The damaged concrete areas have been re-tensioned to stop the de- teriorations that have been on going. The drainage has been re-routed to prevent the water ponding that we have been experiencing for years and years. Parking lines have been re-painted. Finally, to ‘top it off’, we have resurfaced the deck with a waterproofing membrane to further protect and extend the life of the concrete deck. With the combination of weather and some minor set backs, it has taken a while, but we can all breath a sigh of relief in knowing that we do not have to worry about structural problems, leakage or drainage problems for years to come! The Board would like to extend a heart felt ‘MAHALO!’ to all the residents who were affected by this project for their patience and help! As you all may have noticed, our Guest Parking Deck repairs and resurfacing is completed! The damaged concrete areas have been re-tensioned to stop the de-teriorations that have been on going. The drainage has been re-routed to prevent the water ponding that we have been experiencing for years and years. Parking lines have been re-painted. Finally, to ‘top it off’, we have resurfaced the deck with a waterproofing membrane to further protect and extend the life of the concrete deck. • TOWER ELEVATOR INTERCOM PANEL REFURBISHMENT: Has been com-pleted by our In House Staff. As you may have noticed, the panels identify the towers (A-D) and the unit series of each tower (01—08). The stainless steel backing was selected to match the new elevator doors as well. This picture was taken before the plastic notice holders were installed, the notice holders will insure clear communication of important Na-niwa happenings and common house rule reminders. Residents have already commented on how nice it is to have such a simple communications ‘device’. Yay!

• Tommy, Ray and Nic continue to do a Great job in keeping our maintenance costs down while maintaining Naniwa Garden’s good looks! Every little extra effort goes a long way! Thank you Naniwa Staff!

• LANAI AWNING CLEANING: The current vendor was not able to clean the awnings as first presented. Therefore, the Board has decided to fall back on its original decision of having the Owners who have received notices concerning their awning to seek their own arrangements to have their awnings removed, repaired and / or cleaned. The Board will be sending out notices again to those who are still not in compliance and will be given 30 days to rectify the discrepancy.

• ROOF WARRANTY REPAIRS: We have finally coordinated all warranty repairs with the roofing contractor and will let the Residents know when work will commence

removal or replacement.

When each of us decided to live here at Naniwa Gardens, we all agreed to abide by the condominium By-Laws and House Rules. From time to time each of us may run afoul of these rules and must politely be reminded of them. Many of us do not read these rules until it is too late. As Board members, we are well aware of these rules and try to be an example to others who may not be. Our hope is that each resident is aware of these rules so as not to encroach on someone else’s enjoyment of this great place. With this in mind, we continue to highlight rules so that we can all be-come more familiar with our responsibilities while living together here at Naniwa. During the past Board meeting the hot topic for House Rule changes had to do with the proper ‘use’ of the Activity Room. Currently, any resident can reserve the room for their gatherings as long as the purpose is legal and not for commercial or ‘bulk’ processing purposes. Recently some Owners have complained that there are a few who use the room regularly for what seems like commercial baking, cooking and other bulk processing uses. In addition, there seems to be people using the Activity Room as an ‘extension’ to their apartment units on a regular basis for get-togethers to cook, watch TV and ‘hang out’. These ‘abuses’ impact the energy consumption of our common element area as well as accelerating the ‘wear and tear’ of the fur-nishings. Therefore, these complaints are now being addressed by the Board. Obviously any commercial activity is in violation of our current House Rules and fines should be in order. However, the Board and those residents present at the last meeting did not have a ’magic’ solution to curbing the abuse of how the Activity Room should be used. Obviously we would like each resident to be conscientious as to how and when to utilize the Activity Room for proper activities. As all of you know, there will always be a few that take advantage of an ’honor’ system. Because confrontations by the Resident Manager, the Board and other Residents are to be avoided, further controls are needed for the equitable use of the Activity Room. It has been suggested on several occasions that many other condominiums charge a user ’fee’ for their Activity Rooms and that we should follow their example. Naniwa Gardens has been an exception all these years. However, because the Board must address this issue, the Board has voted to join with other condominiums in assessing a fee for the reservation and exclusive use of the Activity Room. Therefore, a fee of $25 will be assessed for its use by any resident for their exclusive use (private par-ties, etc.). The only time this fee will be waived shall be when the room is reserved for Naniwa Residents only activities, where all Residents (or Owners) can partici-pate. i.e. (the annual Christmas Party). Other aspects of this House Rule also be refined and clarified. The Board has also clarified several other House Rule items and will be distributing a copy of the newly updated House Rules to all Owners and Residents shortly. The Board always strives to find a balance to satisfy each Resident’s need against all Resident’s needs. As you all are aware, when a problem arises it is due to Owner(s) or Resident(s) concerns. We consider each issue on its merits and how the problem impacts all of us (especially from a safety and cost perspective). We hope all resi-dents will read and follow these rules in the spirit of cooperation and enjoyment of our beautiful property. MAHALO! Naniwa Gardens Board of Directors

Courteous House Rules Reminders (reprise!)

Keep voices lowered in parking garage at all times—especially at night.

No open fires or grilling on lanais or rear exits of units!

Please dry off before entering the elevators!

• Keep noise to a minimum, especially in the parking garage areas. Please keep voices a little lower until you reach the Lobby area or your unit. We all thank you for your conscientiousness!

• No BBQ / open flames on lanais, or on rear exit landings, or anywhere other than our

BBQ area. This is not only a House Rule but was directed by the Fire Marshal. Be-sides, isn’t it common sense?

• Open liquid containers in elevators are prohibited. If you are coming from the pool,

please dry off before entering – if you do drip on the way up, please make an effort to wipe up the water for everyone’s safety and elevator care.
