Angel Tree Tradition Returns

In May of 2013, GlenStar Asset Management LLC and Walton Street Capital purchased Continental Towers. At that time the property was around 50% leased, and there were approximately 1,100 tenants and guests here on a daily basis. Once the property was purchased, the team quickly put together a redevelopment plan. While the property was in distress, it had great “bones” and the owners knew that targeted enhancements could bring Continental Towers back to its original status as a premier Class A o�ce property. Here’s an account of some of the projects undertaken during the past two years:

. Lobby renovations were completed, adding Bubinga wood panels to the previously all-marble lobby, along with new furniture, lighting and ceilings. . Roof replacements were made to about 65% of the roofs on site, those not still under warranty. . The entrances to each Tower were completely renovated to create a sense of welcome for tenants and guests entering the campus. And, canopied pick up/drop lanes were installed along with landscaping enhancements. . A new tra�c �ow pattern/ring road was created for easier travel around the property. In addition, tra�c �ow onto Golf Road was drastically improved. . Campus exterior lighting has been upgraded to energy e�cient �xtures and colored lighting was added to the tops and front facades of each Tower. . A 735-space, four-level parking garage with connecting links to the Towers was built. Cameras and emergency call stations are available on every level. Covered access points were added to the 1st �oor entrances as well. Two electric charging stations were added in the garage. . The 15,000-plus-square-foot health club was completely gutted and renovated to include all new �nishes, new equipment, a new hot water tank and plumbing �xtures, piping and energy e�cient lighting. . The plaza deck between the buildings has been renovated to include large planting beds with lush landscaping and seating areas similar to a rooftop deck. This feature extends the modern atmosphere of the new Continental Towers to this outdoor assembly area. . Elevator modernization work was completed on all Towers. continued, next page.

The weather in metropolitan Chicago and across the Midwest has been mild so far. But true winter weather – which means snow, sleet and ice – will arrive in the weeks to come, making it challenging and possibly dangerous to get around on foot. Here are some common sense tips to safely navigate walkways during the winter days ahead:

. Proper footwear. Wear shoes with heavy treading and a �at bottom that place the entire foot on the surface of the ground. . Wear things that help you be seen. Bright and re�ective clothing help you be seen by drivers when it’s dark or twilight. . Walk consciously on icy sidewalks and in parking lots. Look up to see where the next icy spots are and be aware of any vehicles near you. . Avoid listening to music or talking on the phone while walking in icy or snowy conditions. Pedes- trians need to be able to hear approaching tra�c or other noises. . Anticipate ice! What appears to be wet pavement may be “black ice,” so approach it cautiously. Ice will often appear in the mornings, so be more aware in the early hours. . Take steps slowly! When walking down steps, take them slowly and deliberately. Plant your feet securely on each step and be sure to have a �rm grip on the handrail when available. . Enter buildings slowly. The �oors of buildings may be covered in melted snow and ice, so check the entrance and try to step on rugs in the doorways. . Avoid shortcuts. A shortcut path may be dangerous because it is less likely that snow and ice removal occurred.

A holiday tradition more than a decade in the making will return to Continental Towers this season. We’re referring to the Angel Tree, an oppor- tunity for tenants to help brighten the holidays for a child in need. Here’s how the Angel Tree works: A Christmas tree will be set up starting November 28th in the Commercium. On the tree there are tags listing the name of a child and the holiday gift he or she is wishing for this season. To participate, please select a tag, purchase the gift and deliver it unwrapped to the Glenstar Security O�ce in the lower level of Tower Two, or place it in the box adjacent to the tree. The gifts will be picked up by the Salvation Army for distribution to area children in time for Christmas. Last year, more than 250 tags adorned the Angel Tree. The program will run through December 13th.

In the image to your right, Continental Towers proudly celebrated the Cubs winning the 2016 World Series by displaying Cubs blue lighting.

. Corridors and restrooms were renovated on a number �oors throughout the campus. . The dry cleaners retail space has been renovated and relocated. . The Building Automation System (BAS) was enhanced in order to maintain tenant comfort. . As a safety measure, each tower was upgraded to include Luminous Egress Markings in each of the two stairwells for emergency evacuation purposes. . An additional 23 cameras were installed, providing for 39 new views by security. . Several spec o�ce suites were created. . The facade of each tower was cleaned. . Site signage is currently in the process of being enhanced with additional monument signs along Golf Road and I-90, and enhanced ground way-�nding signage.

In addition to these projects, GlenStar also leased approximately 360,000 square feet of space to new tenants and renewed approximately 243,000 square feet of leases. For comparison’s sake, we are currently 94% leased and have approximately 3,500 people on site daily. Clearly, the new Continental Towers is now even better. The management team thanks our long-term and new tenants for continued support.

Reaching Potential Members: Midtown Health regularly schedules fun events to promote the programs, membership and services in the club. And, �tness team members will meet club members outside the �tness center or individually to help to reduce any intimidation factors.

Corporate Wellness: The company champions corporate wellness, including weight loss competitions in the club, and preventative services such as �u shots or health screenings. Mid-town Health can host and provide classes such as Myofascial Release, Stress Relief Strategies and Nutrition information.

Self-myofascial release (SMR) has been shown to relieve muscle and joint pains, plus improve �exibility and range of motion. SMR not only targets tight muscles, the practice helps improve blood �ow, which allows you to have better workouts. When your muscle fascia is hard, it limits mobility and often creates “knots” in the body. The easiest way to improve soft muscle fascia is through foam rolling and trigger point release.

Continental Athletic Club o�ers three 30-minute GRID foam roller classes per week. We will teach you the fundamentals of self-myofascial release to target all muscle aches and pains while improving your �exibility. Participants walk away with practical knowledge and techniques that can be used for all �tness levels for pre- and post-workout foam rolling.

Come try out our Foam Roll group exercise classes at these days and times; every Monday at 1:00pm-1:30pm and 5:30pm-6:00pm or Tuesday at 6:15am-6:45am. All members and non-members are welcome!
