Our main roles are to promote your investment property, select a suitable tenant, collect rent and manage your property effectively. We will appoint a specialist Property Manager as your one point of contact, to assist you throughout the process.Property Management services that serve you well Our service includes, but is not limited to: Setting the rent at current market value Signing tenancy agreements on behalf of the owner Securing adequate tenant bond and lodging with the Bond Administrator Collecting rentOne point of contact 9. Recording income and expenditure on the property Routine inspections to ensure the tenant is maintaining the property adequately Arranging necessary maintenance repairs on the property Issuing relevant notices to the tenant, including Breach of Agreement, Termination of Non-Payment of Rent and other notices covered under the Residential Tenancies Act 1987 and to action such notices as they occur Advising the owner as to when tenancies become due for renewal and/or expiry Completing and serving all application forms and notices required on behalf of the owner Carrying out all lawful duties directed by the owner in writing Marketing the property to attract a suitable tenant West Australian Real Estate regulations stipulate that an agent must have a written appointment to act in writing. We use the standard Real Estate Institute of WA (REIWA) forms to meet this requirement. A sample of this form is included in this pack for your convenience. 10. The initial report will also highlight those areas that may need attention to present the property at its best so as to attract the best tenant. Youll find a sample of our REIWA approved Property Condition Report in this pack.Property presentation We will make recommendations as to any improvements to your property you may consider in order to make it more desirable to prospective tenants.Inventory of furnished property Furnished properties require an inventory of all furniture and appliances listing: A precise description of each item of furniture or appliance The condition of each item The above is essential in order for us to assist you in the responsible and fair management of your furnished property. 12. Our success in finding the right tenants is what sets us apart. Our team is trained and tooled with the right skills and processes to ensure the best outcome for our clients.Skilled in finding the right tenantsBy taking the time and effort to meet personally with prospective tenants during property viewings and by conducting interviews, our Property Managers carefully evaluate each applicant. We document information using the Application for Tenancy Form, so as to collect all the relevant personal details and carry out previous tenancy, credit and reference checks. A copy of the form is included in this pack, for your perusal.Tenancy Agreement This is the most important document of all and, at Time Conti Sheffield, we make it our business to help you make sure its right. Its not simply a question of filling in the details and blank spaces and making sure that it is signed and witnessed and job over. 13. Our Tenancy Agreements spell out the intentions of each party, their expectations and obligations, documenting them into legally binding contracts. We understand how important it is that what is being signed is clearly explained and understood. Far too many Property Managers miss this point. By taking the time to make sure that each party clearly understands their obligations, there is much less risk of intentional or unintentional default. Our people are professionally trained in all aspects of Tenancy Agreements and all contracts are scrutinised and checked by our senior personnel. Critical dates, such as rent review dates and termination dates are recorded and upheld. A copy of the Tenancy Agreement used by our Property Managers is included in this pack.Arrears control Time Conti Sheffield has excellent systems and procedures in place to ensure the efficient detection and management of arrears. Everyone can invest in the latest software, but arrears control need more than a system. It requires trained people to perform the task. Its the computers fault is not an excuse we use. Our people are highly trained in the management of arrears and the importance of early detection, action and collection. We are firm, but fair, and in this way the relationship between tenant and owner does not sour. 14. Bonds The appropriate bond money is collected and receipted at the time of signing the Tenancy Agreement. The funds areOur training ensures the best outcomedeposited with the Government Bond Administrator. When the tenancy comes to an end and the property is inspected, a comprehensive condition report is prepared and if there is any damage beyond fair wear and tear, quotes for repairs are obtained and a bond reconciliation statement is prepared.Possession and handover We do not give the occupier possession of your property until all documentation has been signed, rent in advance and bond monies have been paid and the proceeds have been cleared. Once everyone is satisfied, we hand over the keys to the property and assure the tenants that we are available should they need to discuss any aspect of their tenancy. 15. Repairs and maintenance Repairs and maintenance are a necessary consequence of owning property. Attending to repairs and maintenance is good economics for a property owner because it keeps the property in good condition and attractive at all times, making both the owner and tenant property proud. Having the tenant property proud has the advantage of higher rent and less vacancy. The financial outcome of how repairs and maintenance items are managed is dependent on the process employed. For example: Determining who is responsible for the repair Using A.B.N registered, qualified and insured contractors Deciding whether to repair or replace and the taxation implications Deciding on which contractors to use Obtaining quotes for repairs or replacement before engaging a contractor Checking the contractors work before authorising payment of the account Time Conti Sheffield has years of experience and we are very competent in the assessment and management of repairs and maintenance. 16. Vacating When a tenancy nears termination we check with you to see what your intentions are in respect to re-letting the property. If you choose to re-let, then we carry out a preliminary rent review and promote your property on our available soon register, so as to minimise vacancy. When the occupier vacates and hands over the keys, we carry out a final property inspection and document our observations on the Property Conditions Report. We then compare the condition of the property against our observations in the initial report we conducted and make a determination as to any deductions (fair wear and tear excepted) to the Bond.Minimal costs for maximum results 17. Due to our experience and our good relationships with clients and tenants alike, we experience minimum disputes, when it comes to vacating and our services are highly recommended by many of our tenants.Property promotion We are conscious of the costs of advertising and promotion however these have to be weighed up against the cost of vacancy. At the moment, we are finding the internet attracts a high level of tenant enquiry and is relatively inexpensive.
