A s our resort is approaching it's 10 year anniversary, the

Masters Board recognizes the importance of scheduling timely maintenance and upgrades to our resort infrastructure

and equipment.

One such area in need of refurbishment is our clubhouse pool and hot tub. Our scheduled budget for this year contains funding for this resort improvement project.

Those who called in to our recent Masters meeting will know that 3 reputable pool company bids were discussed and a preferred contractor selected. It was also agreed at that meeting to do some research as to the best time of year for the anticipated 3 week pool closure, as the temporary loss of this amenity will be disappointing for some guests onsite during the works period.

After consideration of our occupancy stats and taking into account the recommendations of our Resort Managers, Adam, Conrad and Jose, we have concluded that delaying until Winter would be our best option, for a number of reasons, including:

1. Jan and Feb are typically

the coldest months of the year in central Florida and thus less people actually use the pool.

2. Particularly Jan is one of our quietest months every year, in terms of occupancy levels.

3. Winter. is "snowbird" time and our returning guests from the North are mostly at the resort for many weeks, so the loss of the pool for part of their stay represents less of a problem than for families with young kids, who may only be in for a few days or a couple of weeks at most and thus could have no pool for most, or even the whole, of their stay.

4. The new year is far enough away to give good notice to all but not too long to wait for this important work, on an already tired looking surface.

On balance, January is probably our best option and we will plan to have the works commence in the week after the New Year holiday. Owners should, therefore, make a note that the contract will be scheduled to commence Monday January 6th 2014 and planned to run for 3 weeks. As with previous projects, it is hoped that this very early notice will enable owners and their management companies to plan accordingly and where necessary, put contingency

arrangements in place.

As with the Summit installation and the current Villas repainting project, we have established a small project team to work alongside our onsite staff and their main focus will be on owner liaison and communication, which it is intended, will include regular email updates, website postings and newsletter articles. Through these channels, interested owners will be able to learn more about the detail of the work to be carried out and also how we plan to minimise any adverse impact on other clubhouse services, including of course, the tiki-bar.

We very much hope that this important project will run to plan and accordingly, keep owner/guest inconvenience to an absolute minimum. Your co-operation in helping to handle this unavoidable disruption to normal services is very much appreciated.

T he townhome repainting project has remained on

track despite significant rain with Phase 2

completed on schedule.

To ensure the project remained on the schedule the contractors continued to work additional hours, including weekends.

The freshly painted homes look fantastic and the contrast with those not painted around the lake

during Phase 2 was amazing to see.

The contractors have also masked and sprayed cabling and pipework on the rear walls of the 3 bedroom townhome, which has significantly improved their appearance around the lake.

Phase 3 will see the remaining homes on Vero Beach complete the project which is due to commence on the 30th September.

F ollowing months of planning, including meetings with county

officials to obtain the necessary permits for our long awaited tennis amenity at the end of Hideaway Beach Lane, our contractors, Elite Court Construction, finally broke ground in the first week of

June.

Although tropical storm Andrea did not get the project off to the best of starts, given a clearer run of dry weather over the following 6-8 weeks, there is every chance that our guests will be able to take to our new court to emulate their tennis heroes shortly after Wimbledon finishes in mid July.

When completed, we shall be able to boast a single, unlighted, Tennislife acrylic surface court, with green regulation height mesh fencing and extensive planting as a screen from neighbouring properties.

Updates on progress will appear in the “owner’s section” of the HOA website.

I t was good news on the financials at the Home Owners Association Meeting

held on 4th May.

The first quarter shows we are up on budget in all significant categories, with costs well controlled and fee income collection extremely favourable.

Due to more than anticipated new buyers we are also comfortably ahead on receipt of ‘initiation fees’.

Hardcore delinquents are also down with more banks taking possession and asking for settlement figures for back dues.

In addition to the bank progress, we have seen healthy sales numbers over the past few months and, of course, every time a new owner comes in, we benefit from that account becoming current.

Realtors are coming in and asking for background information on the

HOA, which has led to a good number of sales and we have seen realtor figures for 3 bed townhomes showing a marked improvement on the past 4/5 years.

Other areas discussed at the meeting were:

Lighting inspections that are carried out by Adam and Yamil every 2-3 weeks. Owners are also encouraged to report outages through the link on the owners section of the HOA website.

An update provided by Adam on the new reader board installed in the clubhouse to provide guest with vacation information.

Quotes have been received for the pool and hot tub refurbishment and approval was given the go ahead. These works would bring pool up to new codes (see separate report).

The information is controlled by the resort which ensure that information is up to date and refreshed on a regular basis.

Typical information will include weather forecast, Tiki Bar promotions, big screen sporting events and movie night schedules.

W e are really excited about the summer and hoping that it is

incredibly busy at Terra Verde

Resort.

We will continue to have Dj Robbie on Fridays and karaoke on Tuesdays evenings, which has been very successful. We are also working on other special events throughout the summer.

We continuing to offer a "drink of the week" where we feature a select cocktail from the menu at a discounted price. We will also continue to offer breakfast during the summer on Saturday, Sunday and Monday from 9:30 to 11am.

The Beer Pong table and cornhole had been in use and we will be utilizing this more throughout the summer. For those of you not familiar with the game Beer Pong is a drinking game based loosely on ping pong. Players attempt to throw the ball at their opponents

cups located at the opposite end of the table.

Cornhole, also known as Bean Bag Toss, is a fun game where players take turns throwing cornhole bags at a sloping platform with a hole at the far end.

Our Facebook page have been popular with 204 people already liking us. It is a great way to keep up to date and we have received lots of positive comments on the Facebook. So why not check us out and get on the spot updates from The Lagoon.

W hilst looking for something different the other week, we

happened upon notices for the 131

st. Silver Spurs Rodeo at the

Showground arena just off the

US192 in St. Cloud.

Entrance fee was just $15 (to watch, not take part !!) and parking was free (take note Disney).

Never having been to a rodeo before, we were not quite sure what to expect, so our beginners guide to rodeos, now goes something like this .....

Some rather foolhardy guys climb onto the back of rather angry bulls, and then fall off with varying degrees of style and some considerable force. Then some other guys on horses, plus a clown (who is probably the bravest guy in the arena) then spend time trying to convince the (now very angry) bulls to leave the arena, so that other guys can climb onto the back of other angry bulls and have their turn at being catapulted off into the arena sand. Now and again, the guys (whom you would have thought to have learnt their lesson)

climb onto the backs of angry horses, with similar results.

Of course, I don't mean to make light of the obvious guts it takes to be lowered onto the back of an angry animal who has clearly got out of the wrong side of the bed that morning, whilst accepting that normal 'health & safety' rules have clearly been placed upon temporary hold.

There was also some steer wrestling, which involved guys leaping from their horses onto the backs of steers and wrestling them to the ground, or in some cases, missing the steers and just

crashing into the arena sand. Also some very impressive examples of horsemanship (actually horsegirlship) in the form of barrel racing. The youngest competitor was 7 years old. She must have been borne in the saddle and would have put the average gymkhana participant well into the shade.

All in all, a good evening out for $15….mind you, the beef burgers were rubbish, not a patch on the Tiki Bar burgers……..but we did visit Krispy Creme on our way back to the resort.
