This graph compares the level of income generated by the five main pension investment classes. In this example, UK property is represented by a one bedroom unit at our recently allocated Orton Plaza development. Based on a capital investment of £25,000, it clearly produces

the highest level of income compared to all of the other investment classes. Based on exactly the same level of investment by the client,with an annual income of £7,150, Orton Plaza produces £5,893 per year more income than the next best alternative, the UK pension.

PURCHASING A PROPERTY THROUGH PENSION DRAWDOWNS

At present, over 80% of the lenders on our mortgage panel accept applications from borrowers who will be 75 or younger when their mortgage is due to end. 40% will take applications up to the age of 80yrs, and just over 25% up to the age of 85yrs. With the lower end of a typical buy-to- let mortgage term being around 5 years , and with a handful of lenders going even lower, you could theoretically be well into your retirement and still be able to take out a buy-to-let mortgage instead of using your pension to buy a property.

Since April 2015, the new measures now in place allow over-55s unencumbered access to their pension pots. These new provisions will allow individuals to access their savings and pay only the marginal tax rate that saw the majority of retirees previously purchasing an uncompetitive annuity. This change is one of the most radical reforms to the pensions sector in living memory, freeing up the

billions tucked away, currently earning very little return. One option for higher returns is to invest in buy-to-let property.
