First, if real estate continues toappreciate in value, property owners will need to build value by managing well vs. buying orbuilding well. Secondly, a slow growth climate for publicly owned real estate companies will meandifficulty in attracting new capital. In five years, she believes we will have fewer, larger REITs.

Formerlydirector of the Commercial Leasing Division at Sylvan Lawrence, Wysong also served the not-fo--profit sector, working with North Shore Hospital, Greenwich House, The New School, New YorkUniversity and Baruch College, before launching her successful real estate career. An immediatepast president of CREW, Wysong opines that though things have definitely improved, the number ofwomen in senior positions in real estate is still very low. She believes using new technology toenhance the delivery of services -- "being service providers rathe r than space finders" -- is theindustry's biggest challenge.
