(BPT) - In this economy, taking on akitchen remodel can be a scary proposition.You're probably asking yourself plenty ofquestions. How drastically should youchange the room? Do you need to hire aprofessional? Can you still recoup moneyspent on remodeling if you sell the house?

Have no fear - these six tips fromSummer Baltzer, interior designer and for-mer host of HGTV's Design on a Dimewill get you remodeling like a pro withoutlosing your mind or breaking the bank.

Tip one: Breathe in. Breathe out.Break it down.

Before starting, take a deep breath andknow that your project is going to turn outgreat. The key is to break your remodeldown into manageable steps that you canwrap your head around: cabinets, counters,floors, paint and accessories. Although itcan seem like a daunting process, there is noneed to freak out.Tip two: Identify the function of theroom.

Take a second to think about how you useyour kitchen. The best outcome is a kitchenthat's both beautiful and functional, somake sure you're not getting caught up injust color swatches, paint samples and tilestyles. Ask yourself a few simple questions:Who primarily uses the kitchen? Howmuch foot traffic will there be? What arethe main tasks occurring in the space?Pausing to think about how the space willbe used helps you create a kitchen thatworks for your life.Tip three: Make the space work foryou.

If you are considering a new layout, firstthink about how you move around thekitchen. There's nothing more frustratingthan furiously trying to get dinner on thetable for a group of friends when you can'tfind anything or move around your kitchenwith ease. Determine the types of stationsyou always use and what you need in eachstation. Add drawers or containers for uten-sils or herbs ... anything you might need toquickly grab while standing in that place. If

you can't recreate your floor plan, some-times it's simply a matter of reorganizing.Don't assume you're stuck with what you'vegot.Tip four: Understand the scope ofyour work.

Is this kitchen makeover going to involvea partial or complete demolition, or are yougoing to be implementing simple fixes thatyou can pull off in a weekend? The workyou're looking to do will determine whetheror not you need to hire a contractor andapply for permits or, if it's just you, bribeyour friends and buy that bucket of paint.It's often smartest to look to a trained pro-fessional to handle the trickier parts of akitchen makeover. Hire contractors whocarry insurance to deal with your electricaland plumbing issues, use a professionalinstaller to replace that new countertop andkeep in mind that you may void the war-ranty on items if you install them incorrect-ly.Tip five: Make a budget.

Though not as much fun as picking col-

ors and fixtures, having a clear idea of whatyou can afford is important. Determineyour budget and consider funds for unantic-ipated issues such as mold or plumbing pit-falls. If you have enough in the budget todeal with problems as they arise, you'll beless stressed and can complete the projectwithout a hitch. Finally, consider eco-friendly and durable materials that can bemore affordable, including reclaimed wood,low-VOC paints, and countertops madefrom recycled fibers.Tip six: Keep track of your paper-work.

It's easy to get caught up in the excite-ment of remodeling a kitchen, but the busi-ness end of a makeover is just as important.Keep track of contracts, warranties, manualsand receipts. Not only will this let inmore light, but it also may warm the home from the sun,cutting down on heating costs.

• Clean the windows. Dirt and grime that accumulates onwindows can affect how much sunlight filters through.• When planning a home renovation project, consideradding a window on a wall where there currently is none orthink about the inclusion of skylights to let in more lightfrom above. Innovations in skylight technology enablesmall ones to be placed in rooms and connected throughinterior tubes that reflect the light. French doors also canbring in a lot of light. Separate a dark room from a brightroom with a set of French doors to spread even more lightthroughout the home.• Paint walls with lighter colors that reflect lightmore effectively. Dark-colored floors and wallstend to absorb light, enhancing a cave-like atmos-phere.• Purchase light fixtures that allow for a higherwattage of light bulb, which will be brighter. Youmay find higher wattages even in energy-conserv-ing compact fluorescent bulbs and LED bulbs.• Stagger lights at varying heights to cast equallight throughout rooms. Task lighting, overheadlighting and decorative ambient lighting cancombine to achieve a warm, inviting atmosphere.• Use solar lights outdoors to add extra illumina-tion outside, which can make your home morewelcoming when arriving home at night.

• Clear rooms of clutter as such items can interrupt theflow of light. • If you find that the light in your home is still lacking andyou can benefit from a burst of extra light therapy, considerthe purchase of a therapy lamp that simulates sunlight. Setthe timer and have it face you in the morning or afternoon.There also are alarm clocks that wake you with the simula-tion of a rising sun.

Think about what it might be like if youturned up the heat and then opened all ofthe windows in your home. All of thatwarm air would rush right out, and youwould be left with a cold home and a heftyheating bill.

A home that is full of drafts is inefficientand expensive. And drafty homes are notjust a problem when the weather is cold, asair that seeps in when you're trying to keepthe home cool can be an inefficient nui-sance as well. Higher energy bills and wast-ed resources do not have to be tolerated ifyou simply scour your home for drafts, seal-ing them to cut energy costs and make thehome more comfortable.

Drafts are often small cracks around win-dows and doors, but there are many otherplaces where drafts can form. Knowingsome of the less visible spots where draftscome from may help you to seal outunwanted cold air more effectively.Attic: Homes that feature attics with pull-down stairs tend to be drafty. In suchhomes, a large hole is cut out of the ceiling

so residents can access the attic. So insteadof thick insulation, these homes may onlyhave a sheet of plywood blocking your inte-rior space from the outdoors, as many atticsare directly vented to the roof. To determineif there is a leak, turn on the attic light,close the attic door, and check to see if youcan see the light on from below. If you can,then there is a gap letting both the light andair escape. In addition to using flexible rub-ber around the opening of the attic to betterseal the door when it is closed, you canthink about adding a thicker, more insulat-ed door.Dryer vents: The standard home laundrydryer vents outdoors via an exhaust duct.This duct is open to the outdoors, and itmay be letting cold air into the home.That's because there is typically a flimsyflapper made of sheet metal on the outsideof the vent to help protect against air infil-tration. But over time dryer lint can accu-mulate at the vent opening, causing themetal flapper to stay open when it shouldclose. Homeowners can invest in dryer seals

that close the vent when the dryer is not inuse. Not only does this prevent cold airfrom entering the house, but also it keepsout pests, like bugs and rodents.Pipes: Check pipes that exit the home,such as those that feed outdoor water spig-ots, as such pipes can let cold air back intothe house. The same can be said for wastepipes. Also, check to see if pipes that con-nect to garages, basements and crawl spacesare not insulated. Use sealant around thesepipes to block drafts into the home. Foaminsulation can be sprayed into smallcrevices, where it will expand and harden,blocking off air access. These damp, coolspots are also great places for insects toenter the home. Sealing drafts also may pre-vent bugs from entering the home.Fireplaces: Although fireplaces oftenmake for decorative and appealing accentsto a home, many are not effective sources ofambient heat. They may draw more warmair out of the flue than they bring into thehouse. When a fireplace is not in use, aircan rise out of the chimney and a draft can

be felt in the home. Some studies indicatethat an open damper on an unused fire-place, even in a well-insulated home, canincrease overall heating and cooling energyconsumption by 30 percent.

If you simply must have a fireplace,remember to always keep the damper shutwhen the fireplace is not in use and use aglass cover you can seal tightly to furtherblock the opening to the fireplace fromyour living space. Fireplace plugs, which cankeep out drafts during the season when fire-places are not in use, may also be a worth-while investment.Electrical outlets: Outlets and lightswitches can be significant sources of draftsin a home. Check to see that the switchplates are secure. If drafts still comethrough, then employ outlet draft blockersto prevent cool air from entering the homeand warm air from exiting it.

Homeowners can address drafts in a vari-ety of ways. And doing so can make a homemore comfortable and cut energy costs con-siderably.
