Upon expanding our geo-graphic focus last year to include the Nashua region, NeighborWorks® Southern New Hampshire purchased the building previously occupied by Rent-A-Center, and moved our operations and homeownership center to the second floor of the building after completing renovations. The Elm Street level has been renovated and will be rented to commercial tenants, providing further positive economic development in downtown Manchester and a stream of income to support the work of the organization.

To date, the campaign has raised $619,065, which is 76% of our goal. Thanks to the outstanding leadership provided by Joe Reilly, and the tireless work of the volunteer committee, the Campaign is on track to meet its target by the end of the year.

This year has been one of exciting change. Over the course of this past year we expanded the geographic scope of our services and, in January, we officially changed our public name to NeighborWorks®

Southern New Hampshire to reflect this expansion. Although we will never abandon the housing and revitalization needs of the City of Manchester and its region, we are pleased to now work to address these issues in the Greater Nashua area.

We also moved into a new office facility earlier this year which helps stabilize our occupancy costs and revitalize vacant downtown space. Our Twentieth Anniversary Capital Campaign to finance this investment is being adeptly led by Joseph B. Reilly, Centrix Bank CEO (and NeighborWorks® Southern

New Hampshire Trustee), and a leadership team that includes several other Trustees, Board members and community residents. We are grateful to Joe and the entire Leadership Team for their incredible support and efforts in this campaign. It is truly remarkable.

Earlier this year we lost an exemplary benefactor and volunteer and one of our staunchest supporters with the unexpected passing of Fred B. Kfoury, Jr. We hope you will join us later this month as we publicly honor his example of generosity and community involvement. Without the continued sup-port of the community, our work would not be possible.

NeighborWorks® Southern New Hampshire has officially moved into our new location at 801 Elm Street in downtown Manchester. This

move allows the organization to centralize efforts to support, revitalize, and provide services to the entire region. The second floor of the building will constitute the offices of NeighborWorks® Southern New Hampshire, and provides greater efficiency to the organization. The newly renovated space not only provides staff with effective workspace, but also facilitates space for private, one-on-one counseling, as well as a large conference room for Home Ownership seminars which often reach fifty or more attendees.

This move also anchors NeighborWorks® Southern New Hampshire to Manchester, and provides the facilities needed to serve an ever expanding client base. This acquisition also provides economic development to Elm Street, not only by securing a permanent, second floor tenant to a space which had been largely vacant for the past two decades, but also by maintaining street level space for rental occupants. This provides NeighborWorks® Southern New Hampshire with security in its location, as well as a permanent source of revenue from commercial entities. This new location also provides increased visibility directly on Elm Street which allows the organization to immediately increase impact and range of those who are affected and aware of the services provided in the region. The restoration of this building on the historic Elm Street façade also reflects the continued commitment of NeighborWorks® Southern New Hampshire to the revitalization of Manchester and Southern New Hampshire as a whole.

NeighborWorks® Southern New Hampshire is proud to announce we have changed our name to reflect a new, regional focus and rededication to providing affordable housing, housing education and revitalization initiatives in the Southern New Hampshire region. This expansion extends our services to Nashua and the surrounding New Hampshire commu-

nities, and includes the opening of a new satellite office at 162 Burke Street in Nashua. NeighborWorks® Southern New Hampshire is proud to now serve the individuals and families of 31 communities in Southern New Hampshire, and now broadens our reach while maintaining our core principles and values.

Expanding our name, extending our reach

NeighborWorks® Southern New Hampshire welcomes three new members to our Board of Directors: Kerrie Diers, Executive Director of the Nashua Regional Planning Commission; Colleen Lyons, Attorney with Sheehan Phinney Bass + Green PA with a concentration in Corporate Law; James Vayo, Project Manager for Renaissance Downtowns at Nashua & the

Community Liaison for Visualize Nashua. These new members fill the seats formerly held by Anthony Marino, Margaret Probish and J. Michael Perrella, whose terms expired last spring. We thank Tony, Margaret and Mike for their years of leadership, service and support to this organization.

NeighborWorks® Southern New Hampshire is participating in a national initiative of NeighborWorks® America. This initiative involves more than 240 community development and affordable housing organizations collecting data in neighborhoods across the country. The goal

of this project is to analyze and compare the impact NeighborWorks® organizations are making in the communities we serve. The Community Impact Measurement (CIM) project will provide valuable data that compares our impact and changes in the neighborhood over the course of six years. On June 8th, as a part of this project and our NeighborWorks® Week celebration, more than 30 volunteers, including staff and members of the Board of Directors, assembled at the Cashin Senior Center on Douglas Street to traverse the West Side of Manchester and collect CIM resident surveys. These surveys took the pulse of local residents, asking questions which ranged from quality of life issues to neighborhood safety and participation in neighborhood and community organizations. The day was a great success!

Although NeighborWorks® Southern New Hampshire has impacted other neighborhoods in the Southern New Hampshire region we chose to conduct this project on the West Side of Manchester in continuation of our reinvigoration activities in the West Granite neighborhood and the rehabilitation of

additional properties on Conant, Rimmon and Dubuque Streets, which is now underway. To date, NeighborWorks® Southern New Hampshire has invested nearly $4 million in the revitalization of Manchester’s West Side.

More than 30 additional volunteers will be participating in the second part of the CIM project. During Granite United Way’s Day of Caring event on September 11th, we will once again diffuse into Manchester’s West Side neighborhoods to collect data. Instead of collecting responses to resident surveys, these volunteers will be conducting block and parcel observations. This portion of the project involves volunteers assessing the current physical conditions of each block and randomly selected parcels in this section of the City of Manchester. In upcoming years we will determine the impact our reinvestment has had on the physical conditions of this neighbor-hood. This information will also be helpful as we consider future initiatives in this region of the City.

We are very grateful to the volunteers who have and continue to help us in this important project. The information we learn will help us evaluate our progress in this neighborhood and help us continue to deepen our connection to the community.

NeighborWorks® Southern New Hampshire launches new website!

Last winter, NeighborWorks® Southern New Hampshire began construction on 28 units of affordable rental workforce housing apartments at

104 Amherst Street in Amherst. In August these buildings were completed, and families are moving into their new homes in September.

The completion of Hidden Pond Apartments will be celebrated on October 11th at 10:30 AM with a ribbon cutting ceremony at the development. Many state and local officials, as well as key stakeholders and friends of NeighborWorks® Southern New Hampshire, are expected to attend the celebration of the completion of this $6.7 million endeavor.

Jennifer Vadney, Neighborhood Development Manager for NeighborWorks® Southern New Hampshire, stated, “This development will provide quality workforce housing to an area very much in need of affordable rental options. These units are wonderful, affordable apartments for working families.”

The Hidden Pond Apartments are targeted at serving working families in the greater Nashua region. A family, couple, or individual renting at our new location can rent one of our quality units for $925 - $975 per month, making this a very affordable option for those working in the region.

Project financing for the initiative was provided by: Raymond James, the New Hampshire Community Development Finance Authority, New Hampshire Housing Finance Authority, Merrimack County Savings Bank, and The Federal Home Loan Bank of Boston. Construction was provided by Chicoine Construction of Weare, New Hampshire. The architect is BMA Architects of Amherst. We thank Merrimack County Savings Bank for their sponsorship of the upcoming ribbon cutting.
