The proposed site is located in Augusta, Georgia with over 62.05 acres of land and is owned by a company called Cardinal Regency Malls LLC, located in Mattituck, New York. Regency Mal was known as the first enclosed regional mal in Augusta. It opened for business in 1978 with over 90 stores and three anchor stores: Montgomery WaWard, Belk, and J.B. White.

The building had two levels and a movie theatre adjacent to the actual building. Since the city of Augusta was divided into four parts by household family income, the planners failed to realize was they failed to incorporate and accomodate for the area that they were in. Southern areas of the city were deemed to have middlemiddle to moderate income levels where as to the West and Central had the higher household income brackets. The stores that were placed in the mall however, were more suited for the higher income families, which was not considered at the time.

Today many shoping centers and mall have steadily declined physically and financially due to demographics. Over the years, malls decline financially primarily because of location. When a new mall in Augusta emerged, It was placed in a growing and thriving area. As the mall we know today as the Augusta Mall grew, Unfortunately the Regency Mall filed for bankruptcy two times within five years. The owner also was dealing with lawsuits from tenants reguarding the building safety hazards. As I have interviewed city officials about future plans with the desserted building, They wanted to demolish, and make it into a central city reservoir. While the city has not yet made a full agreement of what the building could be, this gave me a chance to propose the area to be a mixed use building to where people of all ages could benefit from. From new jobs to extra curriculars, Augusta has always been a city that embraced culture and fine arts, with well known artists such as Jesse Norman, Wyclef Gordan, and Russel Brown were born and raised in the city. In 2010, The city wanted to stop funding these fine arts programs where people could learn to act, sing, dance, and play. With the existing building with over 80,000 square feet, I wanted to come up with an idea to upgrade the building, but expand horizons for the community with urban revitilization.

Here I have shown two wall sections in depth based on two typical wall types. “Wall Section A” is a typical store front window construction with spider jointed windows, and go more further in depth with the transition from roof to wall. In

“Wall Section B” , Wood panel construction along with halong with how the panels are placed in

“Wall Section 1B”.

This window system Ive created was something a little bit outside the box, and can assist in cooling the bulding during the warmer season climate.

GREEN SYSTEM DIAGRAMSince the building is placed near a 100-year flood line, it is imparative to have protective measures to help prevent future flooding around the boroughs. Installing curbside

gardens may be a small step, but it will help prevent the water from ovover flowing sewers during storms.

Today, many millinnial children also known as children who are born in the 2000’s and above, are making unsatisfactory scores in reading and writing standardized testing. With the new age of technology, many children do not read regular hard back books anymore. In this project, I have came up with a solution to not only make it fun for people of all ages, but design something that will accomodate the new technology children can learn from. This portable library will come equipped with tablets, computers, and an interactive roof garden along with seating at different levels. It can travel to just about... ANYWHERE!

This edge is mostly used as a waiting area for informal transport vehicles, such as mini buses, which are know in South Africa as “Taxis” or “combis”. This industry is organized through the Taxi Associations, but remains unregulated in terms of pick-up and drop off location points in the city. The taxis are parked on both sides of the ststreet, and as they wait, many of them are being washed by drivers. This activity results in the streets becoming flooded with water. Although it is unclear as to where the water was being sourced, but the local vendors on the sidewalks were affected. The trade stands on the sidewalks were places of trade offering goods, food, and business such as shoe repair. These activities hug the edges around the main cemetary entrance. The buildings that are needed needed to be preserved on different edges will be addressed by student teams working together. The building proposed will be a three storey with the first floor becoming a recycle center, and the remaining floors will become single residential housing.

The design challenge was to accomodate the trianglular site, along with the presereved nearby buildings. We were only able to work with almost 35-40% of the site. The intent of our design was to increase walkablility for the residents and vistors and also continue the cultural aspect of the area. We were instructed toto design studio layouts for our site in particular to stay within the property lines with a 10 ft set back.

With the built structure on the far end of the corner, We have an area for people to gather and sell thier goods. The exterior open garden space for people to gather and enjoy the park could help relieve some pressure within the street corners to allow a better flow of pedestrian traffic.

To isolate the residents from the main streets at the corner, We came up with an exterior garden above the recycling center.
