For41years,SouthShoreHousinghasoperatedonthepremise
thatstable,well-locatedandaffordablehousingisthefoundation
foranyhealthyfamilyandessentialforstrongcommunities.That
beliefhasmotivatedustodevelopnewandpreserveexisting
affordablehousing,assistresidentstobuytheirfirsthomes,and
counselindividualswhoareatriskoflosingtheirhomes.Our
trackrecordspeaksforitself:500affordablehomesdeveloped,
rentalassistancefor2,500low-incomefamilies,andafullrange
ofhousingservicesto6,000householdsannually.
Withstablehousing,thesefamiliesandindividualshavemoved
forwardintheirlives.Parentshavegonebacktoschoolorgotten
intotheworkforce.Childrenhavethrivedwiththestabilitythata
homeprovides.Peoplewithdisabilitieshaveovercomebarriers.
Andseniorshaveenjoyedthecomforttheysorichlydeserve.
SouthShoreHousing’seffortshaveenabledthesemanysuccess
stories,includingthoseinthisAnnualReport.Thesestories,in
turn,inspireustocontinueourefforts.
Inrecentmonthstheseeffortshavefocusedsubstantiallyon
implementingaboldandwelcomeStateinitiativetohouse
homelessfamilies.Builtonthesamebeliefthathousingis
thefoundationforstablefamilies,theState’snewHomeBASE
programfocusesonhousinghomelessfamiliesratherthan
warehousingtheminsheltersandmotels.Theyhaveenlisted
SouthShoreHousingandotherregionalhousingorganizations
acrossthestatetoimplementtheprogramandreformtheway
weassisthomelessfamilies.
Threemonthsintoit–inpartnershipwithFatherBill’s&MainSpring
andBAMSIinPlymouthCountyandCommunityCareServicesin
BristolCounty–wehavealreadyhoused300homelessfamiliesinthe
regionandprojecttohousehundredsmorethroughouttheyear.As
withthethousandsofhouseholdswe’veservedtodate,thesefamilies
willthenhavetheopportunitytorebuildtheirlivesandplanfora
brighterfuture.
AsuccessfulgraduateofSSH’sFamilySelf-SufficiencyProgramsaidit
bestassheaddressedSSH’s40thanniversarydinner:“Iusedtothink
ofmyhousingassistancefromSouthShoreHousingasasecurity
blanket.NowIseeitasaspringboard.”

Whenshebegantheprogram,
shewasa22-year--oldmother
oftwowhowasjustgetting
byasapart-timemedical
assistant.
BrandistatedonherFSS
contractthatshewantedto
becomeanLPN.However,
shewasdeniedadmissionto
BristolCountyCommunityCollege’snursingprogrambecauseoftheir
longwaitlist.Despitethissetback,shewasnotreadytogiveuponher
education.
Sheincreasedherworkhoursandbecauseoftheworkincentivebuilt
intoFSS,startedanescrowaccountasherincomeandrentsharewent
up.SheenrolledinaclasstoimproveherentrancetestscoresatUpper
CapeCodRegionalTech,andwithherimprovedscorewasaccepted
totheirLPNprogramforthefollowingyear.HerFSScounselorsenta
recommendationtotheprogram’sdirectorstating“Myhopeisthatwhen
youinterviewBrandiyouwillseethesamedeterminationandaptitudein
thisyoungwomanthatIdo.”
AftergraduatingfromtheFSSprogram,Brandiobtainedfull-time
employmentatadoctor’sofficeandstartedtoputlargeramountsinto
escrow.Sheiscurrentlyworkingwithdevelopmentallydelayedchildren
andgoingtoschooltocompleteherRNdegree.WhileBrandihas
decidedtoputoffhomeownershipfornow,herFSSescrowaccountand
theFirstTimeHomebuyerclassshetookatProHomesputthatdream
withinherreach.
“TheFSSprogramisagreatincentivetohelppeoplelikemyself,”says
Brandi.“Itprovidestoolstobecomeindependentfromthesystem.My
onesuggestionisthatitshouldbearequirementinsteadofanoption.”

bankruptcy,theDartmouthfamilyreachedouttoSouthShoreHousing
forhelp.
InMay,averydistressedMr.andMs.DartmouthmetVeronicaTruell,
oneofSSH’sexperiencedforeclosurecounselors.Ms.Dartmouthwas
intearsassherecountedhowtheytriedandfailedtogettheirmortgage
modified.
Veronicaworkedwiththefamilytoassembleandsubmitamodification
packagetoOcwenaimedatloweringtheirmonthlypaymentandaverting
foreclosure.VeronicacalledOcwenperiodicallytocheckonthestatusof
therequestandtheDartmouthswereresponsiveeachtimethelender
askedforadditionaldocumentation.Veronicaexplainedeverystep
shewastakingtohelpthemkeeptheirdreamhome.Shealsoworked
extensivelywiththeDartmouthsregardingtheirbudgetandspending
plan.
AttheendofJuly,theDartmouthfamilyreceivedamortgage
modificationapproval.Theirnewpaymentof$1,140ataninterestrate
of4.5%representsa$600monthlysavings.Theyaresohappytohave
kepttheirhomewithalowerandnowsustainablemortgagepayment.
“WearehappythatSouthShoreHousingwastheretohelpus,”said
Ms.Dartmouth.

participantsdeveloplongtermcommunitybasedsupportservicesto
increaseself-sufficiencyandmaintainpermanenthousing.
Throughtheprogram,Jessicaandhergirlsnowhaveaplacetocall
home.ThatstabilityhasenabledJessicatoworktowardscompleting
hereducation.Hergirlsarealsodoingwellinschoolandareinvolved
inactivitiesintheircommunity.Thefamilyhasdevelopedsupport
systemsandtheirfutureprospectsarebright.
Overthetenyearstheprogramhasbeeninexistenceithasassisted
over20familiesoutofhomelessness.Severalofthechildreninthese
familieshavegoneontoearncollegedegrees.Jessicahaseveryreason
tohopeandexpectsimilaropportunitiesforherdaughters.
Jessica,ayoungmotheroftwodaughters,wasreadytochangeherlife.Foralongtimesheandhergirlshadbeenbouncingfromplacetoplacestayingwherevertheycouldforaslongastheycould.
