BOILER PLANT PROJECT

Mercy Hospital and Medical Center, a 150-year old city facility

nestled in the heart of Chicago, faced an aging boiler system

that was not able to supply the necessary heat output needed on

a daily basis to run the hospital efficiently. YMI Mechanical, Inc.

was awarded a contract to completely overhaul the mechanical

boiler room located in the sub-basement of the patient tower

and replace the original 1960 era boilers with four new state-of-

the-art, 750 HP, high-pressure steam boilers.

So how do you overhaul the boiler room of a bustling Chicago hospital and medical center that operates 24 hours a day, 7 days a week and 365 days a year? To ensure minimal interruption to the hospital and its patients, YMI Mechanical used a phased approach to install the new system. Due to the high demand on the hospital and the needs of the patients, two boilers had to be running at all times.

Working closely with the Owner, Owners Representative, and the General Contractor, YMI implemented a coordinated team approach allowing for an intricately designed shut down. YMI connected all the steam tie-ins to the existing system, installed blast gates in a new location for the flues and upgraded the existing incoming gas supply from People’s Gas. YMI was able to replace the outdated 1960’s era boilers with four new high-efficiency boilers equipped with Lo-NOx burners that have a 12:1 turn down ratio, all with no noticeable interruption to patient care.

Through innovative design and implementation, Mercy’s Central Boiler Plant improvements made by YMI Mechanical qualified and received a substantial rebate to the hospital from the gas utility company.

SERVICE AGREEMENT PLANSYMI offers FIVE TIERS of service agreement offerings that can be customized to your specifications and budget. From our basic HVAC maintenance plan to full maintenance and repair coverage, our offerings provide a proactive approach to comfort improvement and the lowering of your HVAC operating expenses. Included in each service agreement offering is environmental data logging. When requested, we will place performance monitoring devices in areas of temperature and/or humidity concern for a one-to-two week period. We will return to pick up the devices and print out a report of our findings for our customer to review. A plan for remedy can then be put together to alleviate the concern.

Tier Five is an “Energy Savings” agreement which, in addition to HVAC maintenance and service, offers an energy audit and performance testing of your building systems. The data collected during this assessment is converted into usable information for benchmarking performance, identification of savings opportunities, calculating returns on investments, maximization of utility company rebates and incentives, and enhancement of building system performance.

BUILDING AUTOMATIONYMI provides time and performance proven modern temperature control solutions that offer rapid ROI. We provide engineering and programming personnel to deliver a turnkey Tridium solution featuring the NiagaraAX web-based platform. This allows us to integrate multiple protocols and 3rd party equipment into a non-proprietary front end. In simple terms, we ease the burden on customers who feel tied down to their control system because their vendor is the “only game in town.” Wireless solutions, lighting controls, door access, video surveillance systems, and control system maintenance programs are other BAS products we furnish.

st. Mary’s Medical Center

CENTRAL ExPANsION PROJECT

Having opened in 1973, St. Mary’s Medical Center, located in

Hobart, IN, has been meeting the daily needs of its patients for over

40 years. To meet the needs of a growing suburban population,

the hospital, in 2013, approved building a new 4-story patient

tower to provide additional capacity for patient expansion. YMI

Mechanical was hired in the lead role as General Contractor to

provide a turnkey and seamless construction process.

The project had an accelerated build schedule with specific milestone dates. The client issued a “Notice to Proceed” on December 23, 2013. Faced with an extremely tight time frame to carry out the updates, YMI Mechanical laid out the project into the three phases to be completed over a three month period as follows: 1. Phase one required YMI Mechanical to ensure all major piping revisions and structural steel were

in place. Completed and running by March 1, 2014, this deadline was achieved with seven days to spare.

2. Phase two involved installation of a new 1,000-Ton centrifugal chiller, along with all associated electrical switchgear upgrades, electrical infrastructure and BAS controls. Start-up and testing met the milestone completion date of April 15, 2014.

3. Phase three involved installation of a 350 horsepower boiler and associated piping modifications, electrical infrastructure upgrades, and a new BAS integration. Start-up and testing met the milestone completion date.

The addition of the chiller and boiler to the hospital’s central plant allows St. Mary’s the ability to provide additional capacity in efficiently heating and cooling their 4-story patient tower expansion.

Fermilab (Fermi National Accelerator Laboratory) has been

home to the Tevatron, the world’s most powerful atomic particle
