Gardens & GroundsThe property is accessed via the imposing gates at the entrance to Rousdon Estate and along the drive which runs through the park. The entrance to The Retreat runs off the drive through electric gates that open onto a large gravelled parking area, with the double garage to the right and the house off to the left. The grounds are ring fenced and surrounded by mature trees providing total seclusion. The floor to ceiling windows and doors from the principal living spaces open onto a south facing slate terrace. Leading from the terrace are the easy to maintain gardens with level lawns and mature hedges and shrubs. The opportunities for outdoor pursuits are endless both on the estate and in the surrounding area. LocationThe Rousdon Estate is a private 350 acre residential estate 2 miles to the west of Lyme Regis, sitting about 150 meters above sea level. The estate was purchased by Sir Henry Peek in 1869 for the princely sum of £11,500 and he set about regenerating this poor farming community and created a model modern village and vast mock Tudor manor house. In the 1930’s the estate was sold to Allhallows School which was resident until 1989.

After the College closed, the Estate was taken over and redeveloped to become a “village” of some 100 dwellings, now managed by Allhallows Ltd., a company formed by the residents of the estate.

The Village of Rousdon just outside the gates is home to the artisan Rousdon Bakery, the perfect place to stop for a coffee after a walk round the estate. Nearby is the River Cottage HQ and also the River Cottage Canteen in Axminster. A very pleasant walk through quiet country lanes to nearby Axmouth leads to two excellent gastropubs. The town of Lyme Regis, is a popular and picturesque coastal town, noted for its attractive period buildings, the Cobb, (made famous by Jane Austen) and the harbour. These along with the stunning surrounding countryside and coastline all justify Lyme Regis’s worldwide reputation. Featured in the Domesday Book, Lyme Regis and the Bay are situated at the heart of the Jurassic Coast, a major centre for fossil collecting. The town has an excellent selection of facilities including schools, many independent shops, as well as the familiar high street brands. There are two small supermarkets, a number of restaurants such as Mark Hix’s Oyster and Fish House, boutique hotels such as The Alexander, an independent cinema dating back to 1937, a theatre and various museums. A short walk from the high street is the charming award winning sandy beach, ideal for families and the harbour which is popular with anglers and those keen on deep sea fishing trips, sailing and power boat clubs.

EducationThere are two primary schools closeby, St Michaels, and Mrs Ethelston’s at Uplyme. Lyme Regis is served by very well regarded secondary state schools, the Woodroffe School in the town and highly thought off Colyton Grammar in nearby Colyton. Public schooling at Sherborne School (for boys), Sherborne School (for girls), Bryanston, Canford and Milton Abbey (all mixed) are all just over an hour’s drive away.

From our offices in Bridport proceed to the A35 signed Lyme Regis. Follow the A35 for approximately 10.4 miles then take the second turning on the left after the Hunters Moon Public House down Trinity Hill Road. Continue along Trinity Hill Road to the T junction with the A3052 and turn right. The Rousdon estate will the found after approximately 0.6 miles on the left handside just after the Rousdon Bakery and Peek Hall both on the right. The entrance to The Retreat will be found by following the drive through trees, along a right hand bend, a further straight and then a left hand bend. The gates for The Retreat will be seen on the right leading directly off the main drive just beyond a small right hand turning.
