WELCOME!So you are curious about a career in real estate…and who isn’t? HGTV makes real estate seem like a glamorous and easy way to make boat loads of money. In reality, things are different than they appear on TV – it takes hard work, a serious time commitment and the right attitude to be successful.
In this guide, you will find the steps to become a licensed real estate agent in Texas ad some advise on selecting a real estate brokerage.
1. Sign-up for an approved 180-hour licensing course.Once you’ve decided to get your license, you will need to take a Texas approved 180 hour real estate licensing classes. You have the option to take the classes online or in person.Which option you choose will depend on how you learn best and now much time you have to commit to the classes. We’ve seen agents experience success with both.

Congratulations! You passed your Texas Real Estate Sales Person exam! Now it is time to find the broker you will be affiliating with. We recommend interviewing 3 to 5 brokerages to find the right fit.
Somethings to consider are:
• Is the environment best suited for your goals, work style and personality?
• Are you team oriented or more a lone wolf?
• Do you want a boutique firm or a large corporation?
• Is office location important to you?

• What training to they offer new agents?• Is there any type of mentorship program?• How many sales does a typical new agent do their first year?• What is their split structure?• What services do they include? At a cost?• Can you interview one of their new licensees who recently went through training?• How often are office meetings?• Do they provide leads for you to work with?
This is just a starting point, but definitely add your own. Put some thought into this. It will payoff!
6. Choose your new home.
Your thorough research and hard work paid off and you have selected a brokerage to call home! You will submit your application to TREC and get your license back usually in 7-10 days!

7. Get Started!
Once your license comes back, it’s official! You’re a licensed agent! Now it’s time to hit the pavement. You’ll start your training program and work toward getting your first closing.
Keep a positive attitude and stay busy, it will help build momentum toward your future success. It may take some time to start seeing the kind of success you hoped, but, be patient.
Keep working your business plan and help out wherever you can at your new brokerage. Take advantage of training sessions and classes that help build your business. And above all else, remember to have fun…that’s one thing that HGTV got right!
