Purchase DiscountsTMI has negotiated national purchase agreements to offer significant discounts on equipment procurement; the savings are passed on to the client. Purchase discounts are available with: UPS systems, electrical distribution gear, emergency power generation systems, DC power plants, command centers, process air conditioners as well as technical furniture. Our experience enables expedited delivery, coordination, installation and record documentation of the support equipment while minimizing costs.

ContinuityOur consistent use of industry design and construction standards allows our clients to have continuity in their data centers resulting in a quality and efficient facility. Data centers are not a ‘one size fits all’ proposition; each data center project is undertaken on a stand-alone basis with the client’s needs and budgets at the forefront.

As a result, service personnel gain unimpeded access to perform preventive maintenance on all critical support equipment. In existing facilities, TMI’s design expertise allows our clients to minimize scheduled downtime and continuous operations at-risk windows in order to maintain, repair and upgrade their critical support systems.

TMI provides comprehensive services to our clients to support the planning, design, construction, project management and future operation of the mission-critical facilities. Our core services include performance of Facility Assessments, Facility Concept Plans, Project Management, and Architectural and Engineering Design services as follows:

Facility AssessmentA Facility Assessment is typically performed to identify: 1) problems and recommend solutions, 2) operating risks or weaknesses in advance of problems and recommend solutions, 3) opportunities to gain data center efficiencies and 4) facility upgrade and expansion alternatives. TMI Facility Assessments, according to our clients, offer an excellent and immediate payback by improving the efficiency, resiliency, reliability and security of the overall operation.

With today’s ever increasing energy requirements, consumption and concerns, the Facility Assessment is an excellent tool to tackle many issues. For example, the Facility Assessment can highlight practical green initiatives for improving the overall energy efficiency of the data center.

Our progressive levels of Facility Assessments include:

» High Level Assessment – Includes performing a visual on-site inspection and review of the data center by TMI professionals with identification of immediate or future concerns. The assessment includes written description of the observations, presentation of the solutions and pricing information.

» Detailed Assessment – Includes performing visual on-site inspections and review of the data center with completion of a series of detailed inspections by TMI technical professionals. Data is collected and calculations are prepared and evaluated against industry benchmarks and metrics. The assessment includes written description of the observations, presentation of the solutions and pricing information.

Facility Concept Planning (FCP)Conceptual planning services, regardless of the type, size or complexity of the project, identifies the scope of work for a proposed data center project. TMI will meet with IT and facilities personnel to discuss the requirements, strategic goals and to aid in the concept design of the facility. All systems associated with the data center, including walls, ceilings, flooring, fire protection, mechanical, emergency power, UPS systems, and other systems will be discussed and agreed upon. TMI is adept at listening to our clients and teaming with them to determine a practical and proven approach to facility design, one which satisfies business requirements, budget constraints and provides the required operating protections.

The FCP includes: an equipment floor plan, single line, electrical diagram, scope of work statement, budget and project schedule with milestones. The FCP becomes the roadmap to the client’s new data center facility.

Project ManagementThe project manager serves as the client’s advocate, initially assisting the client with site selection and programming. The project manager then recruits, builds and organizes the project team, as needed, including architects, planners, engineers, consultants and contractors. The project manager’s primary responsibility is to manage the design and construction team and drive the project to satisfactory completion.

Project Management services include: » Competitively recruit the Architectural and Engineering team (“A/E”) and General Contractor (“GC”)

» Evaluate all subcontractor bids » Purchase the support systems and equipment » Chair project meetings, conduct site inspections and submit periodic progress reports

» Monitor project schedule » Administer all project accounting, including change orders and waivers

» Punchlist the substantially completed facility in conjunction with the A/E and GC; supervise the timely completion of the outstanding punchlist items

» Prepare procedures for testing and commissioning the support systems

» Direct and field supervise the commissioning process with the equipment manufacturer and subcontractor representatives present

» Prepare normal and emergency facility operations and maintenance procedures; assist in training the staff on the procedures

» Coordinate owner furnished/installed work » Close out the project; turn over complete record drawings and close out manual to the operations staff

Architectural and Engineering DesignPrincipals from TMI have been designing and building data centers and other mission-critical facilities for over 25 years. We offer complete architectural and engineering design services including electrical, mechanical, fire protection, and security systems. Our staff architects and engineers design dozens of data centers and other critical facilities each year. For larger facilities, up to hundreds of thousands of square feet in size, or Greenfield sites, we collaborate with our experienced design partners to execute the project on behalf of the client.

TMI’s design services continue throughout construction and include shop drawing review, preparation of pay applications and punch lists.

For engagements involving a larger overall project inclusive of a data center, TMI will design and incorporate the mission-critical plans into the architectural and engineering base building documents prepared by others.

Design and Engineering Peer ReviewTMI, acting as a peer to the architect of record, will thoroughly review the construction documents. We will provide written comments to the client at the various plan set completion intervals to assure adherence to and total compliance with the approved program and conceptual design.

Peer Review is a valuable service in projects where the mission-critical area is an important and highly visible element in the overall facility design, yet the architect and engineers of record and who specialize in designing large office or light industrial buildings do not have mission-critical design expertise.

Real Estate ServicesOur specialized services provide for the review, identification and presentation of the candidate properties that will best satisfy the client’s mission-critical facility requirements. Services include:

» National real estate searches, geared solely for mission-critical facilities

» Data center market studies, including a regional and/or specific site risk analysis

» Building and site tours to identify the feasibility of accomplishing the client’s goals

» Purchase or lease transaction services including negotiation of terms to satisfy the client’s specific requirements

» Real estate project financing consulting » Build-To-Suit or design-build of the new mission-critical facility through commissioning

» Lease administration, including a tracking system to coordinate all future payments

Due DiligenceWhether an existing or proposed site or facility, TMI will conduct comprehensive due diligence and will provide a written report to the client. Location, amenities, utilities service providers and other items associated with the property will be identified and evaluated. Consideration is given to natural hazards such as earthquakes, hurricanes, and tornadoes; as well as man-made hazards such as

airports, rail lines and civil unrest. Other factors including the available talent pools and their salaries, utility costs and site access, will also be also considered amongst the collective findings.

Equipment ProcurementWe recommend taking advantage of purchasing support systems and equipment directly from the manufacturers; full warranty is provided and significant savings will be realized. TMI will assist our clients in identifying the support systems and equipment requirements, placing the order, reviewing shop drawings and coordinating timely delivery and installation. In today’s market with extended equipment delivery time frames, TMI will thoroughly search alternative sources including the used, surplus new, or canceled order markets. Evaluating the alternatives is critical to determine if they represent viable alternatives for the client.

Critical Support System Testing and Commissioning Whether testing existing critical support systems or commissioning a new critical support system, TMI seamlessly manages the entire process. TMI provides advance tailored documentation including: 1) the scope of work document, 2) the detailed and custom procedures and 3) the log forms to the client. TMI will coordinate the critical support system testing and commissioning with the general contractor, owner and equipment vendors (e.g. owner furnished equipment) for the timely scheduling and certain completion of the process. TMI will be on-site to implement procedures as well as to supervise and witness the critical support system equipment load bank testing, confirm successful performance of the start-up services and document the proper operation of all equipment per the project documents. We are thorough, exact and experienced. We see to it that the critical support systems operate as designed to support the enterprise.

Select Clients

TMI provided complete turnkey project management, design and construction services on 26 sites throughout the country. Each site ranged from 10,000 to 19,000 square feet with project costs up to $5.5 million.

We completed projects for Allegiance in the following markets: San Francisco, Los Angeles, Sacramento, San Jose, San Diego, Orange County, Seattle, Phoenix, Denver, Dallas, San Antonio, Austin, Houston, Chicago, Cleveland, St. Louis, Philadelphia, Washington, Detroit, Boston, New York, Secaucus, Miami, Tampa, Baltimore, and Pittsburgh.

TMI provided complete turnkey project management, design, and construction services on sites throughout the country. The data/telecommunications sites ranged from 6,000 square feet to 19,000 square feet.

We provided services for British Telecom in the following markets: Lyndhurst, NJ, San Francisco, Philadelphia and Newark.

Services included: project management, design, engineering, consulting, and construction services on over 30 North American locations. A principal of TMI managed every Comdisco disaster recovery facility project before the parent company went bankrupt and was sold to SunGard. Sites ranged from 2,000 to 300,000 square feet and cost up to $54 million.

Locations included: New York, Newark, Boston, Philadelphia, Baltimore, Washington, Charlotte, Atlanta, Orlando, Toronto, Detroit, Cleveland, Indianapolis, Chicago, Minneapolis, St. Louis, Dallas, Phoenix, Denver, Calgary, San Francisco, Los Angeles, Vancouver, Seattle, and Victoria.

Services were provided on various types of projects for Convergys, formerly Cincinnati Bell Information Systems, in Orlando, FL and Cincinnati, OH. Those projects included a new 60,000 square feet data center building as the client technical representative, an infrastructure wiring design on that data center and an adjacent 125,000 square feet office, planning & procurement of multiple command centers and several multi-module UPS systems.

Services included: complete turnkey design & project management for three 15,000 square feet telecommunication facilities in Philadelphia, San Francisco, and Chicago.

TMI provided complete turnkey project management, design and construction services on sites throughout the country. The sites ranged from 2,500 to 4,500 square feet and included a total UPS system replacement in the Chicago location.

We provided services for Neutral Tandem in the following markets: San Francisco, Philadelphia, St. Louis and Chicago.

TMI completed turnkey project management, design and construction services for two 80,000 plus square feet sites and three 30,000 square feet sites, plus provided consulting services to oversee the completion of multiple sites started by other Project Management firms. Construction costs ranged from $5.0 to $45 million.

We provided services for Verio in the following markets: San Francisco, Los Angeles, Sacramento, San Jose, San Ramon, San Diego, Dallas, Austin, Chicago, New York, Rochester, Boston, and Newark.
