Bathroom Bathrooms can consist of many features from jacuzzi tubs and showers to toilets and bidets.Because of all the plumbing involved it is an important area of the house to look over. Moisture in theair and leaks can cause mildew, wallpaper and paint to peel, and other problems. Heating and Air The heating, ventilation, and air conditioning and cooling system (often referred to as HVAC) is theclimate control system for the structure. The goal of these systems is to keep the occupants at acomfortable level while maintaining indoor air quality, ventilation while keeping maintenance costs ata minimum. The HVAC system is usually powered by electricity and natural gas, but can also bepowered by other sources such as butane, oil, propane, solar panels, or wood. The inspector will usually test the heating and air conditioner using the thermostat or other controls.For a more thorough investigation of the system please contact a licensed HVAC service person.

Page 47 Item: 10 Deck • The following problems were found with the rear deck:• The deck is attached to a cantilevered section of the housethat does not adequately transfer the deck load to thefoundation. This section should be resupported to be"freestanding" and not rely on this section of the house forsupport.• The deck is screwed to the house with bolts but the length ofthe screws can not be confirmed inside due to the finishedceiling and should be further inspected and repaired by aprofessional deck contractor• The deck posts are not laterally and diagonally braced to thedeck ledger. If post can not be bolted to the deck thentypically a rafter tie is connected to both at each post toprovide a mechanical attachment.• The deck is supported by steel poles that do not have theproper lateral attachment at the tops. Usually these will bereplaced with 6x6 posts to easily provide the lateral supportneeded at the top of the posts.• Recommend having professional deck contractor inspectand repair all problems to insure deck safety.
