We will sell Tract 1 to the high bidder with NO RESERVE. After Tract has sold, we will offer tracts 2 and 3 choice to the high bidder with NO RESERVE! The winning bidder will be able to choose either tract or both. Tracts 2 & 3 will be sold by the acre with the winning bid multiplied by the total number of acres in the tract(s). Acres here are estimates

only – final prices will be determined by surveyed acres. We will require $40,000 down on each of the 3 Tracts the day of the auction. If one buyer purchases more than one tract, the down payment will be an aggregate of the requirement for all tracts

purchased. The balance of the purchase price for each tract will be due at a real estate closing to be held on or before Wednesday,

September 15th, 2021. The seller will provide an owner’s title insurance policy; the buyer(s) will be responsible for any lender’s

title policy. Taxes will be prorated at closing , and the closing fee at the title company will be split 50/50.

Tract 1 is nearly all open and in endophyte free fescue, although it could also be cropped. The tract features a very nice brick home on a full (finished) walk-out basement. The home has an open floor plan

with 2,200 square ft on each level and features 4 bedrooms, 3.5 baths, a kitchen with island (complete with appliances), a formal

dining room, living room, laundry/mud room, a large downstairs family room, rec room and plenty of storage space. There is a 2-car

attached garage on the main level as well as a 1-car garage on the lower level. There is a nice concrete patio out back that is covered
