Two different zones actually exist here in our community. The first being RMH (Residential Mobile Homes) this residential area also includes the Clubhouse, Library, work out room and office buildings. Along with our pool, Shuffleboard and Tennis/Pickle ball courts. That’s pretty straightforward and easy to understand. The second zone is called OUC (Open Use Conservation). These areas Sarasota County designated to be a vegetative buffer zone between the residential developed land and the Myakka River and its river tributary Salt Creek. This is the description of these areas. All open, natural areas not proposed for development must be preserved and designated on a preliminary plat as Open Space in Native Habitat. The trees and associated understory in the hammocks and all wetland vegetation in the wet prairies must remain undisturbed. These designated areas protect many endangered species. On October 29, 1985, the Sarasota County Board of Commissioners approved the rezoning of the current land now known as Village of Riverwalk. Two different zones actually exist here in our community. The first being RMH (Residential Mobile Homes) this residential area also includes the Clubhouse, Library, work out room and office buildings. Along with our pool, Shuffleboard and Tennis/Pickle ball courts. That’s pretty straightforward and easy to understand.

The second zone is called OUC (Open Use Conservation). These areas Sarasota County designated to be a vegetative buffer zone between the residential developed land and the Myakka River and its river tributary Salt Creek. This is the description of these areas.

All open, natural areas not proposed for development must be preserved and designated on a preliminary plat as Open Space in Native Habitat. The trees and associated understory in the hammocks and all wetland vegetation in the wet prairies must remain undisturbed.

Sometimes Dreams Do Come TrueDon and I used to vacation in my boss’s condo on Siesta Key and joke with the resident

manager “saying we wanted their job”. Low and behold in late 1989 we were told that the managers were going to retire and if we still were interested, “Come on down and be interviewed.” That is how our story in Florida started back in 1990.

Together we were resident managers on Siesta Key for 10 years. Don retired in 2000 and I continued working as on-site and portfolio manager for various communities in the area for the next 12 years. As a Licensed Real Estate Sales Person, I became familiar with the lifestyle of

manufactured home communities. We had a great home in Sorrento East in Nokomis Florida but we wanted the lifestyle of a smaller community. Having spent years traveling to soooo many areas in Florida looking at Manufactured Home Communities we kept finding our way back to Riverwalk.

We have watched Riverwalk being built since 1991 to become the Village it is now. We finally bought our house in 2013 and have enjoyed it ever since!

This is the BEST place to live in the ENTIRE state of Florida!!

I am always impressed the way people who live in Riverwalk take care of each other.Most of you are always willing to give a helping hand. I am so happy to report that our new residents that I have been lucky to meet are also willing to jump in with that

volunteer spirit.Neighbors Helping Neighbors are just like all of you. We sincerely want to help!

Everyone in Riverwalk has some special gift. Sometimes that gift is kindness to others, sometimes it is a special skill, a good cook, a willing driver, a gardener or provider or medical equipment.

Should you find yourself needing help, or just someone to listen to you or to visit with you, please don’t hesitate to call. Actually, we find that we always feel rewarded afterwards.

Let's try, despite everything, to enjoy the remaining time...Let's keep looking for activities that we like...Let's put some color in our grey...Let's smile at the little things in life that put balm in our hearts.And despite everything, we must continue to enjoy with serenity this time we have left. Let's try to eliminate

the afters...I'm doing it after...I'll say after...I'll think about it after...We leave everything for later like ′′ after ′′ is ours.Because what we don't understand is that:Afterwards, the coffee gets cold...afterwards, priorities change...Afterwards, the charm is broken...afterwards, health passes...Afterwards, the kids grow up...Afterwards parents get old...Afterwards, promises are forgotten...afterwards, the day becomes the night...afterwards life ends...And then it's often too late....So... Let's leave nothing for later...Because still waiting for see you later, we can lose the best moments,the best experiences,the best friends,the best family...The day is today... The moment is now...

THE SECRET IS OUT On March 1, a gathering was held to honor Bill Koen as he leaves the park. While it is very unusual that we

have a gathering for folks relocating, however, there is always an exception. That was one of those days. Most of you know what a kind, caring, generous person BILL is. In case you don't know - I will share what I know, and I am sure there is much that no one knows about. This is a partial list of what HE has done for Riverwalk, before and after it became a village. After he lost his loving wife, he AGAIN truly opened his heart to others.

Bill was known for having regular street gatherings. He was great friend to Adrienne, who at the time was

the QUEEN of Riverwalk. He is one of the reasons she became the QUEEN. Bill occasionally put silver coins under chairs at the sold out events at the clubhouse, always warming the

heart of the winners. He also was known for buying Lottery tickets for one or two winners at each table. People often attended an event just to see how Bill had out done himself once again.

He provided funding for one or two of the plastic benches that are here and there. He repeatedly bought

ALL the turkeys for sold out Thanksgiving Dinners. He always knew who was hurting or challenged and took many to brunch or lunch. Oh, how I loved it.

He made Ted & Corrine Hunt's days easier and assisted in providing a better quality of life for both of them.

Doctor's appointment, groceries, sitting with Ted, errands, and on and on. And naturally, he did the same for Charlie & Evelyn Clark.

Not all that long ago, he sat with a person who was with Hospice and only had a few days to live. As we

cried, he later said he didn't feel that well himself, and knew he was supposed to be there with the gentleman. Did I mention how he faithfully supported Neighbors Helping Neighbors? He allowed the committee to

help others out, too. Thanks were never enough. He gave & gave! OMG, what a blessing, what a gift, what a MAN he is.

AS I SAID; This is a partial list of his kindness to all his neighbors. And of course, YES, he socialized with

most of us here in the park, as he rode around and around. As a gentle person here in the park, he also found time for other wonderful causes. Did you know he

purchased blankets and dropped them off to the homeless people, just because he was concerned about them being so cold. He knew where to find them. Again, he did this more & more.

As retired military - he never left out our Veterans. He sure made me proud every year when he drove to

Arlington, Va to place flags for Memorial Day and Veterans day. And then he returned to place wreaths on grave sites at Arlington National Cemetery at Christmas time. His own money, his time, a long hard trip and he rarely missed going. So to say that Bill will be missed is an understatement. I am proud to call him, MY friend and for making Riverwalk the best place to live, have fun and allow so many happier days. Fair winds and following seas, Mr Bill Koen.

WE love and will certainly miss you and your kindness. Thank you for setting an OUTSTANDING

example of how to be a true neighbor in every sense of the word. Mr. Rodgers would agree. Safe travels, be well and happy. Your new community is soooo lucky to have you. Know YOU are always welcome back. THANK YOU, THANK YOU, THANK YOU.

SO there you have it; some of the secrets that Bill made happen. I have

Bill's permission to share this, although, all these years he has said it really none of anyone's business. He said I made him sound like a saint and he disagreed with that part of it. NOT!

Another special thanks to Bill and his brother Ray. Together, they frequently supported Wounded Warriors. I mean truly "supported" them. The "brought" them in to their Texas ranch for one week. they fed them, took them hunting and fully paid all expenses. I understand they did this yearly, perhaps more often. Another gesture that goes above & beyond. I know those Wounded Warriors are heroes and yet I am confident they made Bill & Ray feel

Fat Tuesday/Mardi GrasOne year ago, Covid cancelled all entertainment events. Tuesday, February 16, 2021 a

good size and colorful group of residents came to reopen our shortened event season. . Purple, yellow, gold and green were the colors of the evening. Feathers and beads bedecked people and decorations. Mike and Karen Dobrowolski chaired the event, handing out delicious hurricanes. Darrell McCubrey and Virginia Kutscher were chosen by random card draw to be our festival king and queen. Adorned with crown, identifying sash, cape and scepter, they oversaw the royal

chicken dance. Carol Alderdice was in charge of the games. The winning gamesters received lottery ticket prizes. The only complaint heard was that the evening was too short.

The social club wishes to thank all the people who showed up to decorate and help out when the email requested volunteers. Your participation made the evening the great success it was. Thank you Mike, Karen, Carol, Darrell, Virginia, our ticket sellers, food servers and clean up detail.

One mystery remains – who was the person (?) Female (possibly male) who showed up fully costumed as a Cajun witch (?) Dancing around the room, not speaking or revealing any identity. Curious or strange -- It was Mardi Gras after all!

Drive In Movie Night, Friday 2/26/2021Hosted by Tony and Judy Nasta

After being postponed for a week due to inclement weather, Mother Nature gave us a beautiful balmy evening to gather for our drive in movie night at the kayak parking lot. The parking lot was full with numerous golf carts and several rows of chairs. Featuring a giant screen, stereo sound and a concession stand compliments of Tony and Judy. Viewers enjoyed the movie Yesterday. A somewhat futuristic movie of a teacher cum not to successful entertainer who strikes the big time by singing and claiming as his own Beatles songs to a population who had no clue who the Beatles were or their music.

It was such an enjoyable evening. We hope Tony and Judy will do another one next season as daylight savings will cut short our ability for more this year.

WelcomeThe Village at Riverwalk would like to welcome Joseph (Joe j) and Carol

Toth. They are snowbirds residing at 378 Salt Creek Dr.They have 2 children & 2 grandchildren.Joe was a government consultant & Carol, a retired teacher.Joe enjoys golf. Carol on the other hand likes to do watercolors & acrylics,

and read.Together they enjoy hanging out at the beach, bicycle riding, playing cards,

as well as other games.Let’s all give Joe & Carol a warm welcome.

The Village at Riverwalk would also like to welcome Michael (Mike) & Cheri Finley along with their Boston Terrier dog Oreo. They are full time residents living at 321 Salt Creek Dr.

Mike is a retired middle school teacher. Cheri is a retired case & division manager as well as a school office manager.

Mike has one son and enjoys cooking, golf, gardening, & hunting. Cheri enjoys reading & snorkeling. Together they like to fish.

REAL ESTATE SALES IN THE VILLAGE AT RIVERWALKIn May of 2019 the Village at Riverwalk formed a Real Estate Corporation in partnership

with Community Realty Services, Inc. Forming this corporation allows the Village to receive commission from the sale of share homes in the Village

Millie Hubbard is a licensed Realtor, a member of the Board of Realtors and the sales person for Community Realty in the Village at Riverwalk. Millie also is a salesperson for Lifestyle Realty, who handles the sale of non-share homes.

Since 2019 the partnership has sold 28 homes in the Village, both share and non-share, and the commissions from those sales has provided the Village of Riverwalk residents over $44,000 in revenue.

The partnership gives 35% of the total commissions back to the Village at Riverwalk and also charges residents a reduced commission rate. If Community Realty lists your home and another realtor sells it, the Village still receives 35% of the commission, while the outside realtor gives nothing back. If you list your home with an outside Realtor, the Village receives nothing.

We have been able to pay for several projects in the Village from this revenue, and although residents are free to list their homes with any realtor of their choice, listing with an outside realtor provides zero revenue to your neighbors in the Village. These projects include new carpet in the Exercise Room, Library and Office, landscaping at the Village entrance and around the Clubhouse, new exercise equipment, parking lot lighting and new stone in storage and parking lots, sound system in clubhouse, picnic table, benches and various other projects that benefit the residents.

All of the services provided by Community Realty are the same services that any other realtor who is a member of the Board of Realtors would provide, i.e. listing in the MLS and advertising on all search engines such as Realtor.com, Trulia, Zillow, etc. One of the benefits over and above other realtors is that a listing with Community Realty will also appear on the Village at Riverwalk website, and brochures are placed at the gate and office for any walk in visitors and that Millie is in the office and available to show your home to any walk in visitor to the Village.

Ron Moore, our Board Treasurer, created this Real Estate Commission as a way to increase revenue to the Village. Unfortunately, revenue can only be raised through fees charged to residents, so this was a creative and beneficial means to increase revenue for the Village without raising fees, and we hope to continue to benefit from this revenue and keep fees down.

Can Recycling for Habitat for HumanitySince I will be heading north early next week to help family we will need

volunteers to continue the can recycling for Habitat for Humanity until November when I return. Thanks to Suzanne Mallinson for taking over for Bob Harrington who has “retired” from his weekly curbside aluminum can collection. Suzanne is also a seasonal resident and will be leaving in May, so without a few more volunteers to do the curbside collection and transporting the cans to Don’s Recycling on Trott Circle off Pan American Blvd. in North Port, we will have to discontinue this project until I return in the Fall. If you would like to help please call me at 941-423-7206 by Tuesday, March 16th, or call Bob Harrington at 941-423-8382 or Suzanne Mallinson at 406-539-5529 and we can explain what is involved.

Until at least May there will still be blue collection containers at the following homes: Harringtons at 402 Creekview, Hutts at 412 Creekview, Julians at 318 Salt Creek, and Mallinsons at 420 Woodale Court.

I received another grateful letter from the Habitat Office in Venice for the check for $185 for the can redemption money from last May to early February, and I will be sending $30 to Habitat for the last month, so I know we have a lot of Habitat Fans at Riverwalk.
