This past weekend, we had sunshine! What a treat that was!
We have presented WI CE Course 1 & 2 of the 2019-2020 biennium already. This Thursday, May 9 we will offer Course 3 & 4 and on June 6, we will offer Course 5 & 6. There is still room if you wish to attend. Sign up today.

Remember, that most of the Sign Ordinances in the municipalities surrounding La Crosse and including La Crosse, do not allow any signs on the Blvd. If you see a sign on the Blvd., please call Char at 608-785-7744. During the week of May 13, REALTORS® from across the nation will arrive in Washington, D.C. for the National Association Legislative Meetings & Trade Expo. Real Estate professionals will meet with their legislators and address legislative and political issues faced by the real estate industry today.
Josh Neumann and Char Glocke, will be representing our Association at this important meeting. Watch for a full report of the meetings in next month’s issue of the newsletter.
New Member Orientation Scheduled
REALTOR® Orientation has been scheduled on Thursday, May 30, 2019. It will be held at the Association Office at 111 6th St. S., La Crosse from 9:00 a.m. to 3:00 p.m. Lunch will be provided.
All Applicants are mandated to complete the New Member Code of Ethics Orientation – Online Course prior to the live session. Please bring your completion certificate to the live session. Go to www.realtor.org to access the course. Further instructions can be found at www.larawebsite.com.
Please remember that all REALTOR® applicants are mandated to attend a New Member Orientation. You are required to attend one of the first two orientations offered after the submission of your application. If two orientations are missed, a $100 fine will be charged to you for each subsequent miss.

What is RPAC?Since 1969, the REALTORS® Political Action Committee (RPAC) has promoted the election of pro-REALTOR® candidates across the United States. The purpose of RPAC is clear: REALTORS® raise and spend money to elect candidates who understand and support their interests. The money to accomplish this comes from voluntary contributions made by REALTORS®. These are not members’ dues; this is money given freely by REALTORS® in recognition of how important campaign fundraising is to the political process. RPAC doesn’t buy votes. RPAC enables REALTORS® to support candidates that support the issues that are important to their profession and livelihood.
Safety Tips: The 10-second rule
is a smart and quick way to keep safety at the forefront throughout the day.
How does it work?
A. I take 10 seconds to review self-defense strategies right before getting out of the car.
B. I breathe deeply and count backwards from 10 to gain composure before meeting new people.
C. I take 10 seconds as I arrive at each destination to evaluate my surroundings and check for anything that is out of the ordinary.

Key Points
A question like this is usually legitimate and is not a source of liability, because it is a way for a seller to evaluate a homebuyer’s financial ability to conclude the sale or transaction.
A seller’s concern with qualification may stem from the stereotyping of women and minority groups i.e., “protected classes,” as poor credit risks.
A seller has the right to be concerned with a homebuyer’s financial arrangements because if the transaction collapses, the seller would have to begin the marketing process all over again.
Areas of Liability
Any inappropriate conduct or comment by you could lead the seller to apply discriminatory qualification criteria to the sale of the property, exposing you and the seller to charges of discrimination.
Actions to Take
• Be extremely sensitive to this question, because it may be prompted by fears generated by stereotypical images of “protected classes.” You must not, under any circumstances, reinforce these images.

“Are these homebuyers really qualified?”
• Respond to this question with a description of the process and criteria that you use to qualify the homebuyer.
• Tell the seller that he or she can review the homebuyer’s qualifying information.
• Identify and address the seller’s specific concern about the qualification process.
• Explain to the seller that it is inaccurate and inappropriate to assume women and minority groups are poor credit risks.

Tips for Taking the Stress Out of Travel
• Before traveling, scan your documents (passport, itinerary, identification and vaccination card) and send them to yourself at your e-mail address. In case of a problem, you can print them almost anywhere in the world.
• If you are flying, avoid wearing shoes, clothing, jewelry, and accessories that contain metal.
• At airport screening checkpoints, put metal objects in your carry-on-bag. This includes jewelry, loose change, keys, and mobile phones.
• Place identification tags in and on all of your baggage. Don’t forget to label your laptop computer. This is one of the most forgotten items at screening checkpoints.
• When you first arrive at your hotel room, take a moment to remember where the fire exit is. And –if you are exiting your room during a fire alarm, remember to take your key with you. Do not use the elevators.

Adds variety to continuing education curriculum by ex-ploring three distinct topics - how to avoid getting sued, waterfront properties, and unexpected disruptions to a business - in one course to keep discussions interest. First, you'll learn best practices to avoid complaints and litiga-tion. Next, you'll explore Wisconsin's 15,000 lakes, 12,600 rivers and streams, and 84,000 miles of terrain and learn how regulation of waterfront properties affects your transactions. Finally, Course 5 discusses business inter-ruptions caused by a flood, fire or a medical event. You'll learn how to protect your business from the unexpected and plan ahead for disruptions to your business.
