a certificate of insurance to the Property Manager. A sketch and description of materials being used must also be submitted The Board approves all modifications at the meeting held once a month on the third Thursday. All windows must have uniform grids and all doors must match color.

Drive Safe always, but especially when you see those yellow buses in our neighborhood. With buses come children, we want to make sure they are safe while waiting for their buses and walking to and from their bus stops.

Be alert and show courtesy to those buses, follow the laws… passing a bus with their lights on can be a very

expensive mistake. Be patient the first couple of weeks when school starts allowing the bus drivers to get to know their routes… their job is tough enough making sure all those children are safe on their bus they don’t need cars honking at them to move along.

Be careful at intersections where bus stops are assigned and drive with caution!
