In keeping with the existing context, Express will have a simply framed brick and stone base which will anchor the new tower. To create on engaging streetscape, the base will feature appropriately scaled modules and series of bay windows or tall frames. These architectural details will animate the facade and individuate the building. The tower will look over the green roofs of the podium and the city to the south, while an intimate landscaped courtyard on the south side will give residents a quiet place to escape.

Overlooking the generous courtyard with seating and barbecue areas, the building’s extensive amenities also include the 7th floor landscaped terrace with sun loungers and mist zone for all residents to enjoy. And a new private road and attractively landscaped paths throughout the neighbourhood will allow more potential routes for residents to get to the park or the Wilson Subway Station. The Tippett/Wilson area is identified as one of 7 areas in the GTA for “regeneration” and is undergoing growth and transformation.

The direction of the Regeneration Plan for Tippett Road will create the following Neighbourhood Benefits and Community Value, which will effectively increase the desirability and livability of this neighbourhood:

The Finch West LRT is an 11 kilometre light rail transit line that will run along the surface of Finch Ave. to Humber College. It is proposed that there will be approximately 18 surface stops. The Finch West LRT is a $1 Billion investment from the Ontario government to expand transit in Toronto. The LRT is expected to start construction in 2017 and to open by 2022. (Metrolink,2017)

BUILD TORONTO – ACTION AND INITIATIVE Along with the neighbourhood Regeneration Study and its mandate to help improve the neighbourhood, Toronto’s very own robust city-owned development corporation, BUILD Toronto, is helping further improve the neighbourhood and remain consistent with their mandate, “Agenda for Prosperity”. NOW OPEN – TORONTO’S NEWEST SUBWAY LINEToronto-York Spadina Subway Extension - The six-station underground subway extension from Downsview Station to Vaughan Metropolitan Centre replaces the shuttle bus connection from Downsview Station to York University that carries a daily average of 20,200 riders. It will be the first subway line to cross a municipal boundary in the region and will support significant new development. The subway will connect to other municipal rapid transit lines, such as Brampton’s Züm, York Region’s vivaNext YRT, and regional GO bus service at the Highway 407 station. It is the longest extension to the Toronto subway network in almost 40 years.

The project’s proximity to parks offers residents the opportunity to enjoy the great outdoors in all seasons.

Downsview Park, a former military base located in the centre of the Greater Toronto Area, is approximately 231.5 hectares (572 acres) of land that sits on one of the highest elevations in the City of Toronto. Currently, more than half of the site is a mix of public parkland, commercial uses and community services offering a diverse range of public activities and programs, with the remainder of the site anticipated for eventual redevelopment.

Earmarked by the federal government as a National Urban Park, there’s an ambitious redevelopment plan in place for the park and the surrounding neighbourhoods. From building interconnected communities, to dynamic public transit, walking and cycling networks, to reimagining the parkland, these park-centred developments will create innovative live, work, learn and play spaces. In fact, this plan is one of the region’s most exciting community-building initiatives.

Minutes away from Earl Bales Park, the City’s third largest park, residents can enjoy the wonders of every season. From skiing, sliding and snowboarding on Toronto’s largest hill, to splashing, cycling, and watching movies under a blanket of stars, the park offers many seasonal recreational options.
