The first impression is critically important when a buyer looks at a home. This is true whether the buyer is walking up to the house or looking at it online. Homes with an exterior that doesn’t look well tended are limiting the number of potential buyers that will take a look inside. While it is called “curb” appeal, these days that first look is often occurring on a computer, tablet or smart phone screen - and that’s what’s making curb appeal so important. Boosting curb appeal doesn’t have to break the bank -- a little landscaping and cleaning can go a long way toward putting a house on the buyers’ must-see list. Assuming a house isn’t a top-to-bottom fixer upper that is marketed as such, almost every home can use a little exterior sprucing before hitting the market. * Hire a landscaper to trim trees and bushes, put down fresh mulch, add color by planting annuals and generally make the front yard look clean and defined. * Power wash the exterior of the home, garage, driveway and walkways. * Wash all windows inside and out and remove the front window screens. * Consider upgrading the house hardware: mailbox, house numbers, door handles and light fixtures. * Make the entryway look inviting with potted plants, a door wreath and a new welcome mat. * Consider adding a pop of color to the exterior by repainting the front door. If the outside looks pristine, buyers feel the house has been well taken care of. Then they feel like that pristine quality also applies to the rest of the home!

The news of the recent attack and death of the UT co-ed brings to mind how

careful we all need to be. I recently heard Kent Morrison of BSG Security Services

(www.bsgss.com), talk about that attack and the danger we, as realtors, sometimes are

involved with.

The basis of Kent’s talk discussed how tethered we all are to our electronic

devices. We run with our ear buds in listening to our iPod’s, we walk with our heads

down looking at our cell phones. Basically, the bad guys are looking for an easy

target. Being totally absorbed in our electronic gadgets makes us easy targets.

The key points you should always remember are:

1). Pay attention to your surroundings, keep your head on a swivel in darker

areas and look for what is not normal.

2). Trust your instincts. Ladies - trust your intuition. Guys - take a gut check.

Your unconscious is telling you something.

3). If something makes you feel uncomfortable, get out of there! It is better to be

rude and hurt someone’s feelings than to be attacked.

It is sad to say, but the life you save will be your own!
