Allrealproperty,includinganybuildingsthereon,issold”ASIS”andwithoutanyrepresentationorwarrantywhatsoeverastotheconditionortitle,andsubjectto:(a)anystateoffactsanaccuratesurveyorpersonalinspectionofthepremiseswoulddisclose;(b)applicablezoning/landuse/buildingregulations;(c)waterandsewerassessmentsaretheresponsibilityofthepurchaser,whethertheyarereceivedornot;(d)easements,covenants,conditionsandright-of-wayorrecordexistingatthetimeofthelevyofthetax,thenon-paymentofwhichresultedinthetaxsaleinwhichFultonCountyacquiredtitle;(e)2019-2020Villagetaxes,schooltaxes,water&sewercharges(including,butnotlimitedto,omittedandproratataxes,demolitioncharges,anyservicechargesleviedagainstpropertybymunicipality,interestandpenalties);(f)federaland/orstatetaxes,liens,judgmentsandencumbrancesofrecord;and(g)forpurposesoftaxation,thepurchasershallbedeemedtobetheownerpriortothenextapplicabletaxablestatusdateafterthepublicauction.

6. TheCountymakesnorepresentation,expressedorimplied,astotheconditionofanyproperty,warrantyoftitle,orastothesuitabilityofanyforanyparticularuseoroccupancy.PurchasersshallberesponsibleforinvestigationandascertainingfromtheappropriateBuildingInspector’srecordsthelegalpermitteduseofanypropertypriortoAuction.

7.
